Every Area Brief starts from the sales recorded with the Israel Tax Authority, then sets out what is on the market, what a three- or four-room really costs, the purchase tax you would pay as an oleh, a resident or a non-resident, what rents run at, and the local traps that agents and landlords rarely mention. How to read the cards. The price is per square metre, from registered sales. How many sales and over what period differs from area to area, so it is printed on every card. Tel Aviv uses the best figure available for each neighbourhood, Jerusalem the 2025 median, and the cities the median of every sale since January 2023. Rents are asking rents. Yield is a year's three-room rent against a 70 sqm three-room at the local rate, before any costs. None of it is a valuation or legal advice.
