Akko is a port city of around 50,000 at the north of Haifa Bay, with a UNESCO-listed Old City and a mainline railway station. The registered median is ₪1.2m, about ₪14,565 per m², but prices vary by more than 50% between neighbourhoods. Old City tenure is complicated, and May 2021 showed that intercommunal tension can surface quickly.

The area

What you get

  • At the median, a three- or four-room flat of about 80 m² in an older block.
  • Much of the stock is 1950s–1980s blocks, some tired, with newer projects on the edges.
  • HaAgraf and Carmel B in the north record the highest prices per m², with newer five-room flats at double the median or more.
  • Kiryat Wolfson's low median reflects small, dated units.
  • Many older blocks have no in-flat mamad.

Who lives here

Roughly two-thirds Jewish and one-third Arab, Muslim and Christian. The Old City is almost entirely Arab, and the modern neighbourhoods are mostly Jewish, including long-established families of North African origin and a large Russian-speaking community. We could not verify an organised Anglo community of any size.

Getting around

The coastal railway stops in the city, with short trips to Haifa and direct trains to Tel Aviv that take well over an hour. Route 4 and Route 85 connect Akko to the rest of the Galilee.

Beware

  • Old City homes may be freehold, Israel Land Authority leases, religious-body leases or protected tenancies, and conservation rules limit alterations.
  • Cheap, older stock in weaker neighbourhoods can take a long time to sell.
  • In May 2021, rioting damaged more than a dozen Jewish-owned businesses and tension can resurface during national crises.
  • North district prices rose only 1.4% year on year in April–May 2026.
  • The planned northern coastal district of about 2,300 homes is still in the planning process and years away.

Check before you make an offer

  1. In the Old City, pull the Tabu extract and the Israel Land Authority or Amidar file to confirm exactly what the seller holds.
  2. For listed or Old City buildings, get the municipal building file and enforcement history before paying a deposit.
  3. Check the building's shelter arrangements, not just the neighbourhood's.
  4. For older blocks marketed with renewal potential, ask whether there is a valid permit, a Shaked Alternative route or a pinui-binui plan.
  5. Walk the street at night and at the weekend, and ask local schools about intake.

The verdict

Works well for

  • Buyers who want the sea and a railway station on a limited budget.
  • Commuters to Haifa, the Krayot or the northern industrial zones.
  • People drawn to history, food and a genuinely mixed city.
  • Families who can buy in the newer northern neighbourhoods and plan to stay.

Harder to recommend for

  • Families who need an established Anglo community nearby.
  • Anyone buying in the Old City without specialist legal advice on tenure.
  • Investors looking for fast capital growth.

Akko gives you a coastal city, a train line and a real sense of place for about the price of an inland town. The Old City's ownership is complicated, relations can fray, and parts of the modern city are cheap for a reason. Buy the neighbourhood, not the postcode.
