RBS Dalet property prices 2026.
New Haredi flats at accessible prices, with schools and roads still catching up.
RBS Dalet is a new neighbourhood planned for the Haredi public on the south-western hills of Beit Shemesh, still under construction in parts. dirobot has no separate Dalet page, so the figures use Ramat Ezra, which a major portal labels Dalet 2, as a proxy: a median of about ₪2.19m. That buys a new four-room flat with a lift and mamad, but services lag the housing and more supply is coming.
Data area: Ramat Ezra (רמת עזרא), used as a proxy for Dalet 2; dirobot has no RBS Dalet page and its boundaries are unconfirmed

The area
What you get
- New six- to twelve-storey blocks with lifts, parking and a mamad in each home.
- Flats larger than in older Haredi areas; recent proxy sales show three-room flats of 80–90 m² around ₪1.9m–₪2.3m.
- Shuls, mikvaot and religious institutions built into the plans.
- Some sub-areas still active building sites, with dust and detours.
- Many homes first sold through government discounted-housing lotteries.
Who lives here
Mostly young Haredi couples and families with small children, many of them first-time buyers. Litvish, Sephardi and Hassidic families live alongside a visible minority of English speakers.
Getting around
Jerusalem is about 30–40 minutes by road, depending on Route 38 and Highway 1. Route 38 is being widened, and the railway station in the old town needs a car or bus.

Beware
- Schools have lagged behind demand, and parents have protested over classroom shortages.
- Shops and services trail the move-ins, so larger shopping means driving elsewhere.
- Thousands of new homes across Dalet and Neve Shamir will compete with resales.
- Discounted-scheme flats may carry limits on resale or letting.
- The price figures are a proxy, because the register has no separate Dalet series.
Check before you make an offer
- For off-plan purchases, secure every payment above 7% under s.2 of the Sale (Apartments) (Assurance of Investments) Law 5735-1974.
- Check the delivery date, grace period and s.5A delay-compensation terms in the contract.
- Check whether the original lottery winner's terms still restrict resale or letting.
- Confirm a warning note (he'arat azhara) is registered in your favour while Tabu registration is pending.
- Ask the municipality which schools and gan places serve your block today, not in the plans.
The verdict
Works well for
- Young Haredi families wanting a first home with space and a mamad.
- Buyers priced out of Haredi Jerusalem who still commute there.
- English-speaking Haredi families who want new stock near the RBS Anglo hub.
- Patient buyers willing to live through a few more years of building.
Harder to recommend for
- Non-Haredi families of any kind.
- Anyone who needs every service in place on moving day.
- Investors expecting quick capital growth against heavy new supply.
Dalet offers what Haredi Jerusalem cannot: new, larger flats in a purpose-built religious neighbourhood at an accessible price. Schools, roads and shops lag, and the supply pipeline will keep resale growth modest. Buy it for the life it gives your family, not the profit.
