Basel property prices 2026.
The Old North's smartest corner, with small flats at New North prices.
Basel is the Basel Street area in the Old North, running about 650 metres from Dizengoff to Ibn Gvirol, with upscale shops and cafés at its heart. Dirobot has no page for Basel itself, so the headline figures are for the Old North's northern part, which contains it; Basel Street's own 21 deals are shown under subareas. Flats are small and per-metre prices are among the highest in the city.
Data area: Proxy: Old North, northern part (dirobot 'הצפון הישן-החלק הצפוני'); dirobot has no Basel neighbourhood page. Basel Street alone is shown under subareas, and the recent deals listed are all on Basel Street

The area
What you get
- Mostly three- and four-storey blocks from the 1930s to 1950s, many on pillars.
- At the area median of about ₪3.75m, expect a small three-room flat of roughly 55–60 m².
- Renewed buildings with a lift and mamad trade well above unrenewed ones; recent Basel Street deals ran from about ₪56,000 to ₪82,000 per m².
- Many older blocks have no lift, no mamad and no private parking.
- Large flats are rare; a 181 m² six-room flat on a high floor sold for ₪13.1m in 2025.
Who lives here
A mix of young professionals, couples, families with young children and long-time owners. English is widely heard, and the area is a common first stop for English speakers moving to the city.
Getting around
The Green Line light rail is under construction along Ibn Gvirol at the street's eastern end, and its works disrupt traffic now. Buses run on Dizengoff, Ibn Gvirol and Arlozorov, and most of the city centre is walkable.
For the full picture of daily life, schools and community, read The Honest Guide to Basel.
Beware
- Basel Street alone recorded only 21 deals since 2023, so its own median moves a lot with each sale.
- Some registered deals are far below market, such as ₪1.125m for 70 m², and are likely partial or non-market transfers.
- TAMA 38 expired on 18 May 2026, so unrenewed buildings now depend on the Shaked Alternative or pinui-binui.
- Closed balconies, pillar-floor conversions and rooftop rooms are common and not always legal.
- Parking is scarce and the Green Line works along Ibn Gvirol add noise and traffic.
Check before you make an offer
- Confirm whether the building has been strengthened, or that any TAMA 38 permit was valid before 18 May 2026.
- Check whether the building is listed for preservation, which limits additions and renewal.
- Compare the flat with the approved plans in the building file, especially closed balconies.
- Confirm any parking or storage is registered to the flat in the Tabu or condominium order.
- Check school zoning for the exact address, as two sides of a street can differ.
The verdict
Works well for
- Couples and small families who want to walk to shops, cafés and the park.
- Buyers who value a liquid market in a well-known address.
- Olim who want an English-friendly landing in central Tel Aviv.
- Owners willing to pay more for a renewed building.
Harder to recommend for
- Families who need four or more rooms on a mid-range budget.
- Anyone who needs easy parking.
- Investors chasing rental yield.
Basel is the Old North at its most polished, with good shops, cafés and a liquid market. You pay New North prices per metre for smaller, older flats. Buy the building, not the street name.
