Netanya sells at about ₪26,000/sqm (Tax Authority median, 2023-2026), which is well below Tel Aviv and the neighbouring Sharon towns, and Agamim and Kiryat HaSharon offer new or modern family stock at roughly that level. Prices have softened since 2024 and volume has fallen, so buyers have room to negotiate, but seafront pricing depends heavily on floor, view and the cliff position of the building.

Renting here

Netanya's rents are low for the centre of the country. The CBS average across all contracts is under ₪5,000, and the portal median is about ₪6,500, so renting first is a sensible way to try out neighbourhoods before buying. Expect to pay far more in Ir Yamim and on the hotel strip, where asking rents are about ₪8,000-14,000.

01The area

What Netanya is

Netanya is one of Israel's ten largest cities, with about 228,000 residents according to Nefesh B'Nefesh, and more than 30% of residents are immigrants, with large communities from France, the former Soviet Union, Ethiopia and English-speaking countries. The housing market has two tiers. There are seafront towers in Ir Yamim, Nof HaTayelet and the hotel strip that sell well above the city median, and there are older inland neighbourhoods and newer planned areas such as Agamim and Kiryat HaSharon that sell at roughly ₪25,000/sqm. The CBS average transaction price was about ₪2.71m in Q4 2025, down about 4.2% year on year. Registered deal volume has fallen sharply, and Madadirot counts 1,094 sales in the last 12 months against 2,112 in the year before.

Boundaries and parts

Coastal city in the Sharon plain, roughly 30 km north of Tel Aviv. Bordered by the Mediterranean to the west, Even Yehuda and Kfar Yona to the east, Emek Hefer regional council to the north and the Poleg/Udim area and Tel Mond direction to the south-east. Main roads are Route 2 (coastal highway) along the west, Route 4 to the east and Route 57 running east towards Route 6.

Getting around

Rail on the coastal line from Netanya station and Netanya Sapir station in the south, with direct trains to Tel Aviv, Ben Gurion Airport and Haifa. Route 2 runs along the western edge of the city and Route 4 along the east, and Route 57 links east to Route 6. Nefesh B'Nefesh describes 'a modern infrastructure of public transportation including trains and buses'. Driving to central Tel Aviv takes about 35-50 minutes depending on Route 2 traffic.

Schools, parks and families

The city runs the full range of state secular, state religious (mamlachti dati) and Haredi school streams, according to Nefesh B'Nefesh. Ulpan Bein Leumi Netanya offers Hebrew study for olim. Kiryat HaSharon, Agamim and Ramat Poleg are the main family neighbourhoods, with larger 4-5 room flats at mid-market prices. The seafront towers are more popular with retirees and second-home buyers.

English speakers

Nefesh B'Nefesh describes a 'large English-speaking population' and 'thousands of NBN olim'. It names Ir Yamim, Ramat Poleg, Kiryat HaSharon, Nitza Boulevard and Nof HaTayelet as the areas olim favour. Netanya also has one of Israel's largest French communities, which pushes up seafront demand, and several English-speaking brokerages operate in the city.

Across the 12 sales in this brief the price per square metre runs from ₪21,600 to ₪52,333. Floor, condition, a mamad, a lift, parking and whether the unit is new explain almost all of that spread.

No year-by-year series is published for Netanya; the headline figure pools every registered sale since January 2023, which smooths out the 2025–26 softening.

The oleh relief, in one paragraph

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Netanya's four-room price it is worth ₪22,518 against the resident rate and ₪205,036 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.

05Renting

Renting in Netanya

We found no published rent figure for Netanya by room count. CBS put the average across all rental contracts at ₪4,729 a month in Q1 2026, and the 2025 average of ₪4,584 was up about 4.6% on 2024. Realta's asking rents are higher, with an average of ₪7,113 and a median of ₪6,500 across 915 listings. They range from about ₪4,100-5,500 in Ramat Yadin, Neot Herzl and the city centre to ₪8,234 on the hotel strip and ₪14,395 in Ir Yamim (Sept 2026). Scoutr's figure is similar, with an average of ₪6,927 across 2,442 listings.

On a rent of ₪5,614 a month. Security is capped at the lesser of three months' rent or a third of the total rent, and must be returned within 60 days of the end of the lease.

Rent against buying

Without a reliable three-room rent there is no like-for-like yield figure for Netanya.

For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.

06Urban renewal and stock

The buildings, and what is happening to them

Netanya has a large stock of 1950s-1970s walk-up blocks in the city centre, Kiryat Nordau and older eastern neighbourhoods, and many of them are in TAMA 38 or pinui-binui (demolish-and-rebuild) tracks. Buyers of older stock in these areas should check the project's status with the municipal urban renewal authority. Large new-neighbourhood supply is also coming, for example Ofek HaYam, with 735 units by Beit VeGag and Africa Israel.

07Things to beware of

Specific to Netanya

Cliff-top erosion

Much of Netanya's seafront sits on a sandstone (kurkar) cliff that has suffered collapses and needs ongoing stabilisation work. Before buying a cliff-edge apartment on the promenade, check the building's distance from the cliff and any municipal restrictions or engineering notices.

Floor and view spread

Seafront prices vary widely even within one building. In the Lagoon project in Nof HaTayelet, three nearly identical 4-room flats sold in the same month for between ₪3.49m and ₪4.35m, a 22% gap per sqm (Bizportal, Sept 2026). Compare deals by floor and view, not just by address.

Thin seafront yields

Bizportal calculated a gross yield of about 2.6% in Nof HaTayelet (average rent about ₪8,850 against average price about ₪3.77m). Seafront towers are mainly lifestyle purchases, not income investments.

Falling deal volume

Madadirot counts 1,094 sales in the last 12 months, down about 48% from 2,112 in the year before. CBS shows the average price down about 4.2% year on year in Q4 2025. Thin volume leaves room to negotiate but makes resale slower.

Ir Yamim tower running costs

Ir Yamim's luxury high-rises come with lifts, lobbies, pools and gyms, and the building committee (vaad bayit) fees and arnona reflect them. Ask for actual monthly charges and the reserve-fund position before comparing Ir Yamim with lower-rise neighbourhoods.

Hotel strip and mixed-use listings

Listings on the hotel strip and in the Sapir industrial zone/MA'AR include serviced, vacation or business-zoned units. Check that the unit is registered as residential in the Tabu and in the building permit, because this affects mortgage eligibility, arnona and resale.

Old walk-ups in the city centre

The city centre is the cheapest per-sqm area, but much of its stock is older walk-ups without a mamad (safe room), a lift or parking. If you are buying on the promise of an urban-renewal deal, check whether a signed developer agreement and a majority of owners' signatures actually exist.

When buying anywhere in Israel

The register, not the listing

Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.

Built area against the permit

Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.

Parking and storage "with the apartment"

Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.

Mortgage before contract

A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.

Off-plan: guarantees and linkage

Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.

Your own lawyer, a licensed broker

The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.

When renting anywhere in Israel

Check who owns it

Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.

The security is capped

The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.

Who pays the broker

Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.

Repairs and notice

Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.

Mamad, lift, parking, air conditioning

In much of Israel's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.

Oleh arnona discount

Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

08Before any offer or lease

Six checks on every apartment in Netanya

  1. The registered sales in that building, not the city figure. The spread in section two is the reason.
  2. Tabu extract and permits: who owns it, what is registered against it, and whether the area offered is the area permitted.
  3. Mamad, lift, parking and storage confirmed in writing, and parking checked as a registered attachment.
  4. Renewal status of the building and the street: any TAMA 38 or pinui-binui agreement, its stage and the level of owner consent.
  5. Running costs in writing: arnona for the exact address, the building committee, and any management company charge.
  6. For olim, the 12A relief confirmed before contract: the window, that it is unused, and that the purchase is a residence.

Limits of the data. We found no city-wide median ₪/sqm by year. Dirobot's Netanya city page pools January 2023 to August 2026 (₪26,019/sqm across 6,824 deals) and gives yearly figures only by neighbourhood. For example, Kiryat HaSharon was ₪25,614 (2023), ₪25,826 (2024), ₪26,136 (2025) and ₪25,391 (2026 to date); Ir Yamim was ₪34,056, ₪38,388, ₪37,982 and ₪35,537; and Agamim was ₪25,418, ₪24,878, ₪25,000 and ₪24,560. So the 'trend' field is left empty and 2022 is not covered at all. yoy_pct is null because no city-wide ₪/sqm change was published. The closest figure is the CBS average transaction price, about ₪2.71m in Q4 2025, down about 4.2% on Q4 2024 (via Ynet). The Easy Aliyah blog cites the CBS Q3 2025 average as ₪2.568m, down 6.2% year on year. There are no sold medians for 3-room or 4-room flats. The only room-level sold figure is the 5-room median of ₪3.35m (Bizportal, Oct 2025). Madadirot's room figures (3 rooms ₪1,970,530, 4 rooms ₪2,779,320, 5 rooms ₪3,516,333) appear to be averages of current asking prices, so they are not used as sold figures. typical asking ₪/sqm is null. Madadirot shows an average of ₪26,304/sqm and ₪26,958/sqm for 4-room flats, but it is unclear whether these are asking or sold figures. Madlan's overall average of ₪2,817,593 is not broken down.
