Nachalat Yitzhak, Tel Aviv. נחלת יצחק

The Honest Guide from the Tel Aviv Property Index

Nachalat Yitzhak is a small, quiet pocket of 1960s and 70s blocks east of the Ayalon, a short walk from Azrieli and HaShalom station. Its core still feels like a neighbourhood, but a ring of residential and office towers is going up along Yigal Alon and Totzeret HaAretz. It is one of the cheaper ways to live beside the city's main business district. It suits commuters and families who want space for the money. It does not suit anyone who wants to avoid a decade of cranes.

01

Where it is

Nachalat Yitzhak sits on the east bank of the Ayalon, cut off from central Tel Aviv by the highway. Derech HaShalom is the southern edge, and Nahal and Aliyat HaNoar streets run along the north and east. Givatayim is next door to the east.

The Yigal Alon business strip lies along the west side, and the Azrieli and Sarona offices are a short walk away. For many residents that is the point: they walk to work.

HaShalom railway station is at the south-west corner and walkable from most of the neighbourhood. The Red Line stations on Begin Road, Yehudit and Shaul HaMelech, are a ten- to twenty-minute walk across the Ayalon bridges. The Purple Line is expected in 2028 along HaShalom Road. Buses run on Yigal Alon, Aliyat HaNoar and Derech HaShalom.

02

From Kovno farm plots to the tower ring

Nachalat Yitzhak was founded in 1925 by Jews from Kaunas, or Kovno, in Lithuania. They named it after Rabbi Yitzhak Elchanan Spektor, the chief rabbi of Kovno. It was built on the edge of the German Templer colony of Sarona, next to Borochov, Givatayim's first neighbourhood. In 1931 it had 36 houses and 134 residents.

It began as farmland, and factories followed: a dairy, flour mills and the Yitzhar oil factory, where the Tel Aviv Towers now stand. For years it had no municipal status and was neglected. In November 1938 heavy rain destroyed the only bridge to Tel Aviv. About 550 dunams were annexed to Tel Aviv in 1946.

In 1956 about 90% of residents petitioned to join Givatayim instead. A 1958 order moved it, but the High Court overturned it that October, because opponents had not been heard. It stayed in Tel Aviv. The old industrial land along its western side is now the tower strip.

03

What it is actually like today

The core is quiet and community-minded. Most homes are in 1960s and 70s blocks of three to nine floors on calm streets. About 40% of flats were three-room in 2019, and about 60% were owner-occupied. The neighbourhood cemetery is closed to new burials.

The edges are a building site. Towers are rising along Totzeret HaAretz and Yigal Alon, and cranes, dust and road closures are expected there for most of the next decade. Flats facing the Ayalon or Derech HaShalom need good double glazing.

Services have not kept up. Thousands of new tower residents share one municipal primary school and a few small shops. There are several kindergartens, four playgrounds and a country club, and the city says a 2,400 sqm community centre will be finished by August 2027 after years of delay. Residents are least happy with parks, parking and things to do.

Do not assume a mamad, a lift or a parking space in the older blocks. Check each in the contract. The new towers usually have all three, but they come with service charges for lobbies, gyms and security that can reach hundreds or even thousands of shekels a month.

04

Renewal: the plans for Nachalat Yitzhak

The change is happening on the business-district side. The two &EAST towers on Totzeret HaAretz, of 40 and 33 floors, were occupied from July 2025. A 76-floor Totzeret HaAretz tower was due in 2026. The Terra complex, with up to 718 homes including 57 affordable rentals, had its design approved on 2 September 2026, with permits still pending. Bizportal cites 528 homes on the former Israel Military Industries site, Taas HaShalom.

In the older core, renewal will be slower and building by building. Tel Aviv stopped approving new TAMA 38 applications after 30 August 2024 and is moving to its own city plan, TA/5555. The national scheme expired in most of the country on 18 May 2026. The existing three- to nine-floor blocks are expected to be renewed at around ten floors. In April 2026 the city was asking owners to give up parking for renewal.

Some deals have stalled. Azorim's combination deal on Chafetz Chaim and Nachalat Yitzhak 22–36, for about 120 to 140 homes, has no confirmed current status. The Purple Line on HaShalom Road, due in 2028, is the transport change to watch.

05

Who lives here

Residents are mostly secular young families, empty-nesters and professionals. Many work in the offices across the road at Azrieli, Sarona and Yigal Alon. In 2019 the area scored 7 out of 10 on the socio-economic index, and it was mostly long-term residents rather than newcomers.

The towers are bringing in newer arrivals, many of them tech workers. In 2019, before most of them were finished, about 60% of homes were owner-occupied.

The English-speaking presence is small. We found no English-speaking synagogue, community group or olim cluster here. Most English speakers are individual hi-tech workers living in the new towers. There are no English-language schools locally.

At ₪49,067 per sqm, Nachalat Yitzhak is 20th of the 39 Tel Aviv neighbourhoods we track, about 5% below the city median. A 70 sqm three-room flat works out at about ₪3.43m, and a 100 sqm four-room at about ₪4.91m. That is nearly ₪600,000 less than a three-room in Montefiore, across the Ayalon.

The trend is up over ten years but flat lately. The figure was about ₪29,000 in 2016, ₪43,750 in 2023, ₪46,500 in 2024 and ₪44,371 in 2025. A rolling September 2026 reading is ₪47,200. Sales ranged from ₪32,762 to ₪54,684 per sqm. Tower flats on Totzeret HaAretz 5 sold at ₪43,220 to ₪52,333, and an older three-room on Arvei Nahal at ₪42,222. The &EAST developer's average fell from ₪45,523 in 2023 to ₪40,978 in 2025, so developer discounts can undercut resale.

A three-room flat asks about ₪8,800 a month, below the city average of ₪10,123. That is a gross yield of about 3.1%, one of the better ones in central Tel Aviv. Signed rents reported by Bizportal are lower, at about ₪7,000, which brings the yield down to 2.2–2.5%.

Olim buying within seven years of aliyah pay reduced purchase tax under regulation 12A. On a ₪3.43m three-room, an oleh pays about ₪7,280, against ₪67,273 for a resident buying a sole home and ₪274,775 for a non-resident or an additional home. On a four-room at ₪4.91m, the relief is worth about ₪126,234.

Buying here: what to check before you sign

  • Which side of the cranes. Check what is planned on the plots near Yigal Alon and Totzeret HaAretz. A quiet street in the core and a flat facing the tower strip are different purchases.
  • Tower resale against developer prices. Developers have cut prices in the towers. Compare a resale tower flat with what the developer is still selling for.
  • Service charges. Ask for the tower's monthly charge and what it covers. Lobbies, gyms and security can cost hundreds or thousands of shekels a month.
  • Renewal status. TAMA 38 is over. If a block is promising renewal, ask which plan it relies on and how many owners have signed.
  • Parking registration. Check that parking and storage are registered attachments in the condominium order. The city has asked owners to give up parking for renewal.
  • Former industrial land. On former industrial plots, ask about soil contamination surveys before you buy off-plan.
  • Safe room and lift. Do not assume a mamad or lift in a 1960s or 70s block. Confirm both, and find the nearest shelter.
  • Noise and air. Flats facing the Ayalon or Derech HaShalom need double glazing. Visit at rush hour.

08

Who it suits

Works well for

  • Commuters to Azrieli, Sarona and Yigal Alon
  • Rail users who want HaShalom station on foot
  • Families who want more rooms for the money than across the Ayalon
  • Buyers who want a tower flat with a mamad and parking
  • Investors looking for a better yield in central Tel Aviv

Harder to recommend for

  • Anyone who wants to avoid years of construction
  • Buyers who want cafés and nightlife on the doorstep
  • Families who need a good choice of schools and parks nearby
  • Light sleepers on the Ayalon or Derech HaShalom side
  • English speakers looking for an Anglo community

09

The verdict

Nachalat Yitzhak is a quiet older neighbourhood with Tel Aviv's main business district on its doorstep. It costs less than Montefiore or Sarona, it rents relatively well and it has HaShalom station next door.

The honest trade-off is the building work. The towers will take most of the next decade, and schools and shops have not caught up. Buy in the core for quiet, or in a finished tower for the mamad and the parking, but price the service charge and the cranes.
