Kiryat Ono is a small, well-run, family-oriented city on Tel Aviv's eastern edge, with good schools, parks and prices below Ra'anana or Givatayim. What its reputation leaves out is the traffic, the years of construction that urban renewal brings, and the fact that it has no large organised Anglo community.
Where it is
Kiryat Ono sits about 10 km east of central Tel Aviv, in the Ono Valley. Ramat Gan and Bar-Ilan University lie to the west, Or Yehuda to the south, and Yehud and Ganei Tikva to the east. The Sheba Medical Centre at Tel HaShomer is a few minutes away.
The city is compact. Most neighbourhoods are within a short drive or a long walk of the centre, and many families cycle to school.
Road access is through Routes 461 and 471 and nearby Highway 4. On paper Tel Aviv is close. At rush hour the journey is often slow.
Background: from moshava to renewal city
Kiryat Ono began in the late 1930s as a small agricultural settlement. It grew after 1948, first with modest housing for new immigrants and then with the tree-lined, low-rise streets that defined it for decades.
By the 2000s it had become a sought-after family town. It combined a village feel with a location next to Ramat Gan, and its municipal services built a strong reputation among Israeli parents.
Newer neighbourhoods on the edges, such as Psagat Ono, added towers and larger flats. Today the story is renewal: replacing ageing blocks with new, denser buildings.
What it is actually like today
Kiryat Ono feels orderly and suburban. There are many parks, community centres and sports facilities, and streets are generally clean and well kept.
Family life is the focus. Afternoons fill with clubs, sports and youth movements. Parents rate the city's education system highly, and school quality is one of the main reasons Israelis move here.
The Ono Academic College has its main campus in the city. It brings students, some rental demand and a little extra life to the centre, but Kiryat Ono is not a student town.
Nightlife is limited. Residents go to Ramat Gan, Tel Aviv or the malls nearby for dining out.
Urban renewal: the opportunity and the cost
Urban renewal is the defining issue. The municipality lists 17 approved renewal plans, 13 of them pinui-binui (evacuate and rebuild) and four demolition-and-reconstruction plans. They cover areas including Levi Eshkol, Shaul HaMelech, Shlomo HaMelech and Bar Yehuda streets.
For owners of older flats, renewal can mean a new, larger apartment with a mamad, lift and parking at no direct cost. For the city, it means more homes and more residents.
The cost is time and disruption. Projects can take many years from signature to keys. While work continues, streets carry noise, dust, heavy vehicles and diverted traffic.
TAMA 38 expired in most of the country on 18 May 2026. Only projects with a valid permit continue under it. New projects now proceed through pinui-binui or the Shaked Alternative under Amendments 136 and 139 of the Planning and Building Law.
Traffic and transport
Traffic is Kiryat Ono's most common complaint. Its roads feed into routes shared with Ramat Gan, Or Yehuda and Yehud, and the junctions around Routes 461 and 471 are frequently congested.
As renewal adds thousands of residents, the pressure will grow before it eases. Local reports describe continuing building, rising prices and worsening jams in parts of the city.
The long-term answer is rail. Works have begun on light-rail infrastructure in Kiryat Ono, as part of the metropolitan network. Buyers should treat opening dates cautiously and not count on it for the next few years.
Who lives here
Most residents are Israeli families, mainly secular or traditional. Many parents work in Tel Aviv, Ramat Gan's diamond district and business towers, the airport area or the nearby hospitals and universities.
There is a visible religious community. The city has many synagogues, a garin torani (a religious community-building group), and a Reform congregation, so a range of practice is represented.
We could not verify a large, organised English-speaking community of the kind found in Ra'anana or Modi'in. There are English-speaking families, and some olim choose Kiryat Ono for its schools and location. But expect to live, and school your children, in Hebrew.
Prices and what you get
Kiryat Ono is cheaper per square metre than Tel Aviv, Givatayim or Ra'anana, though no longer a bargain. Prices vary little between neighbourhoods, with newer and quieter areas at the top.

At the city median, around ₪3.25 million typically buys a four-room flat of about 100 m². In older blocks you may get more space for the money but no lift or mamad. In new renewal buildings you get modern specification but a smaller flat for the price.
On a ₪3,250,000 purchase, purchase tax is about ₪58,038 for a single home and about ₪6,356 for an oleh under Reg 12A. A foreign resident or additional-home buyer pays ₪260,000.
The honest risk is buying at the wrong point in a renewal cycle. A flat bought on the promise of renewal may wait years. A new flat may sit next to a building site for just as long.
Buying here: what to check before you sign
Renewal status of the building.Ask whether the building is in a pinui-binui or reconstruction plan, and at what stage: signatures, approved plan, permit or construction. Check the developer's agreement and whether any owners refuse. Refusing owners are dealt with under the Urban Renewal (Evacuation and Construction) (Compensation) Law 5766-2006.
Neighbouring projects.Check approved plans and permits for surrounding plots. A quiet street today can become a building site. The municipal planning database and the local committee's decisions are the place to look.
TAMA 38 claims.If a seller promises a TAMA 38 addition, confirm there is a valid permit. Since 18 May 2026, projects without one must go through the Shaked Alternative or pinui-binui, which changes the timetable and the economics.
Title and registration.Pull the Tabu extract and check whether the building is registered as a condominium under chapter 6 of the Land Law 5729-1969. New buildings are often registered years after occupation, so check the developer's undertaking to register.
Off-plan guarantees.For new-build and renewal flats bought from a developer, insist on a bank guarantee for payments above 7% under s.2 of the Sale (Apartments) (Assurance of Investments) Law 5735-1974. Check delay compensation under s.5A of the Sale (Apartments) Law 5733-1973, on the post-Amendment 9 ladder for contracts from 7 July 2022.
Index linkage.On off-plan contracts, the first 20% of the price must be unlinked, and at most 50% of each later payment may be linked to the construction index. Model the likely linkage cost before comparing prices.
Finance and tax.Directive 329 caps LTV at 75% for a single home, 70% for a replacement and 50% for an additional home. Olim within the Reg 12A window pay 0.5% purchase tax between ₪1,978,745 and ₪6,055,070. Confirm your status before you sign.

The verdict
Kiryat Ono is a genuinely good place to bring up children. It is safe, green and well run, with a strong school reputation and a location that keeps Tel Aviv within reach.
Its problems are growing ones. Renewal is bringing better homes, but also construction and congestion, and the transport fix is still years away.
