Ra'anana registers at about ₪34,186 per square metre (median of 2,511 registered sales, Jan 2023–Aug 2026 (pooled)), which is number 6 of the forty cities in this series. At that rate a 70 sqm three-room costs about ₪2.39m and a 100 sqm four-room about ₪3.42m. A three-room asks about ₪7,970 a month and a four-room about ₪8,410, against Tel Aviv averages of ₪10,123 and ₪13,824.
Ra'anana in six numbers
Ra'anana offers established Anglo infrastructure and family amenities at roughly ₪32–35k/sqm, a clear step below Tel Aviv and Herzliya, and prices have eased slightly as sales volumes halved. Buyers have negotiating room now, especially on resale in Merkaz and Kiryat Weizmann. The long-term upside rests on renewal and the M1 Metro, both years away.
Rents of about ₪8,000 for 3 rooms and ₪8,400 for 4 are moderate for the Sharon and far below Tel Aviv. Given the sub-3% yields, renting first to test neighbourhoods before buying makes good sense for new olim.
What Ra'anana is
Ra'anana is an affluent Sharon city of roughly 77,000 residents with a long-established English-speaking community and a strong family, schools and parks profile. Housing is mostly apartments in 4–8 storey blocks and newer towers, with private homes concentrated in the older eastern streets. Prices sit just below Tel Aviv and Herzliya: CBS placed the city 5th most expensive of the 18 largest cities in Q4 2025. Volumes have fallen sharply since 2023 and prices have been flat to slightly down.
Boundaries and parts
Inland Sharon city about 20 km north-east of Tel Aviv. Borders Kfar Saba to the east, Herzliya to the south-west, Hod HaSharon to the south-east and the moshavim/agricultural land of the Drom HaSharon and Lev HaSharon areas to the north and west. Main roads: Route 4 (west edge), Route 531 (south edge, with the Sharon rail line in its median), Route 2 via 531, and Ahuza Street, the historic main street running east-west through the city.

Getting around
Two Sharon-line rail stations, Ra'anana West and Ra'anana South, opened in July 2018 in the median of Route 531 (service began July 2020), linking to Herzliya and Kfar Saba, with plans to run through to Tel Aviv (target about 20 minutes to Savidor). Route 4 and Route 531/2 give road access to Tel Aviv, 20–40 minutes by car depending on traffic. The planned M1 Metro line will run under Ahuza Street with a station at Ahuza/Ben Gurion, heading to Tel Aviv via Herzliya and Glilot; Metro target opening is 2037 and delays are expected (Globes, 28 July 2026).
Schools, parks and families
Socio-economic ranking of 8 out of 10. Aliyahnet describes strong schools across all streams, including Anglo-friendly programmes and an AMIT school, plus plenty of parks, with Ra'anana Park the centrepiece of the Lev HaPark area. Neve Zemer and Kiryat Weizmann are the main family-housing draws. We have not verified school-by-school data.
English speakers
One of Israel's longest-established and densest Anglo centres: Aliyahnet rates English-speaker concentration as 'very high', with English-speaking minyanim common across many shuls and an English-speaking Masorti congregation (Kehillat Ra'anana/Amitai). AACI has a major presence and Nefesh B'Nefesh runs programming locally. English-speaking doctors, lawyers, accountants and agents are easy to find. Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Ra'anana's four-room price it is worth ₪59,269 against the resident rate and ₪266,289 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.
Renting in Ra'anana
Bizportal (18 Aug 2026) gives ranges of ₪6,500–8,000 for 3 rooms, ₪7,500–9,000 for 4 and ₪9,000–11,500 for 5, consistent with these figures. Realta's 185 live listings (27 Sept 2026) show a city median of ₪9,600, pulled up by cottages and penthouses. Gross yields sit around 2.5–2.9%, among the lowest in the country.

Rent against buying
At 4.0% gross — before the building committee, maintenance, empty months, management and tax — Ra'anana is bought to live in or to hold, not for income. Net is typically a full point lower.
For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.
The buildings, and what is happening to them
Renewal is concentrated in Kiryat David Remez, which had 114 projects at various stages and more than 20 developers as of July 2025, and is planned to grow from 3,895 units (2023) to about 5,750 by 2035 (Nadlan Center). Several TAMA 38 projects are under way citywide (Maccabi 30, Tel Chai 26, Yafe Eliezer 24). The M1 station plan at Ahuza/Ben Gurion would take the surrounding area from 3,177 to about 8,400 homes in 8–16 storey buildings, with approval expected by the end of 2027 (Globes, July 2026).
Specific to Ra'anana
Falling volumes, soft prices
Madadirot counts 267 sales in the last 12 months, down 52.7%, and CBS showed Ra'anana's Q4 2025 average price 2.8% below Q4 2024. With fewer deals, one-off sales move the averages, and sellers' asking prices often sit above recent registered deals.
Tax-register sqm understates size
Registered areas in Ra'anana deals are often net registry figures, which is why a 5-room flat can show just 89 sqm and ₪49k/sqm. Measure the flat yourself, and compare price per sqm only on a like-for-like basis.
Partial-share sales distort data
Recent 'deals' such as ₪1.3M for a 4-room flat on Agnon or ₪1.7M on Ostrovsky are almost certainly sales of partial shares. They drag down portal averages and should be ignored when you judge value.
Renewal in Kiryat David Remez
With more than 100 renewal projects in the neighbourhood, an older flat may be a demolition-and-rebuild candidate, or may sit next to years of construction. Check the building's signed-developer status and the adjacent plots at the municipality before you buy.
Metro corridor disruption
The M1 plan under Ahuza Street and the 2.6x density increase around the Ahuza/Ben Gurion station mean long construction ahead and 8–16 storey buildings in what is now a low-rise centre. The upside comes with years of disruption and uncertainty about the timetable (2037+).
Very low rental yields
At about ₪3.3M for a 4-room flat and ₪8,000–8,400 rent, gross yields are only about 2.5–2.9%. Buying to let rarely covers mortgage costs, so treat Ra'anana as an owner-occupier market.
Off-plan price anchoring
New projects advertise 'from' prices and discounts (for example, up to ₪250k at Shapiro Neve Zemer), while premium schemes such as MOPHET start at ₪6.7M for 5 rooms. Get the linkage index, delivery penalties and bank guarantee terms in writing, and compare with resale prices nearby.
When buying anywhere in Israel
The register, not the listing
Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.
Built area against the permit
Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.
Parking and storage "with the apartment"
Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.
Mortgage before contract
A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.
Off-plan: guarantees and linkage
Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.
Your own lawyer, a licensed broker
The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.
When renting anywhere in Israel
Check who owns it
Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.
The security is capped
The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.
Who pays the broker
Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.
Repairs and notice
Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.
Mamad, lift, parking, air conditioning
In much of Israel's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.
Oleh arnona discount
Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

Six checks on every apartment in Ra'anana

Limits of the data. No yearly median ₪/sqm series for 2022–2024 could be retrieved: Dirobot gives only a pooled Jan 2023–Aug 2026 median, and the CBS PDF was unreachable. Trend has only two approximate points (Bizportal 2025 ~₪35,000; Madadirot trailing-12-month ₪32,677), and they come from different methodologies. yoy_pct (-2.8) is the CBS change in the AVERAGE DEAL PRICE, Q4 2025 vs Q4 2024 (ynet, 20 Feb 2026), not a ₪/sqm change. CBS Q1 2024 average was ~₪3.01M (-5.5% y/y); Q4 2025 was ~₪2.89M. by_rooms figures are Bizportal's 'typical' prices (July 2025), not strict medians from registered deals; median sqm by rooms is not available. Deal count 2,511 is Dirobot's total for Jan 2023–Aug 2026 (the page title says 2,033); Madadirot reports 267 deals in the last 12 months.
