Buchman is where Modi'in's English-speaking community first put down roots, and it still behaves like a heartland. The flats are roomy, the shuls are within walking distance and the prices reflect all of that. This guide explains what the name actually covers, what the money buys and where the catches are.
Where it is
Modi'in sits halfway between Tel Aviv and Jerusalem, just off Route 443. Buchman lies within the main body of the city, a short drive from the city centre and its rail station.
The name needs unpacking. In 2014 the municipality replaced the old architect-based names with new ones. Northern Buchman became HaShvatim, and southern Buchman became Moriah.
Shimshoni, which buyers often lump in with Buchman, is a separate area. It is now officially HaNevi'im and HaMeginim. Estate agents and English speakers still use all the old names, sometimes loosely, so always ask which streets a listing is actually on.

How Buchman became the Anglo address
Modi'in was planned from scratch in the 1990s, and its early districts carried the names of the architects who designed them. Buchman was one of the earlier family districts to fill.
English speakers arrived early and in numbers. Shuls followed families, schools followed shuls, and a self-reinforcing community formed. A 2026 community guide from ESRA calls Buchman the traditional heart of the Anglo community and says English speakers reach close to 40% in some pockets.
Street names tell you where you are. In HaShvatim they are named after the tribes of Israel: Reuven, Yehuda, Naftali, Yosef and Shivtei Yisrael itself.
What it is actually like today
Buchman is a finished neighbourhood. There are no cranes on every corner and the trees have had time to grow. That maturity is much of what buyers pay for.
The housing is mostly four- to six-room flats in mid-rise blocks, with garden flats and duplexes at the top of the range. Units tend to be larger than in newer Israeli stock. Many have balconies that families use as a second living room.
Shabbat has a visible rhythm. Streets fill with families walking to shul, and English is heard constantly. For a newly arrived family that lowers the temperature of aliyah considerably.
The flip side is that Buchman is suburban in the fullest sense. Most errands need a car or a bus. Evenings are quiet, and there is little nightlife to speak of.
Schools are a major draw. The state-religious Shivtei Yisrael primary school carries the neighbourhood's name. Families should still check catchments street by street, because allocation is set by the municipality and can change.
The big issue: paying heartland prices in a cooling city
Buchman's median in HaShvatim is ₪4,612,500, against a city median of ₪3,108,000. That is a premium of nearly 50% on headline price. Part of it is size, but the ₪/m² premium is still about 14%.
The wider Modi'in market has turned. In May 2026, Bizportal reported that after a decade of steep rises, some neighbourhoods were seeing price falls, more stock and longer sale times. It said some second-hand flats in Moreshet had been re-priced down by 10–15%, while older central districts held up better.
Buchman sits in the "older, stable" group in that account. That is reassuring for sellers but less so for buyers who hoped to catch a dip. Discounts here are more likely to be modest and negotiated than dramatic.
HaShvatim's registered sample is 68 deals over three and a half years. That is enough for a reliable median, but it also shows how thin supply is. Good flats on the favoured streets rarely wait long.
The commute and the renewal question
Modi'in Centre station has direct trains to Tel Aviv and, on current timetables, to Jerusalem Yitzhak Navon. ESRA puts both journeys at about 30 minutes. You still need to get from Buchman to the station, usually by bus or car.
By road, Route 443 is the fastest way to Jerusalem. It runs partly beyond the Green Line, with a checkpoint on the approach to the capital. Some residents prefer Route 1 via Route 431 for that reason, or at rush hour.
Urban renewal is not yet a live factor here. Buchman's blocks are young by Israeli standards. TAMA 38 has now expired in most of the country, and pinui-binui economics rarely work on buildings this new. Do not price in a renewal upside.
New supply elsewhere is the bigger factor. Moreshet is still filling up and pulling in young families and olim. On 1 July 2026 the Central District planning committee deposited a plan for HaMa'ayanot, a new quarter of about 3,575 homes beside HaKramim.
That plan mixes six- to eight-storey blocks with two 25-storey towers. Deposit is not approval, and building will take years. But it signals that Modi'in will keep adding family housing, which caps how far older districts can outrun the market.
For Buchman, new supply cuts both ways. It gives buyers alternatives and limits price growth. It also keeps the established Anglo core scarce, because new districts cannot quickly recreate decades of community.
Who lives here
Buchman is predominantly families with school-age children. Many are national-religious, but the area is not uniform, and traditional and secular households live alongside them.
The Anglo population includes both recent olim and people who came twenty years ago. That second group is now selling, downsizing or helping children buy nearby. It gives the neighbourhood an unusually deep bench of English-speaking professionals and volunteers.
The city also has Anglo-founded communities such as Kehillat Ahavat Yisrael, and Nefesh B'Nefesh treats Modi'in as a core destination. Ask any shul you are considering where its members actually live before you commit to a street.
Renters form a smaller share than in the newer districts. Long-term lets do come up, often from families on sabbatical or relocating within Israel. Many olim rent in Buchman for a year before buying, which is sensible if you can find the right flat.
Expect competition for rentals near the main shuls in the summer before the school year. Landlords here often prefer long leases and families they can meet in person.
Prices and what you get
Buchman is one of the more expensive family districts in Modi'in, and the data confirm it.

Roughly ₪3.5m to ₪4m buys a four- or five-room flat of about 110 m². Garden flats and duplexes start around ₪6m and rise quickly. For the same budget, HaNevi'im next door offers more space at about ₪29,000/m².
At the HaShvatim median, purchase tax works out as follows. A single-home buyer pays about ₪126,000. An oleh within the Reg 12A window pays about ₪13,000. A foreign resident or additional-home buyer pays about ₪369,000.
The honest risk is that you pay the top of a softening market. If Modi'in keeps cooling, a premium street will likely fall less than the city average. It is unlikely to rise while the rest falls.
Buying here: what to check before you sign
The exact neighbourhood and street.Confirm whether the flat is in HaShvatim, Moriah, HaNevi'im or HaMeginim. Prices, schools and shul walking distances all change at the boundary.
Registration and title.Much of Modi'in is on Israel Land Authority leasehold. Pull the Tabu extract, or the developer or housing-company record if the building is not yet parcelled. Check for liens, caveats and any mismatch between the registered and the actual unit.
Unauthorised works.Enclosed balconies, converted storerooms and added roof rooms are common. Check the permit file at the municipal engineering department against what you are buying. A bank valuer may exclude unpermitted space from the value.
Purchase tax status.Olim should confirm they fall within the Reg 12A window, from one year before to seven years after aliyah. The oleh rate is 0.5% above ₪1,978,745 up to ₪6,055,070. The relief is claimed on the self-assessment, so get it right at filing.
Mortgage limits.Under Directive 329, banks lend up to 75% for a single dwelling, 70% for a replacement and 50% for an additional home. Non-residents are often quoted 50% as a matter of bank policy, not law. The Bank of Israel rate has been 3.5% since 6 July 2026, with prime at 5%.
Mamad and building condition.Most Buchman buildings post-date the 1992 requirement for a protected room, but verify it. Ask the house committee (va'ad bayit) about lifts, roofs, water ingress and any planned special levies.
Vacancy date and chain.Many sellers are local families buying elsewhere in Modi'in. Tie your contract dates and penalties to their onward purchase, so a delay on their side does not become yours.

- Anyone wanting a car-free, urban lifestyle
- Investors seeking yield or a renewal upside
- Secular buyers who want a less religious street culture
The verdict
Buchman earns its reputation. It is green, finished and full of families, and it offers a genuinely English-friendly community without isolating children from Israeli life. Few places in Israel make the first year of aliyah this manageable.
You pay for it, though. The HaShvatim premium is real, stock is thin and the wider Modi'in market has softened. A buyer who stretches to get in should plan to stay for years, not flip.
If community is your priority and the budget allows, Buchman is still the safest bet in Modi'in. If price matters more than postcode, look next door first.
