Katamonim registers at about ₪41,846 per square metre (median of registered sales, 2025 (Tax Authority data via Dirobot)), which is number 13 of the thirty neighbourhoods in this series. At that rate a 70 sqm three-room costs about ₪2.93m and a 100 sqm four-room about ₪4.18m. A three-room asks about ₪5,700 a month and a four-room about ₪7,600, against Jerusalem averages of ₪6,603 and ₪8,595.
Katamonim in six numbers
Katamonim is one of the few central-south Jerusalem neighbourhoods where ₪/sqm is still around ₪42,000 (2025 median), roughly flat since 2024, with a large supply of new tower units arriving through pinui-binui. It suits olim buying for value or for the long term who accept construction disruption; buy old stock only after understanding its renewal status.
Renting is comparatively affordable: roughly ₪5,000–₪7,000 for an older 3–4-room walk-up, with Madlan averages of ₪5,600 (H–T) and ₪7,000 (A–V). It is a practical base for families who want to be near Old Katamon and the German Colony without their rents, but check for lifts, a mamad, and whether the building is due for demolition during your lease.
What Katamonim is
A large 1950s–1970s public-housing (shikun) neighbourhood of walk-up and long 'rakevet' blocks, now one of Jerusalem's biggest pinui-binui zones, with 20–35-storey towers replacing old blocks. Madlan rates Katamon H–T at socioeconomic 4/10 with about 6,000 housing units, roughly 41% rented, and a mixed religious population; Katamon A–V rates 6/10, described as middle-class secular and religious families. Residents rate public transport highest (4.4/5 in H–T) and parking lowest (2.3/5 in H–T). Prices sit well below neighbouring Old Katamon.
Boundaries and parts
South-west-central Jerusalem, west of Old Katamon across Palmach / Kovshei Katamon and south of the Rachel Imenu–San Simon Park area, running south-west towards Pat and the Begin highway corridor. Madlan splits it into Katamon A–V (Katamon Alef–Vav, the Talmudic-name streets such as Rashbag, Rabbi Meir, Antigonus, Horkania, Yohanan Ben Zakkai) and Katamon H–T (Katamon Chet–Tet, the San Martin / Bar Yochai / HaShomer blocks). Official municipal name: Gonenim.

Getting around
Residents in Katamon H–T rate public transport 4.4/5 on Madlan, their highest-rated feature. The area is served by frequent city bus lines on Rachel Imenu / Kovshei Katamon / San Martin towards the city centre, Talpiot, Malha and Pat junction, with fast road access to the Begin highway. We could not confirm current light-rail routing or timelines for the neighbourhood from a primary source.
Schools, parks and families
Madlan lists state and state-religious primary schools in Katamon H–T (Beit Israel, Givat Gonen) and secondary schools including Kadma, Givat Gonen High, ORT and Anbar, with an education index of 58.7/100 against a city average of 64. Katamon A–V scores higher (69/100, six primary schools including the Katamon school and a Tidhar school), and residents rate its schools 4.5/5 and parks 4.6/5. San Simon Park and the Gonenim community centre are the main family amenities.
English speakers
The Jerusalem municipality lists Gonenim–Katamonim among its Anglo communities, with its own community page. The Anglo presence is smaller and more budget-driven than in neighbouring Old Katamon, Baka or Arnona, and is concentrated on the Old Katamon / San Simon edge and in the new towers. English-language articles, such as My Israel Home's 'Why Have I Never Heard of Gonen?', present it as an under-the-radar alternative to Old Katamon.

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Katamonim's four-room price it is worth ₪93,739 against the resident rate and ₪323,739 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.
Renting in Katamonim
These are asking rents from a very small sample, not contracted rents. Madlan gives overall average rents of ₪5,600 a month in Katamon H–T and ₪7,000 in Katamon A–V, which fits a ₪5,000–₪7,000 band for older 3–4-room walk-ups. New-tower units ask much more: a 4.5-room, 150 sqm flat on the 7th floor was listed at ₪14,500.

Rent against buying
At 2.3% gross — before the building committee, maintenance, empty months, management and tax — Katamonim is bought to live in or to hold, not for income. Net is typically a full point lower.
For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.
The buildings, and what is happening to them
Katamonim is one of Jerusalem's largest pinui-binui zones, with a municipal master plan for Katamon H–T. Reported milestones: two plans for about 750 new units approved (May 2022); 998 units approved (magdilim); a San Martin / Chaim Haviv renewal plan (Jan 2024); a building permit for about 1,000 units at SOHO / Kidmat Gonen on Bar Yochai (June 2025); a plan given legal validity (June 2025); Tidhar and Mivnim's scheme of about ₪2.5bn (Feb 2025); and a Beit Yerushalmi plan for 148 units. Ynet reported 76 flats demolished to make way for 217 new ones. Calcalist reported residents objecting that developers are allowed to build 'without restraint'. Registered off-plan tower sales run at about ₪35,000–₪38,000/sqm, below old-stock resale at around ₪42,000/sqm.
Specific to Katamonim
Pinui-binui building limbo
Many old blocks on Bar Yochai, San Martin and nearby streets sit inside approved or pending schemes. Buying into one means years of uncertainty over demolition dates, temporary rent, and the terms of the developer agreement. Get the signed agreement, tenant-majority status and plan number checked before you commit.
Old stock vs new tower pricing
Old shikun flats in renewal zones trade at about ₪42,000–₪58,000/sqm because buyers are paying for future rights. New-tower off-plan units registered at about ₪35,000–₪38,000/sqm. A small old flat can therefore cost more per metre than a new one.
Construction for a decade
With several thousand units planned across the SOHO, Tidhar/Mivnim, Beit Yerushalmi and Rayk schemes, expect cranes, road closures, dust and noise across Katamon H–T well into the 2030s. Madlan already lists a SOHO build year of 2032.
Floor-area data is noisy
Registered deals here often show odd floor areas: the same Bar Yochai 18 sale appears as 56 sqm on Dirobot and 29 sqm on Madlan, and one deal records 4.5 rooms in 37 sqm. Old blocks carry unregistered additions and balcony enclosures. Measure, and check the Tabu and building-file area yourself.
Two very different sub-areas
Katamon A–V (socioeconomic 6/10, schools 69/100) and Katamon H–T (4/10, schools 58.7/100) behave like separate markets. Neighbourhood medians blend them. Compare street by street, not against the headline figure.
Parking and upkeep
Parking is the lowest-rated feature in both sub-areas on Madlan (2.3/5 in H–T), and cleanliness and maintenance score 2.8/5 in H–T. Few old walk-ups have lifts, parking or a mamad, which matters for families and older olim.
Off-plan contract protections
Tower units are sold years before delivery, with linkage to the construction input index and long timetables. Insist on Sale Law bank guarantees for every payment, and have a lawyer review the delivery-delay and specification clauses.
When buying anywhere in Jerusalem
The register, not the listing
Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.
Built area against the permit
Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.
Parking and storage "with the apartment"
Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.
Mortgage before contract
A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.
Off-plan: guarantees and linkage
Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.
Your own lawyer, a licensed broker
The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.
When renting anywhere in Jerusalem
Check who owns it
Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.
The security is capped
The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.
Who pays the broker
Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.
Repairs and notice
Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.
Mamad, lift, parking, air conditioning
In much of Jerusalem's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.
Oleh arnona discount
Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

Limits of the data. WebFetch was rate-limited (HTTP 429) for most of the session, so the Globes, ynet, Israel Hayom, Magdilim, Africa-UR, Yad2 project and municipal pages were not read in full. Urban-renewal milestones are taken from article headlines only, and some dates are the dates in those headlines. The Dirobot 'Katamonim' page covers the whole Katamonim area (43 streets, 674 deals). Dirobot gives no separate San Simon or Gonen series. Deal counts are deals with a recorded floor area. The Dirobot deal list shown was only the 10 most recent deals. Excluded: Hasda 3 (3 rooms, 47 sqm, ₪3.4m – implausible ₪/sqm, possible area error or off-plan), Margolin 1 (4.5 rooms in 37 sqm – implausible, possible partial share), and an unaddressed 5-room, 189 sqm, 7th-floor sale at ₪9.7m (probably a new-tower penthouse, not identifiable). The Madlan San Martin 1 page showed deals from Jun–Aug 2026 only; no 2025 example sales could be itemised, so all examples are from 2026.
