RBS Gimmel is a 2000s–2010s neighbourhood built largely for Haredi buyers, split into Gimmel 1 and Gimmel 2. It is the busiest resale market in Beit Shemesh, with a median of ₪2.2m at about 10% below RBS Aleph per square metre. It works very well for the community it serves, but roads, schools and green space are stretched and resale demand comes from one community.

The area

What you get

  • Mid- and high-rise blocks from the 2000s and 2010s, almost all with a mamad.
  • Large layouts with big kitchens, many bedrooms and sukkah balconies.
  • Many blocks have lifts, though not all.
  • Recent registered sales: three-room flats around ₪2m–₪2.35m and five-room flats from about ₪2.8m.
  • Shuls, kollelim, schools, mikvaot and gemachs within minutes of most buildings.

Who lives here

An overwhelmingly Haredi population of Litvish, Hassidic and Sephardi families, with a sizeable English-speaking yeshivish community. Households are young and large, and many combine kollel study with part-time or remote work.

Getting around

Access runs through internal roads onto Route 38, with long peak-hour queues during years of road works. Frequent buses run to Jerusalem and Bnei Brak, and the railway station is in the older part of the city.

Beware

  • Population growth has outrun schools and nurseries, and some classrooms are in caravans.
  • Green space and playgrounds are heavily used and short in some pockets.
  • Split flats, added units and enclosed balconies are common and may be unpermitted.
  • Resale demand comes almost entirely from one community and is sensitive to its household finances.
  • Some newer buildings still have rights registered with the Israel Land Authority or a developer.

Check before you make an offer

  1. Ask which shul and institutions your immediate neighbours use, since streets differ by stream.
  2. Check the flat against the approved permit and registered plans before relying on any extra unit.
  3. Establish where the rights are registered and the status of the condominium registration.
  4. Get a mortgage pre-approval first, as banks will scrutinise kollel and part-time incomes.
  5. Confirm school and nursery places for each child before signing.

The verdict

Works well for

  • Haredi families, Anglo or Israeli, who want a large flat in a fully Haredi environment.
  • Young families priced out of Jerusalem and Bnei Brak.
  • Olim from yeshivish communities abroad looking for an English-speaking network.

Harder to recommend for

  • Modern Orthodox, dati leumi or secular families.
  • Anyone who needs quiet, green space or easy parking.
  • Investors seeking a broad resale market.

RBS Gimmel does exactly what it was built to do, offering space, safe rooms and full religious infrastructure well below Jerusalem prices. The costs are crowding, congested roads and a market only as deep as the community it serves. If its way of life is yours, it is hard to beat for the money.
