Rainbow, Sde Dov: What the Resort-Style Premium Really Costs.
From the Tel Aviv Property Index
Rainbow is Israel Canada's 459-home project in the Eshkol compound of Sde Dov, sold as a "residential resort" with hotel-style shared facilities rather than a hotel. Buyers have paid on average about ₪81,800 per m², roughly 46% above the registered-sales median for the district. This page asks how much of that is the amenity package, and whether it is worth paying for.
What Rainbow actually is
Israel Canada won the plot in a 2021 Israel Land Authority tender for about ₪1.25 billion, covering about 8.65 dunams. The project is six low-rise "boutique" buildings and one tower of 38–39 floors (reports differ), set around a landscaped lagoon. The company's figures give 459 homes (earlier reports said 480) and about 2,000 m² of commercial space.
It is not a hotel and it is not hotel-branded. No hotel operator is attached, and no rental pool has been announced. What the developer sells is a hotel-like lifestyle. At launch in July 2023, Bizportal reportedly described about 2,000 m² of "hotel living" space under the complex: spa rooms, a gym, a business lounge, a boardroom and two swimming pools.
We found no published link between Rainbow and any hotel operator, including any hotel business of the developer, so do not assume one.
Delivery: at launch the company reportedly committed to deliver within 5.5 years. Globes reported in October 2024 that occupancy was expected about four and a half years later, so roughly 2029; an October 2025 report put completion about three to four years away. Only the date in your own contract counts.
The price: how big is the premium?
Rainbow has one of the most detailed public price records in Sde Dov, because Israel Canada is listed and reports every quarter.
| Measure | ₪ per m² | vs area median (₪56,051) |
|---|---|---|
| Launch guidance, July 2023 | 70,000–80,000 | +25% to +43% |
| Average since launch, to Q1 2026 | 81,782 | +45.9% |
| Q1 2026 sales (4 units) | 85,669 | +52.8% |
| Record reported unit (134 m², Oct 2024) | 96,000 | +71.3% |
Working: 81,782 ÷ 56,051 = 1.459, so a 45.9% premium. The same method gives the other rows.
For context, Psagot Sigma's April 2026 review of 2025 reports put a nearby project, Zohi Tel Aviv, at about ₪63,400 per m², though that figure reflects an early pre-sale to a closed group. On that comparison Rainbow costs about 29% more.
Two cautions. First, the district median is built from the same young market. It may include early-phase and discounted deals, and Rainbow's own deals may be in it. Second, the premium is not all amenities. Rainbow homes are large: Globes reported in October 2024 that 211 units had sold for about ₪1.9 billion, about ₪9 million a unit. Floor, sea view and unit mix drive much of the gap.
So the honest answer is this. You are paying roughly 30–50% over the district for Rainbow, and only part of that buys the pools and spa. The rest is position in the compound, sea views and Israel Canada's pricing power.
How the "hotel living" model works in practice
Shared resort facilities are not free. They are paid for through building-management fees (dmei nihul), on top of arnona and utilities.
- Who manages. In a new Israeli tower, the developer usually appoints the first management company. Its contract and the fee formula are set in the sale documents and the condominium bylaws (takanon).
- What fees buy. Typically lobby staff, cleaning, lifts, gardens, insurance of common parts and a reserve. At Rainbow they will also fund pools, a spa and a lagoon. Those are expensive to run.
- What you can't see yet. No fee level has been published for Rainbow that we could verify. Ask for a projected monthly fee per m² in writing, and what it excludes.
- No income share. With no rental pool, owners receive nothing back from the facilities. If you let the flat, it is an ordinary residential let, and you pay the fees out of the rent.
The risk people underprice is fee drift. A water feature and two pools in a coastal climate cost more every year. Once the developer has sold out, owners carry that cost alone.
The legal checks
Rainbow is a residential project, which makes it simpler than a true hotel-zoned scheme. Check it anyway.
- Zoning and permit. Confirm in the building permit that your unit is designated residential (megurim), and that the facilities are common property, not a separate commercial unit the developer keeps and charges for.
- Payment security. Every payment above 7% must be secured under s.2 Sale (Apartments) (Assurance of Investments) Law 5735-1974, usually by a bank guarantee. Launch terms were reportedly 7% on signing and 13% at the building permit; check your own payment schedule.
- Indexation. Only the first 20% of the price is unlinked. At most half of each later payment may be index-linked. On ₪8 million and a long build, that is real money.
- Delay compensation. For contracts from 7 July 2022, s.5A Sale (Apartments) Law 5733-1973 (after Amendment 9) sets the delay ladder. Read how the contract defines delivery.
- Condominium order. Under s.6 of the Sale (Apartments) Law, the developer must act to register the condominium within a set time after delivery or the parcellation. Until then you hold contract rights and a warning note, not registered title.

Resale liquidity
Rainbow has a resale problem that most buyers miss: its own developer. By Q1 2026 about 40% of homes were still unsold, and Israel Canada was selling slowly, four units in that quarter. Anyone who wants to flip before delivery competes with the developer's stock and its payment terms.
After delivery, thousands of new homes will reach the district within a few years. Rainbow's amenities may help it stand out. But resale buyers will be comparing it with towers that cost a third less per m². The premium has to be earned again on resale; it is not locked in.
Headline sales to well-known buyers attract press coverage. They do not tell you the price a stranger will pay you in 2031.
Tax: one worked example
At ₪8.6 million, roughly the average unit price implied by the company's figures (about 275 units for about ₪2.4 billion, Bizportal, May 2026), 2026 purchase tax is:
| Buyer | Purchase tax |
|---|---|
| Single home | about ₪401,900 |
| Oleh within the Reg 12A window | about ₪224,000 |
| Foreign resident or additional home | about ₪738,900 |
The oleh relief stops at ₪6,055,070. Above that, an oleh pays 8% like anyone else. Large Rainbow units sit well above it.
On finance, Directive 329 caps lending at 75% for a single home and 50% for an additional one. See mortgages for non-residents.
Who it suits
Rainbow suits buyers who want a large new home near the beach and will use the pools, spa and lounge. It also suits buyers who value a listed developer with published sales data.
It suits investors less well. There is no rental programme, fees will be high, and rents in the district will face years of new supply. It is also hard to justify if you would rarely use the facilities: you pay for them in the price and again every month.
Before you act: what to check
The fee schedule.Get the projected management fee in writing, and the management company's contract term and exit terms.
Common property.Confirm the pools, spa and lounge are registered common property, not a developer-owned unit that charges owners.
Your unit's designation.Check the permit shows your unit as residential.
Price against the comparables.Compare your quoted ₪/m² with Rainbow's published averages and with nearby projects, floor for floor. Our area brief shows the registered deals.
Guarantees and indexation.Make sure every payment above 7% is secured, and model the indexation cost to delivery.
Environmental questions.2026 reports referred to possible soil-contamination findings in the northern part of the Sde Dov complex. Ask the developer what testing covers your plot.
Delivery and delay terms.Read the delivery date and the s.5A compensation clause before you sign.
Questions people ask
Is Rainbow a hotel residence?
No. It is a residential project with hotel-style shared facilities. We found no hotel operator, no hotel brand and no rental pool.
Why is it so much more expensive than the Sde Dov median?
Partly the facilities, but mostly large units, sea views, floor and the developer's pricing power. The median also includes cheaper early and lower-floor deals elsewhere in the district.
Can I rent it out?
Yes, as an ordinary residential let, subject to the bylaws. Expect fees to cut net yield. See rental income tax.
When will it be ready?
Reports point to around 2029. The date in your contract and the s.5A ladder are what protect you.
The bottom line
Rainbow is a well-located, well-documented project with real amenities. But buyers have paid roughly 46% above the district median, and only part of that buys the resort features. The rest will be paid back again through management fees for as long as you own it.
