Ramot registers at about ₪36,408 per square metre (median of registered sales, 2025 (Tax Authority data via Dirobot)), which is number 20 of the thirty neighbourhoods in this series. At that rate a 70 sqm three-room costs about ₪2.55m and a 100 sqm four-room about ₪3.64m. A three-room asks about ₪5,150 a month and a four-room about ₪7,020, against Jerusalem averages of ₪6,603 and ₪8,595.
Ramot in six numbers
At about ₪37,400/sqm (2026 YTD) Ramot is one of the cheaper ways to own a large family flat in Jerusalem. Prices rose about 8% in 2025 and about 3% so far in 2026, and the Blue Line and urban renewal plans offer long-term upside. Buy with the sub-area chosen deliberately: Bet, Gimmel or Vav for a mixed dati-leumi and Anglo community, Aleph, Dalet or Polin for a Haredi one.
Ordinary 3–4 room flats have rented at roughly ₪5,000–7,000, below Scoutr's Jerusalem averages of ₪6,603 (3 rooms) and ₪8,595 (4 rooms), which makes Ramot good value for families. Renting first is sensible for olim who are unsure which sub-area and community fits them.
What Ramot is
Ramot is Jerusalem's largest neighbourhood, with about 50,000–56,000 residents depending on the source (Madlan; Nadlan Center, 2023). It was historically secular and mixed, but it is now majority Haredi. Madlan says the rising Haredi population has caused tension and a split in community management, and the dominant party is United Torah Judaism. Ramot Polin, Ramot Aleph and Ramot Dalet are mainly Haredi/yeshivish; Ramot Bet, Gimmel and Vav are more mixed, with dati-leumi, yeshivish and some secular families and many semi-detached and private homes. Madlan gives it a socioeconomic rating of 3/10.
Boundaries and parts
Large hilltop suburb in north-west Jerusalem (beyond the 1967 line), split by the Golda Meir / Route 436 corridor. East of the highway: Ramot Aleph, including Ramot Polin and Ramot Ungvar near the commercial centre. West of the highway: Ramot Bet, Ramot Gimmel, Ramot Arazim and Ramot 06, plus Ramot Dalet and Ramot Vav on the outer ridges. Close to Route 443 and Highway 1.

Getting around
Buses reach the city centre in under 15 minutes off-peak (myisraelhome). Road access is via Golda Meir Boulevard to Route 443 (towards Modiin and Tel Aviv) and to Highway 1. There is no light rail in Ramot yet. The planned Blue Line (31 km, 53 stations) will run from Gilo through the city centre and end in Ramot, with the first section due in 2029 and full completion in 2031 (Kan, Feb 2026). Expect construction disruption on the main roads before then.
Schools, parks and families
Madlan says most elementary schools are under Haredi supervision (8 listed) and gives an average high-school matriculation score of 64/100, against a national average of 65. Local institutions include Ahavat Yisrael (Rappaport), Noam Ramot and Beit Yaakov Ramot Polin. Families have a community centre with a pool, gym and library, plus a large shopping centre at Ramot Aleph. Much of the stock is large-family housing, including semi-detached homes in Ramot Bet, Gimmel and Vav.
English speakers
Ramot has a long-standing Anglo population, and one guide estimates English speakers at over 25%. Their centre is in Ramot Bet and Gimmel, around the English-friendly Kehillat Mitzpe Ramot (Rav Kannai) and Kehillat Ramatayim Tzofim (Rav Shmuel Herschler). Anglo families in Ramot Aleph, Dalet and Polin are mostly Haredi/yeshivish, while the dati-leumi Anglo community is mainly in Ramot Bet, Gimmel and Vav. Janglo carries regular Ramot rental listings.

A "from" price is the cheapest unit, on the lowest floor, in the smallest configuration. Ask every developer for the price list by floor and the schedule of areas in writing, and ask what the price is on the ordinary payment schedule rather than a deferred one.

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Ramot's four-room price it is worth ₪69,268 against the resident rate and ₪282,954 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.
Renting in Ramot
Differnt's Ramot figures (Aug 2025, year on year: 2 rooms +10%, 3 rooms −1%, 4 rooms +21%) are well below Realta's live Ramot average of ₪9,532 across 55 listings (Sept 2026), which is pulled up by large cottages and garden units. Treat ₪5,000–7,000 as the usual range for ordinary 3–4 room flats. For comparison, Scoutr's city-wide Jerusalem average asking rent (active listings, updated 26 Sep 2026, is ₪6,603 for 3 rooms and ₪8,595 for 4 rooms, so Ramot rents are below the city average.

Rent against buying
At 2.4% gross — before the building committee, maintenance, empty months, management and tax — Ramot is bought to live in or to hold, not for income. Net is typically a full point lower.
For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.
The buildings, and what is happening to them
Ramot's first private pinui-binui scheme is Netiv Group's Sulam Yaakov project: 52 units become about 210 in three eight-storey buildings, with more than 80% of residents signed and preliminary district approval (2023). The largest scheme is the municipal Jerusalem Urban Renewal Authority plan for Ramot Polin (plan 975292): 11 buildings, including parts of Zvi Hecker's 1970s honeycomb complex of 720 units, replaced by about 1,381 units, approved for deposit. Ramot's steep slopes and its Haredi design requirements (such as stairwell layout) make these schemes slower and more complex than elsewhere.
Specific to Ramot
Sub-area matters more than the postcode
Ramot Polin, Ramot Aleph and Ramot Dalet are overwhelmingly Haredi, while Ramot Bet, Gimmel and Vav are mixed dati-leumi and yeshivish with some secular residents. Schools, shuls, Shabbat atmosphere and resale buyer pools differ sharply between them. Walk the specific street on a Shabbat before committing.
Demographic shift and friction
Madlan reports a shift from a formerly secular, mixed neighbourhood to a Haredi majority, which has caused tension and a split in community management. Secular or modern-Orthodox buyers should check which direction their block is moving. This affects both lifestyle and future resale.
Honeycomb units in Ramot Polin
Zvi Hecker's pentagonal prefabricated units have unusual, non-rectangular layouts, and many have 1980s cubic extensions added on top. Check that extensions are permitted and registered, and that the sqm on the deed matches what you see. The area is also inside a long-dated municipal pinui-binui plan.
Steep topography and stairs
Ramot is built on steep ridges, and many buildings are entered from the top or bottom with long internal stairwells and no lift. The floor number on a listing may not tell you how many stairs there are. This matters for strollers, elderly buyers and future lift installation.
Beyond the 1967 line
Ramot lies over the Green Line in north-west Jerusalem. That rarely affects domestic mortgages or registration, but some overseas lenders, funds and institutional investors apply restrictions. Olim financing from abroad should confirm this with their lender first.
Blue Line works ahead
The light rail Blue Line will end in Ramot, with its first section due in 2029 and completion in 2031. Years of roadworks on the main access roads come first. It should lift values near stations eventually, but it will make commuting harder in the meantime.
Rent averages can mislead
Headline Ramot rent averages (around ₪9,500 on Realta, Sept 2026) are pulled up by cottages and garden units. Ordinary 3–4 room flats rented at about ₪5,000–7,000 in 2025 data. Benchmark against listings of the same type and sub-area, not the neighbourhood average.
When buying anywhere in Jerusalem
The register, not the listing
Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.
Built area against the permit
Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.
Parking and storage "with the apartment"
Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.
Mortgage before contract
A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.
Off-plan: guarantees and linkage
Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.
Your own lawyer, a licensed broker
The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.
When renting anywhere in Jerusalem
Check who owns it
Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.
The security is capped
The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.
Who pays the broker
Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.
Repairs and notice
Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.
Mamad, lift, parking, air conditioning
In much of Jerusalem's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.
Oleh arnona discount
Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

Six checks on every apartment in Ramot
- The registered sales in that building, not the neighbourhood figure. The spread in section two is the reason.
- Tabu extract and permits: who owns it, what is registered against it, and whether the area offered is the area permitted.
- Mamad, lift, parking and storage confirmed in writing, and parking checked as a registered attachment.
- Renewal status of the building and the street: any TAMA 38 or pinui-binui agreement, its stage and the level of owner consent.

Limits of the data. Dirobot treats Ramot as one unit, so there are no separate medians for Ramot Aleph, Polin, Bet or Gimmel. Prices in Polin's honeycomb units and in Bet/Gimmel cottages are likely to differ a lot from the average. The by_rooms medians come from Dirobot's 10 most recent deals only (3–4 deals per room size). They are indicative and not an official statistic. Dirobot shows no partial-share or off-plan flag on the example deals. None is marked off-plan, and the prices look like full-unit sales, but this could not be checked. Floor for Eliezer Hofein 15 is given as 'ground+1' (a split-level unit), so floor is set to null. Two example deals have no address in the source.
