The area
What you get
- Flats in low- and mid-rise blocks from the late 1990s and 2000s, laid out by numbered quarters.
- Around ₪2m buys a 3-room resale flat in an older quarter.
- Similar money buys a much larger new-build of 5 or 6 rooms on the edge of town.
- Many ground-floor and garden flats have been extended.
- Parks between blocks and a calmer, suburban plan.
Who lives here
Mostly young Haredi families, with Litvish, Sephardi and several Hasidic communities; quarters and buildings often lean towards one group. There is a long-standing English-speaking Haredi community that is part of the wider city rather than a separate enclave.
Getting around
There is no railway station. Residents commute by bus or car via Route 444 and nearby Route 6 towards Petah Tikva and Bnei Brak, and Route 444 upgrades are planned to ease the journey.

Beware
- The New Elad expansion was held up in late 2024 when sub-plans did not match the master plan.
- Around 5,000 new homes, some sold at discounted prices, will compete with resale flats.
- Most of the city's registered deals are not assigned to a quarter, so quarter figures rest on small samples.
- Unapproved extensions in older flats can block a mortgage or a resale.
- Schools are overwhelmingly Haredi, with limited state-religious options.
Check before you make an offer
- Get a current Tabu extract or Israel Land Authority rights confirmation and check the chain of title.
- Obtain written mortgage approval in principle for the specific flat before signing.
- Compare any extension or enclosed balcony with the approved plans at the municipal engineering department.
- For New Elad, see the building permit and the permit status of the wider sub-plan.
- Ask whether the project is marketed to a specific community or carries any onward-sale restriction.
The verdict
Works well for
- Haredi families, including Anglo ones, who want more space and greenery than Bnei Brak.
- Commuters towards Petah Tikva, Bnei Brak or the Route 6 corridor.
- Buyers willing to wait for a large new-build flat in New Elad.
- Olim who want an established English-speaking Haredi network inside the Green Line.
Harder to recommend for
- Modern Orthodox, traditional or secular families.
- Buyers who need a firm move-in date on new-build.
- Anyone who wants rail access or city-centre amenities nearby.
Elad offers Haredi families space, greenery and a real Anglo network at prices Bnei Brak cannot match. The expansion has already slipped, and new supply will compete with resale. For the right family it is a sensible, spacious choice; just do not count on the calendar.
