How to use this, and in what order

Almost every Anglo buyer we speak to chooses a community first and a property second, then discovers the commute. Doing it the other way round is cheaper.

01First

Drive it at 8am on a Tuesday

Not at eleven on a Sunday, and not on a map. The difference between a 25-minute and a 55-minute commute from the same town is the direction of Highway 4 and the hour you leave.

02Second

Ask what the school run looks like

Which schools, in which language, with what waiting list, and how the children get there. This settles more moves than the apartment does.

03Third

Sit in the shul or the community centre

Religious character varies street by street, not town by town, and no page can tell you whether you will be comfortable. An hour on the ground can.

04Only then

Look at the price per metre

By the time the number matters you should already know which two or three places you could live in. A metre price cannot rank communities you would never move to.

Tell us the shortlist, not the address

Write with the two or three communities you are genuinely weighing, your budget as a range, when you want keys, and anything fixed — rooms, mamad, a particular school. We will tell you what the register holds where it holds anything, and say so where it does not.

Community descriptions on this page are qualitative and editorial: character, commute and the presence of English-speaking institutions. They are not measurements, and reasonable people who live in these places will disagree with some of them. Commute bands are typical door-to-door driving times in normal traffic and vary widely by exact address, hour and route — drive it yourself before you rely on it.

Religious character varies street by street within every community listed here, and the labels used are a starting point for a visit, not a description of any particular street. Prices are published only for the communities inside this index’s coverage area; no figure is given for the others because this site holds no registered-sale series for them.
