Rehovot registers at about ₪25,595 per square metre (median of 4,104 registered sales, Jan 2023–Aug 2026 (pooled)), which is number 22 of the forty cities in this series. At that rate a 70 sqm three-room costs about ₪1.79m and a 100 sqm four-room about ₪2.56m. A three-room asks about ₪4,920 a month and a four-room about ₪6,130, against Tel Aviv averages of ₪10,123 and ₪13,824.

Rehovot sells at about ₪25,600/sqm, a clear discount to Rishon LeZion and Ness Ziona, and has a real employment anchor in the Weizmann Institute and Science Park. That makes it good value for olim who want a 4-room family flat for about ₪2.4–2.7m. Buy resale in the established northern neighbourhoods for liquidity, and approach renewal and Eastern Quarter plays as long-term bets.

Renting here

Renting is reasonable while you learn the city: 3-room flats cost about ₪4,900–6,200 and 4-room flats about ₪6,100–6,500, below the Tel Aviv suburbs. Look near the station and the Weizmann Institute if you commute to Tel Aviv by train. Move quickly on well-kept family flats, because demand from academics and young families is steady.

01The area

What Rehovot is

Rehovot is a mid-size city of about 164,000 people (Madadirot). It was founded in 1890 as a moshava and is known as Israel's 'science city', home to the Weizmann Institute and the Hebrew University's Faculty of Agriculture. Its population is mixed: long-established Yemenite and other Mizrahi families, immigrants from the former Soviet Union and Ethiopia, academics, and a sizeable English-speaking group by Israeli standards. Registered resale deals run at a median of about ₪2.4m and ₪25,600/sqm (Dirobot, 2023–Aug 2026). That is well below Rishon LeZion and Ness Ziona to the north. Supply is set to grow a lot, through the approved 8,100-unit Eastern Quarter and one of the country's largest urban-renewal pipelines.

Boundaries and parts

Rehovot is in the central Shfela (coastal plain), about 20–25 km south of Tel Aviv. Ness Ziona lies to the north, Rishon LeZion to the north-west, Yavne to the west, Be'er Ya'akov to the north-east and Mazkeret Batya / Kiryat Ekron to the east and south-east. Route 40 runs along the eastern and southern edge, with Menachem Begin Road on the east side. Route 42 and Route 4 are to the west, and Route 431 is a short drive north. The Weizmann Institute and Rehovot railway station sit on the city's northern side, and Herzl Street is the historic north–south spine.

  • Kiryat Moshe (south-west): the largest resale market (374 deals, 2023–Aug 2026), with older blocks. Median ₪2.42m and ₪26,000/sqm (Dirobot). It is also the city's flagship urban-renewal zone, where about 10,000 units are planned to replace about 2,000 (Nadlan Center).
  • Sha'arayim (south): older, traditional neighbourhood and one of the cheapest, with a median of ₪2.16m and ₪23,540/sqm across 371 deals (Dirobot). It has the most rental listings in the city (Madadirot) and a 530-unit renewal plan (Nadlan Center).
  • Neve Alon: mid-market family area. Median ₪2.35m and ₪26,389/sqm across 337 deals (Dirobot).
  • Central station complex / city centre (Herzl, Gordon, Sokolov): mixed older stock around the central bus station. Median ₪2.285m and ₪26,046/sqm across 254 deals (Dirobot). The Herzl Street metro plan adds 2,111 units (Nadlan Center, Oct 2024).
  • Rehovot HaMada (Science Rehovot, north, near the Weizmann Institute): newer, larger family flats. It has the highest median price in the city at ₪3.385m, or ₪27,352/sqm across 196 deals (Dirobot).
  • Miller / Meltzer (north-east): newer high-rise stock. Median ₪2.87m and ₪27,358/sqm across 156 deals (Dirobot).
  • Yachad: newer neighbourhood with the highest ₪/sqm shown on Dirobot, about ₪28,896/sqm (median ₪2.7m, 133 deals).
  • Rehovot HaChadasha (New Rehovot, west/south-west): 2000s–2010s family flats and new projects (Azurim, Gindi). Median ₪2.7m and ₪25,176/sqm across 170 deals (Dirobot).
  • Sela: mid-market area. Median ₪2.43m and ₪24,737/sqm across 243 deals (Dirobot).
  • Rehovot HaHolandit (Dutch Rehovot, Har HaTzofim area): established area with gardens and larger flats, about ₪26,400/sqm (Nadlan Shark, Sept 2026).
  • Binyamin / Nordau and Even Gabirol: older, smaller units and the cheapest entry points. Binyamin/Nordau has a median of ₪1.8m (₪24,925/sqm) and Even Gabirol ₪23,238/sqm (Dirobot).

Getting around

Rehovot railway station, next to the Weizmann Institute, is on the coastal line with direct trains to Tel Aviv in about 30 minutes (Weizmann Institute International Office). By car Tel Aviv is 30–45 minutes and Jerusalem about an hour. Route 40 runs along the east and south, and Routes 42/4 and 431 are within a few minutes. The central bus station is at Rehovot Mall, and shared taxis (monit sherut) run fixed routes, including on Shabbat. The planned Gush Dan metro line M1 will serve Rehovot, with a city-centre station on Herzl Street (Nadlan Center, Oct 2024). It is a long-term project and should not be priced in as near-term.

Schools, parks and families

Rehovot is a family city with a full range of state, state-religious (mamlachti-dati) and Haredi schools. The Weizmann Institute's Davidson Institute runs science enrichment programmes. The Weizmann Institute and the Hebrew University Faculty of Agriculture anchor a well-educated professional population, and the Science Park brings technology jobs. The city has an active cultural life, with theatre, music and sports teams (Weizmann Institute International Office). Families usually look at Rehovot HaMada, Rehovot HaChadasha, Neve Alon and the north-east (Miller/Meltzer) for newer, larger flats.

English speakers

Rehovot has a long-standing English-speaking community, built up partly through Weizmann Institute academics and postdocs. The Institute describes it as 'a large English-speaking population' by Israeli standards. Nefesh B'Nefesh says Anglo olim are spread across the city but many live near the Berman shul and the Chatam community, which is Haredi-leaning. Its contacts include Dati and Haredi families. The municipal Absorption Department runs an Immigrant House with Hebrew classes and housing help, and Danya has an immigrant cultural centre (NBN). The community is smaller and more religiously mixed than Ra'anana or Modi'in, and less concentrated in one neighbourhood.

Across the 12 sales in this brief the price per square metre runs from ₪20,408 to ₪33,019. Floor, condition, a mamad, a lift, parking and whether the unit is new explain almost all of that spread.

No year-by-year series is published for Rehovot; the headline figure pools every registered sale since January 2023, which smooths out the 2025–26 softening.

New neighbourhood of about 8,100 units: 5,100 mid-rise (6–10 floors) and about 3,000 in towers, between Route 40 and the Weizmann Institute—Not yet marketed. As of Feb 2026 the local committee was holding its first hearing on the detailed plan, before any permits.

A "from" price is the cheapest unit, on the lowest floor, in the smallest configuration. Ask every developer for the price list by floor and the schedule of areas in writing, and ask what the price is on the ordinary payment schedule rather than a deferred one.

Lawyer 0.5% + VAT; broker 2% + VAT where one is used; ₪15,000 for surveys, the bank and registration. Buying direct from a developer removes the broker line, worth ₪60,404 on the four-room.

The oleh relief, in one paragraph

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Rehovot's four-room price it is worth ₪20,610 against the resident rate and ₪201,856 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.

05Renting

Renting in Rehovot

Madadirot gives an overall average rent of ₪5,223 and a gross yield of about 2.6%. The CBS average across all active leases was ₪4,870 in Q1 2026 (ynet, May 2026), below the national average of ₪5,027. New lets cost more than that. Bizportal (Dec 2024) reported 3-room flats at ₪6,000–6,200 and 4-room flats in the southern neighbourhoods at about ₪6,500, after rents rose 30% in two years. Madlan's average is ₪6,500. Realta's current asking rents look lower (median ₪4,500 across 331 listings, 26 Sep 2026), but that site is weighted towards small and older units.

On a three-room at ₪4,920 a month. Security is capped at the lesser of three months' rent or a third of the total rent, and must be returned within 60 days of the end of the lease.

Rent against buying

At 3.3% gross — before the building committee, maintenance, empty months, management and tax — Rehovot is bought to live in or to hold, not for income. Net is typically a full point lower.

For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.

06Urban renewal and stock

The buildings, and what is happening to them

Rehovot has one of Israel's largest urban-renewal pipelines. It led the country in 2021 with 12,665 planned units (Nadlan Center). Kiryat Moshe, on about 1,500 dunams in the south-west, is the flagship: about 10,000 units will replace about 2,000, with 7–20 floor buildings, and residents chose Aura for 1,350 units. Oshiyot is awaiting approvals, with about 2,600 new units and 70% of residents signed. The Miltzin complex (Tzim BeHarim) would replace 450 public-housing units with 1,540. Smaller schemes include Sha'arayim (530 units, 20 floors), Marmorek (233) and ACL (100) (Nadlan Center, 2026 guide). The Herzl Street metro plan adds 2,111 units in place of 188 (Nadlan Center, Oct 2024).

07Things to beware of

Specific to Rehovot

Supply wave coming

The approved Eastern Quarter adds about 8,100 units, and urban renewal could add more than 10,000 in Kiryat Moshe alone. When these reach the market they will compete with resale stock, which may cap price growth. Price in the pipeline before paying a premium for new-build.

Eastern Quarter is years away

The Eastern Quarter plan was approved in 2023 after more than 190 objections and court petitions. As of February 2026 it was only at its first detailed-plan hearing, with no building permits. Treat marketing that promises quick delivery or 'next to the new neighbourhood' uplift with caution.

Renewal signatures are not permits

Kiryat Moshe, Oshiyot and Miltzin are at different stages, and several are still 'awaiting approvals'. Buying an old flat for its pinui-binui upside can mean a wait of many years, and outcomes are uncertain. Check the plan's actual statutory status with the municipality before paying a premium.

Metro is long-term

Plans for Herzl Street and the city centre are tied to a future M1 metro station, but the line is a long-horizon national project. Do not pay today for a transport upgrade that may be more than a decade away.

Neighbourhood gaps are wide

Neighbourhood medians range from about ₪23,200/sqm (Even Gabirol) and ₪23,500/sqm (Sha'arayim) to about ₪28,900/sqm in Yachad (Dirobot). Neighbourhood figures also mix old walk-ups with new towers. Compare a flat with deals on the same street and in similar buildings, not with the city median.

Rent data disagree

Figures for Rehovot rents range from a CBS all-lease average of ₪4,870 to a Madlan average of ₪6,500. Bizportal reported 3-room new lets at ₪6,000+ after a 30% rise in two years. Budget for current market asking rents, not the CBS average, and expect competition near the Weizmann Institute and the station.

Low rental yield

Gross yields are about 2.4–2.6% (Bizportal Feb 2025; Madadirot), below mortgage rates. Investors should not rely on rent to cover financing, and returns depend mainly on capital growth, which the supply pipeline may slow.

When buying anywhere in Israel

The register, not the listing

Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.

Built area against the permit

Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.

Parking and storage "with the apartment"

Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.

Mortgage before contract

A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.

Off-plan: guarantees and linkage

Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.

Your own lawyer, a licensed broker

The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.

When renting anywhere in Israel

Check who owns it

Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.

The security is capped

The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.

Who pays the broker

Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.

Repairs and notice

Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.

Mamad, lift, parking, air conditioning

In much of Israel's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.

Oleh arnona discount

At the registered rate a 70 sqm three-room apartment costs about ₪1.79m and a 100 sqm four-room about ₪2.56m. New-build and renovated apartments sell above that; older walk-ups without a lift or safe room sell below it.

How much is rent in Rehovot?

Asking rent for a three-room apartment in Rehovot is about ₪4,920 a month, and about ₪6,130 for a four-room. Twelve months' rent against a 70 sqm three-room at the registered rate gives a gross yield of about 3.3%.

How much purchase tax does a new oleh pay in Rehovot?

Rehovot sells at about ₪25,600/sqm, a clear discount to Rishon LeZion and Ness Ziona, and has a real employment anchor in the Weizmann Institute and Science Park. That makes it good value for olim who want a 4-room family flat for about ₪2.4–2.7m. Buy resale in the established northern neighbourhoods for liquidity, and approach renewal and Eastern Quarter plays as long-term bets.

Is Rehovot a good place to rent?

Renting is reasonable while you learn the city: 3-room flats cost about ₪4,900–6,200 and 4-room flats about ₪6,100–6,500, below the Tel Aviv suburbs. Look near the station and the Weizmann Institute if you commute to Tel Aviv by train. Move quickly on well-kept family flats, because demand from academics and young families is steady.

Six checks on every apartment in Rehovot

  1. The registered sales in that building, not the city figure. The spread in section two is the reason.
  2. Tabu extract and permits: who owns it, what is registered against it, and whether the area offered is the area permitted.
  3. Mamad, lift, parking and storage confirmed in writing, and parking checked as a registered attachment.
  4. Renewal status of the building and the street: any TAMA 38 or pinui-binui agreement, its stage and the level of owner consent.
  5. Running costs in writing: arnona for the exact address, the building committee, and any management company charge.
  6. For olim, the 12A relief confirmed before contract: the window, that it is unused, and that the purchase is a residence.

Limits of the data. No yearly ₪/sqm medians for 2023–2026 were found. Dirobot shows only the pooled figure, and the Yad2/Yadata pages did not render data, so 'trend' is empty and yoy_pct is null. Nadlan Shark shows mixed neighbourhood-level annual changes (from -7.7% in Rehovot HaHolandit to +6.7% in Avnei Chen), with no city total. Room-count figures are Madadirot AVERAGES over an undated trailing 12 months, not medians. No median sqm by room count was found. The deal count differs by snapshot: the Dirobot page shows 4,104 deals to 9 Aug 2026, while its search-result title said 3,617. Sources do not give a neighbourhood for most of the example deals. Dirobot gives floor as 'x of y'. Madlan's HaAmahot 11 is ground floor, recorded as floor 0. A Bar Kokhba 20 deal listed as 'floor 8 of 7' was excluded as a data error. A Madlan deal at Menucha VeNachala 33 (5 rooms, 100 sqm, ₪1.92m) was excluded as a possible outlier or partial sale that could not be verified.
