01The area

What Ramat Gan is

Ramat Gan is a large, established city of about 184,000 people (figure from madadirot) directly bordering Tel Aviv, and it is Israel's second or fourth most expensive large city depending on the CBS quarter. The housing is mostly apartments, from 1950s-70s walk-ups to new 20-40 storey towers from urban renewal, with a small number of cottages in Ramat Hen and around the National Park. The CBS average deal price fell 0.8% in H1 2026 to about ₪3.07m, while the national average rose. The city holds the Diamond Exchange business district, Bar-Ilan University, Sheba Medical Center (Tel HaShomer) and the Ramat Gan National Park.

Boundaries and parts

Ramat Gan sits immediately east of Tel Aviv across the Ayalon Highway (Route 20), with Givatayim to the south-west, Bnei Brak to the north, Petah Tikva and Givat Shmuel to the north-east, and Kiryat Ono and Or Yehuda to the east. Jabotinsky Road (Route 481) crosses the city west to east, the Geha road (Route 4) runs along its eastern side, and the Diamond Exchange (Bursa) district faces Tel Aviv's Savidor station across the Ayalon.

Getting around

The Red Line light rail runs along Jabotinsky Road through Ramat Gan, linking the city to central Tel Aviv, Bnei Brak and Petah Tikva, and the Purple Line is under construction. The Ayalon Highway and Tel Aviv Savidor Central railway station are on the western edge next to the Bursa district, the Geha road (Route 4) runs along the east side, and Ben Gurion Airport is roughly 20 minutes' drive away outside peak hours. Many residents can walk, cycle or take a short bus ride to Tel Aviv's business districts.

Schools, parks and families

Nefesh B'Nefesh describes Ramat Gan as having 'superior schools' and well-kept neighbourhood parks. The Ramat Gan National Park (HaYarkon/Leumi Park) and the Safari are major family amenities. Bar-Ilan University in the east of the city offers English-language programmes, and Sheba Medical Center (Tel HaShomer) is within the city limits. Check specific school registration zones (azorei rishum) with the municipality, because they follow the neighbourhood.

English speakers

Ramat Gan has an English-speaking presence but not a concentrated Anglo enclave like Ra'anana or Modi'in. Anglos here are mostly young professionals and couples who work in Tel Aviv, students and staff at Bar-Ilan University, and medical staff at Sheba. Nefesh B'Nefesh keeps a Ramat Gan community profile, but its public page gives no community size, neighbourhood or synagogue details.

The oleh relief, in one paragraph

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Ramat Gan's four-room price it is worth ₪68,341 against the resident rate and ₪281,409 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.

Renting in Ramat Gan

These are average asking rents from listings. CBS data on signed contracts is lower: 4-room flats averaged ₪6,642/month in Q3 2025 (CBS via Nadlan Center), and the all-sizes city average was ₪5,826 in Q1 2026, up 3.7% year on year (CBS via ynet). Realta's live listings on 27 Sep 2026 had a median of ₪6,000 and an average of ₪6,541, with the Bursa district and Ramat Hen well above the city average.

Rent against buying

At 2.9% gross — before the building committee, maintenance, empty months, management and tax — Ramat Gan is bought to live in or to hold, not for income. Net is typically a full point lower.

For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.

06Urban renewal and stock

The buildings, and what is happening to them

Ramat Gan is one of the most active TAMA 38 and pinui-binui (evacuate-and-rebuild) cities in Gush Dan. Old 3-4 storey walk-ups in the city centre, Harozim, Negba and Neve Yehoshua are being replaced by 20-40 storey towers. In Kiryat Krinitzi, Bizportal reports a roughly 30% price premium for new builds over older stock (Aug 2026). Buying an old flat in a building already signed for renewal can bring a new flat later, but timelines often run to many years.

07Things to beware of

Specific to Ramat Gan

Prices softening

The CBS average deal price in Ramat Gan fell 0.8% in H1 2026 while the national average rose 3.9%. Bizportal reports falls of about 6% in Ramat Hen and slips in Marom Nave and Kiryat Krinitzi. Don't assume last year's asking prices still hold, and negotiate against recent registered deals.

Old vs new stock gap

Summer 2026 deals for 3-room flats in old walk-ups with no lift closed at about ₪1.85-2m, while similar rooms in new towers sell for far more. Per-sqm medians mix both kinds of stock, so compare like with like on building age, lift, parking and mamad.

Renewal timelines

Many listings are marketed on a future TAMA 38 or pinui-binui deal. Ask for the signed agreement, the developer's identity, the permit status and the percentage of tenants who have signed, because Ramat Gan projects can stall for years.

Construction disruption

Large parts of the city centre, Negba and Ramat Efal are building sites, with tower construction and light-rail works. Visit at different times of day to check noise, dust and parking before committing to a street.

Neighbourhood spread is wide

Neighbourhood medians range from about ₪29,500/sqm in Ramat Amidar to over ₪43,000/sqm in Harozim, and Ramat Hen and Tel Binyamin are higher still. A single city-wide figure can badly misprice a specific flat.

Register duplicates and odd deals

Tax Authority listings for Ramat Gan include repeated rows (the same address, date and price listed three times) and very low figures that likely reflect partial shares or family transfers. Filter these out before using comparables for valuation.

Asking rents vs contract rents

Listing sites show 4-room asking rents of about ₪7,600, while CBS contract data showed ₪6,642 in Q3 2025. Expect to negotiate, and budget for arnona, vaad bayit and parking on top of rent.

When buying anywhere in Israel

The register, not the listing

Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.

Built area against the permit

Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.

Parking and storage "with the apartment"

Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.

Mortgage before contract

A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.

Off-plan: guarantees and linkage

Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.

Your own lawyer, a licensed broker

The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.

When renting anywhere in Israel

Check who owns it

Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.

The security is capped

The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.

Who pays the broker

Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.

Repairs and notice

Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.

Mamad, lift, parking, air conditioning

In much of Israel's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.

Oleh arnona discount

Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

Limits of the data. No yearly Ramat Gan median ₪/sqm series for 2022-2026 was found: Dirobot publishes only one pooled median for Jan 2023-Aug 2026 (₪36,202), so 'trend' holds that single pooled figure. madadirot shows a 12-month average of ₪32,474/sqm (-11.3%), but this is an average with an unclear period and is not used as a median. yoy_pct (-0.8) is the CBS change in the AVERAGE DEAL PRICE, H1 2026 vs H1 2025 (₪3.096m to ₪3.072m, via ynet 15 Sep 2026), not a per-sqm median change. CBS Q4 2025 vs Q4 2024 showed +4.8% (₪3.13m to ₪3.28m). by_rooms medians are Bizportal/N12's approximate figures (3-room about ₪2.7m, 4-room about ₪3.3m); median sqm by rooms is not published, so it is null. madadirot second-hand averages are 3-room ₪2.78m and 4-room ₪3.52m. Rents are listing averages from madadirot, whose exact period is not stated beyond '12 months'. No 2026 CBS rent-by-room figures for Ramat Gan were found; the latest CBS room-level figure is 4-room ₪6,642 (Q3 2025).
