Bitzaron is a small east Tel Aviv neighbourhood between the Ayalon and the Yigal Alon office towers. Renewal is replacing old buildings street by street, and transport is strong. Prices per metre jumped in 2025 and now sit close to the city average.

Getting around

Tel Aviv HaShalom railway station is close, with the Red Line's Yehudit station across the Ayalon. The Purple Line, due in 2028, runs nearby, and metro stations are planned at HaShalom and near Yitzhak Sadeh.

  • The City Engineer has proposed raising permitted heights in southern Bitzaron from 15 to as much as 45 storeys; that is a proposal, not an approval.
  • Much of the 2025 price jump reflects new stock entering the register, not just older flats rising.
  • The metro and a possible roofing of the Ayalon are years away and should be treated as upside, not certainty.
  • Parking on the inner streets is tight, and flats without allocated spaces are harder to live in.

  1. Ask whether the building has a TAMA 38 permit issued before 18 May 2026, a signed pinui-binui or nothing, then check every adjacent plot.
  2. Find out what the deposited TA/5500 master plan and the City Engineer's proposals allow on your street.
  3. Confirm that any parking space is registered to the flat in the Tabu or condominium order.
  4. On the western edge, check the municipal file for residential use and any past workshop or garage use on the plot.
  5. For off-plan, check payments above 7% are secured under s.2 of the Sale (Apartments) (Assurance of Investments) Law 5735-1974.
