The Bank of Israel cut its benchmark rate to 3.5 per cent in July 2026, its third reduction of the year, with prime at 5 per cent.

How much can I borrow?
Up to 75 per cent for a sole or first home, 70 per cent for a replacement, and 50 per cent for an investment property or as a non-resident, with repayments capped at 50 per cent of income.

Why do people say renting is cheap in Israel?
Because gross residential yields in much of the centre are in the low single digits. The case for buying rests on capital growth and security of tenure rather than monthly arithmetic.

How am I protected buying off plan?
Through the Sale Law framework: the developer may take only a limited proportion of the price before providing security, normally a bank guarantee in your own name released as construction advances.

Is arnona based on property value?
No. It is charged on measured area and classification, which is why an old apartment in a cheap area can carry a higher bill than a new one in an expensive area.

Who pays, the landlord or the tenant?
Liability follows occupation, so the tenant in possession normally pays. Register the account on moving in and close it on moving out.

Why do I need two internet contracts?

What is a takanon?

What is a merkaz klita?
A subsidised absorption centre with ulpan and support attached. Availability is limited and location is generally not the resident's choice.

Can I open one before making aliyah?
A non-resident account is possible, slower, and declined by some banks. Start it months ahead if you intend to buy before arriving.

Yes. Fee schedules are published and account management and transaction charges are routinely negotiated, particularly on oleh terms.

What are oleh banking terms?
A package of reduced or waived fees for a period, granted on request rather than automatically. Ask explicitly and bring the teudat oleh.

Do my statements matter for a mortgage?
Considerably. Lenders read twelve months of statements alongside payslips, and unexplained transfers or persistent overdrafts show.

How much cash can I bring into Israel?
There is no limit, but cash and bearer instruments above ₪50,000 must be declared at an air or sea port, and above roughly ₪12,000 at a land border.

Is there a special allowance for new immigrants?

What will the bank ask about a large transfer?

Is bringing capital in taxable?
No. Income is taxable. The ten-year exemption covers foreign-source income, but those becoming resident from 2026 must still report it annually.

Why is my bank's transfer more expensive if there is no fee?
Because the cost is in the spread between the interbank rate and the rate you are given. Compare on the shekels that arrive, not on the advertised fee.

Should I use a currency broker?
On large sums, generally yes — the rate difference runs to thousands. Check the regulator's register in the sending country first.

What is a forward contract and do I need one?
It fixes the rate for a future payment. For off-plan purchases paying in instalments over years, it converts a large unhedged position into a known number.

Never act on bank details that arrive by email. Confirm by telephone on a number you sourced independently, every time.

Can I get money back out of Israel?

Do I need to keep an Israeli phone number?
Yes. Banking, tax and municipal services authenticate by SMS to an Israeli number, and cancelling the line locks you out of all of them at once.

Why did my account get frozen?
Periodic re-verification. A non-resident account with little activity and occasional large transfers is a common trigger, and the letter goes to your registered address.

Will a power of attorney from my own country work?
Often not. Have it drafted by the Israeli lawyer who will use it, naming specific acts, and confirm the form with the bank before signing.

What should be on standing order?
Arnona, utilities, vaad bayit, insurance and any mortgage. Arrears accrue interest and block a future sale.

Is my Israeli rental income covered by the ten-year exemption?
No. It is Israeli-source, and the 2026 exemption covers active income only, not rent.

How do Israeli credit cards work?
A regular card debits the full balance on a fixed monthly date rather than revolving, which is closer to a charge card. Revolving facilities exist separately and are expensive.

What are tashlumim?
Interest-free instalment payments offered by most retailers. Useful, and easy to accumulate to the point where the aggregate outflow reduces your borrowing capacity.

Is being overdrawn a problem?
Not in itself — it is a normal negotiated facility. Exceeding the agreed limit is where it becomes expensive and starts to affect your record.

What hurts a mortgage application most?
Returned payments, a persistent deep overdraft, unexplained transfers, and consumer loans taken to fund the deposit.

The statutory average wage is ₪14,344 a month, but the median is ₪10,586 — the median is the more useful anchor.

What are credit points worth?

How long do oleh credit points last?
They taper — broadly three points for the first eighteen months, two for the next year, then one. Net pay falls year on year at an unchanged salary.

What net income does a single person need?

Why are cars so expensive?
Heavy purchase and import taxes. A basic new compact runs ₪177,000 to ₪180,000, which makes running one fewer car the largest avoidable saving for many households.

Do I have to close my ISA?
Not necessarily, but it stops being tax-privileged from an Israeli perspective and you cannot subscribe further once non-UK resident. Many platforms also decline to serve Israeli-resident clients, which forces the issue.

Is there quarantine for pets in Israel?
No, provided the animal fully complies with the import conditions — microchip, valid rabies vaccination, titer test where required, health certificate and notification.

What is the most common mistake?
Vaccinating before microchipping. The chip must be implanted before or on the same date as the rabies vaccination, or the sequence restarts.

Do pets from the UK need a titer test?
Israel classifies the UK and Ireland among its rabies-free countries, which carry different and lighter vaccination requirements. Confirm your own position with the veterinary services.

Do I need an import permit?
