Tekoa is a community settlement of about 4,800 people in eastern Gush Etzion, where religious and secular families live side by side above the Judean Desert. Our data source returned no registered sales for 2023–2026, as homes typically change hands through housing-company rights transfers, so there is no median to quote. Expect space and landscape, a sharper security picture than the western Gush, and an illiquid market.

Tekoa is an Israeli settlement in the West Bank; most of the international community regards settlements as illegal under international law, a position Israel disputes.

The area

What you get

  • Mainly detached and semi-detached houses with gardens.
  • Outlying hilltop sections and older homes are typically cheaper than the core.
  • Views over the Nahal Tekoa canyon and the Judean Desert.
  • Community facilities including a swimming pool, library, synagogues and a central park.
  • Homes and rentals are advertised mainly through the community newsletter and online listings.

Who lives here

A genuine mix of religious-Zionist and secular families, many Russian-speaking households from the former Soviet Union and a smaller English-speaking group. Hebrew is the working language of the community.

Getting around

The Jerusalem–Herodion road links Tekoa to south-east Jerusalem, bypassing Bethlehem, with off-peak drives to the Har Homa and Talpiot side of around 20–30 minutes. A car is essential and buses suit commuters better than evening plans.

Beware

  • There are no registered comparables, so both your offer and your resale rest on a small local market.
  • Homes are not held on standard Tabu title; rights run through the Civil Administration, the Settlement Division and often a housing company.
  • The area has a history of fatal attacks, and security measures have tightened again since October 2023.
  • Planning status in outlying hilltop sections, such as Tekoa D, is not uniform.
  • Some foreign buyers may face home-country issues with settlement property.

Check before you make an offer

  1. Obtain a rights confirmation from the housing company or Settlement Division and trace every transfer back to the original allocation.
  2. Align your contract timetable with the community's absorption process and make acceptance a condition.
  3. Check the approved plan and building permit for the specific plot, especially in outlying sections.
  4. Speak to banks before making an offer, as some are more comfortable than others with particular sections and housing companies.
  5. Use an appraiser who knows the eastern Gush, since there are no registered sales to benchmark against.

The verdict

Works well for

  • Mixed religious and secular households who want to live as they are.
  • Families drawn to landscape, space and an outdoor lifestyle.
  • Hebrew-confident olim who want integration rather than an Anglo bubble.
  • Buyers with a long horizon and a tolerance for thin data.

Harder to recommend for

  • Families who want a large English-speaking support network.
  • Buyers who need transparent, data-backed pricing or quick resale.
  • Households uneasy about the security history of the eastern Gush.

Tekoa's strength is its character: a pluralist community on the edge of the desert, a short drive from south-east Jerusalem. Against that sit no registered price data, planning questions in outlying sections and a sharper security picture. Beautiful, pluralist and illiquid: choose it with your eyes open.
