Tel Aviv property prices 2026.
Israel's most desirable city, and its most cramped and lowest-yielding market.
Tel Aviv-Yafo is the coastal heart of Gush Dan and the country's deepest job market. Across 11,867 registered sales the median is ₪3,775,000, or ₪51,845 per m², with prime northern districts at ₪61,000–72,000 per m². The city average hides large gaps between neighbourhoods, and large family flats have lost value.

The area
What you get
- Old North: Bauhaus walk-ups and small flats, often without lifts or parking; a 70–80 m² 3-room flat costs roughly ₪4.3m–₪5.2m.
- Ramat Aviv: more space in 1960s–70s blocks, many of them renewal targets.
- New towers in Tochnit Lamed, Kikar Hamedina and Park Tzameret command the highest prices, with high service charges.
- Florentin and Jaffa are the relative bargains, with large block-by-block variation.
- Many pre-1990 flats have no mamad and rely on a building or public shelter.
Who lives here
Roughly half a million residents, younger, more secular and more often single than the national average. The north is wealthier and more family-oriented, about a third of Jaffa's residents are Arab, and a large Anglo community is spread across the city.
Getting around
The Red Line light rail opened in August 2023 and runs under central Tel Aviv to Jaffa and Bat Yam, with no Shabbat service. The Purple and Green Lines are under construction, with press targets of 2028 and around 2030, and the Ayalon railway line runs along the city's eastern spine.

Beware
- Large 4.5- and 5-room flats have fallen in value even as the city average rose.
- Gross rental yields are about 1.9%, leaving thin net returns.
- TAMA 38 expired on 18 May 2026, so renewal claims need a valid permit or a pinui-binui plan.
- Construction, cranes and light rail works are part of daily life in many districts.
- Parking is scarce and often allocated by custom rather than registered.
Check before you make an offer
- Ask whether the flat has a mamad, and if not, where the nearest shelter is and how long it takes to reach.
- Get the permit number or signed agreement behind any renewal claim, and check the municipal engineering file.
- Confirm whether a parking space is registered to the flat, and whether there is a lift or a plan to add one.
- In towers, get the monthly service charge and reserve fund balance in writing.
- Compare registered deals in the building and street, not the city headline, and walk the street late on a Thursday.
The verdict
Works well for
- Families who want to live without a car and walk to school, beach and work.
- Professionals whose offices are in the city.
- Secular or mixed-observance Anglos who want a cosmopolitan, English-friendly culture.
- Long-horizon buyers in prime neighbourhoods.
Harder to recommend for
- Investors seeking income.
- Large families needing five rooms and a garden on a mid-range budget.
- Anyone who needs certainty about parking and quiet.
Tel Aviv remains Israel's most desirable city, and the beach, culture and jobs are real. The market is less one-way than its reputation: large flats have fallen, yields are poor and much older stock lacks a safe room. In Tel Aviv you pay for the life, not the investment.
