Nachlaot registers at about ₪45,245 per square metre (median of registered sales, 2025 (Tax Authority data via Dirobot)), which is number 10 of the thirty neighbourhoods in this series. At that rate a 70 sqm three-room costs about ₪3.17m and a 100 sqm four-room about ₪4.52m. A three-room asks about ₪7,500 a month and a four-room about ₪8,850, against Jerusalem averages of ₪6,603 and ₪8,595.
Nachlaot in six numbers
Nachlaot is a supply-constrained, character-heavy market: the registered median rose from ₪40,934/sqm in 2023 to ₪45,245/sqm in 2025 (Dirobot), with small flats trading at ₪1.7-2.4m and rare family-size units asking ₪4.7-7.4m. It suits buyers who want walkable city-centre living and strong rental demand, provided they do careful due diligence on registered area, additions and preservation rules.
Rental demand is among the strongest in Israel (second nationally in Madlan's Jul-Aug 2026 ranking), and 3-room asks cluster around ₪7,000-7,750 and 4-rooms around ₪8,700-9,000. Expect small rooms, limited parking and mixed street character, and move quickly on well-kept units.
What Nachlaot is
Nachlaot is a cluster of about 15 small courtyard neighbourhoods built between the 1870s and the mid-20th century, just outside the Old City and next to the Mahane Yehuda market (Jerusalem municipality). The housing is mostly small stone units on narrow lanes and around shared courtyards. Many registered sales are 1-3 room flats under 60 sqm, and houses or large flats are rare. The population is mixed: long-standing Sephardi and Haredi families, students, artists and young religious and secular professionals. Madlan gives the area a socioeconomic score of 5/10, and a Madlan analysis published by ynet on 2 Sep 2026 ranked it the second most in-demand rental neighbourhood in Israel for Jul-Aug 2026.
Boundaries and parts
The municipality describes Nachlaot as the area between Agrippas St and Bezalel St, with parts reaching Jaffa Rd and the Bezalel neighbourhood. In practice the market side (Agrippas / Mahane Yehuda) is to the north-east, Bezalel St and the city centre to the east and south-east, Ben Zvi Blvd and Sacher Park to the west, and Sha'arei Hesed and Rehavia to the south. This is approximate. Data sources draw the line differently: Dirobot's 'Nachlaot' polygon covers only 10 streets, while Madlan's area and street pages also include Mazkeret Moshe, Mazor St and the Agrippas frontage.

Getting around
Nachlaot is inside the walkable city centre. The Jaffa Rd light rail (Red Line) runs along the Mahane Yehuda edge, and the city-centre bus corridors on Agrippas, Bezalel and Ben Zvi are on its borders. The municipality has run day-and-night works to upgrade Ussishkin St nearby. Car ownership is hard. In Madlan's resident ratings, parking scores 2.1 and vehicle traffic 2.7, against 4.6 for public transport.
Schools, parks and families
Madlan lists only one elementary school inside the neighbourhood (Uziel) and two high schools (Hassidei Belz and Tikva LaYeled), so most families use schools in Rehavia, Kiryat Shmuel or elsewhere in the centre. The 'Lev Ha'ir' community administration (minhal kehilati) runs from a restored three-storey building in the neighbourhood (Jerusalem municipality). Small flats, steps and courtyard access make it better suited to singles, couples and young families than to large households.
English speakers
The Jewish Link (18 Sep 2026) says Nachlaot is 'not usually considered a classic Anglo neighborhood' but draws 'younger English speakers, students, artists, musicians and creative professionals' and a 'diverse collection of Israelis and internationals'. English-language agents actively market here (Noam Homes, Daniel Bouzaglo, Janglo listings). We did not find a Nefesh B'Nefesh community page specific to Nachlaot.

What is for sale, and what is being built
Asking prices are what sellers hope for. Set them against section two, not in place of it. A "from" price is the cheapest unit, on the lowest floor, in the smallest configuration. Ask every developer for the price list by floor and the schedule of areas in writing, and ask what the price is on the ordinary payment schedule rather than a deferred one.

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Nachlaot's four-room price it is worth ₪109,035 against the resident rate and ₪349,231 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.
Renting in Nachlaot
Most Nachlaot rentals are small: Madlan puts the average rent across all listings at ₪6,000/month (63 listings, Sep 2026), and a 35 sqm unit was quoted at ₪4,400/month (Arutz 7, Jul 2026). 3-room asks cluster at ₪7,000-7,750 (Bezalel 45 at ₪6,500-7,000, HaMadregot 7 at ₪7,500, HaMitzpe 27 at ₪7,750). A 3.5-room flat on HaMadregot 24 asks ₪8,500. Madlan data published by ynet (2 Sep 2026) ranked Nachlaot the second most in-demand rental neighbourhood in Israel, so good units let fast.

Rent against buying
At 2.8% gross — before the building committee, maintenance, empty months, management and tax — Nachlaot is bought to live in or to hold, not for income. Net is typically a full point lower.
For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.
The buildings, and what is happening to them
Nachlaot is a preservation area, and large-scale pinui-binui is not the model here. The detailed plan for South Nachlaot (101-0184523, also cited as 14100) was deposited by the Jerusalem District Committee (objections closed 15 Sep 2015). It covers extra housing units, preservation of structures, streetscapes, gardens and details, parking and public space, and sets architectural design rules for every building addition (Jerusalem municipality). Most new supply is boutique infill: for example, a 7-unit building marketed by Dvir Dimri in Jul 2026, and the new-build units opposite Sacher Park.
Specific to Nachlaot
Tiny units inflate ₪/sqm
Many registered sales are 20-45 sqm (for example, Mazkeret Moshe 6: 20 sqm for ₪1.05m; HaMadregot 19: 3 rooms in 39 sqm). Headline ₪/sqm figures are driven by these micro-units, so a 100 sqm family flat will not simply be 100 x the median. Check registered area against the listing, because 'rooms' here are often very small.
Partial-share and odd deals in the data
The registers include clearly non-market transfers, for example two HaArmonim 2 deals at ₪450,000 and ₪975,000 for 38 sqm, and a Dirobot 4-room 87 sqm at ₪2.0m (about ₪23,000/sqm). These look like partial-share or family transfers, and we excluded them. When you look at comparables, check that each is a full-unit sale.
Very thin sample
Dirobot recorded only 20 deals with reported area in 2025 and 8 in 2026 to 1 June, inside a narrow 10-street polygon. A handful of deals can swing the median by thousands of shekels per sqm. Madlan and Dirobot also draw the neighbourhood differently, so check which streets a figure covers.
Preservation rules on additions
South Nachlaot's detailed plan (101-0184523 / 14100) sets architectural rules for every building addition and preservation requirements down to fences and details. Roof rooms, extensions and 'building rights' in listings (for example, a Bezalel St flat marketed with a private roof and building rights) need a planner's check against the plan and the building permit file before you pay for them.
'Below market' boutique offers
A 7-unit boutique project in Nachlaot was marketed in Jul 2026 as about 15% below market while it was 'taking shape'. At that stage it may be structured as a purchasing group rather than a developer sale. Confirm who the seller is, whether a Sale Law (Apartments) bank guarantee applies, and what the permit status is before you commit.
Noise, market and parking
The Mahane Yehuda market and its bar scene sit on the neighbourhood's edge, with deliveries early and crowds late. Streets are narrow and parking is scarce: Madlan residents score parking 2.1 and vehicle traffic 2.7. Visit on a Thursday night and a Friday morning before you buy or sign a lease.
Character changes street by street
Several courtyard blocks (Batei Broida, Batei Munkatch, Batei Minsk, Batei Rand, Knesset Yisrael) are Haredi, while other lanes are mixed, student-heavy or secular. Shabbat norms, noise and neighbour expectations can differ within a few metres, so walk the exact lane and speak to neighbours.
When buying anywhere in Jerusalem
The register, not the listing
Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.
Built area against the permit
Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.
Parking and storage "with the apartment"
Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.
Mortgage before contract
A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.
Off-plan: guarantees and linkage
Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.
Your own lawyer, a licensed broker
The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.
When renting anywhere in Jerusalem
Check who owns it
Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.
The security is capped
The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.
Who pays the broker
Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.
Repairs and notice
Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.
Mamad, lift, parking, air conditioning
In much of Jerusalem's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.
Oleh arnona discount
Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

Limits of the data. Dirobot shows only the first 10 of 82 transactions, and later pages were not accessible. Most of its 2025 deals therefore could not be listed individually, and only 2 of the 12 examples are from 2025 (the rest are from 2026). No reliable 4-room or 5-room registered-sale medians. The only recent 4-room deal found (Agrippas 40, 110 sqm, 10th floor, ₪4.45m, Aug 2026, Madlan) is a boundary high-rise and was left out of the examples. r2 and r5 rents are null: no reliable neighbourhood-specific 2-room or 5-room rent sample was found. The Madlan average across all listings (₪6,000) mixes sizes. Several fetches were rate-limited (HTTP 429) and could not be read: Madadirot Nachlaot page, Yad2 Nachlaot rental listings, the mynet Jerusalem rent-by-neighbourhood article (Differnt data), Alianow, the RE/MAX Jerusalem Nachlaot page, the Madlan 2-room rental page and Wikipedia. The Madadirot by-room figures were therefore not checked. They would also need the city-generic check from the brief.
