Park Tzameret registers at about ₪59,227 per square metre (median of 8 registered sales, Feb 2025–Apr 2026), which is number 11 of the thirty-nine neighbourhoods in this series. At that rate a 70 sqm three-room costs about ₪4.15m and a 100 sqm four-room about ₪5.92m. A three-room asks about ₪12,000 a month and a four-room about ₪20,000, against Tel Aviv averages of ₪10,123 and ₪13,824.
Park Tzameret in six numbers
Suits high-budget buyers who want a turnkey tower flat with concierge, a mamad, parking and a rail hub on the doorstep. Expect roughly ₪3.7-5.5M for a 3-room flat, ₪5.75M+ for a small 4-room and ₪6-14M+ for larger or high-floor units, plus ₪2,000-5,000 a month in fees. It makes more sense as a home than as an investment, because yields are about 2% and there is no renewal upside.
Good for executives, relocating professionals and olim who want security, amenities and quick rail and Red Line access without the running costs of owning. Budget about ₪12,000 for a 3-room and ₪18,000-27,000 for a 4-room flat, and confirm whether dmei nihul (often ₪1,300-2,000+) and arnona are added on top.
What Park Tzameret is
A purpose-built, gated-feeling district of about a dozen luxury residential towers, built from 2002 (Akirov Towers) to the early 2020s (Rom Tel Aviv, 50 floors). The plan allows about 1,743-1,747 flats in 12 buildings. Towers built from about 2010 include a mamad. Nothing here is older than about 25 years, so there is no Bauhaus or conservation stock. Residents are high-income business owners, affluent families, retirees, foreign residents and investors, and the area ranks 9/10 on the socioeconomic index. Streets inside the park are quiet and green because acoustic walls shut out Namir and the Ayalon, but daily life means lobbies, concierges and underground parking rather than street life.
Boundaries and parts
Approximately: Namir Road to the west, the Ayalon Highway and railway to the east (both sides screened by ~4.5 m acoustic walls), Pinkas Street / the Akirov (Tzameret) Towers corner to the north, and Yaakov Dori Street to the south, which separates the residential park from the Savidor Center/Arlozorov transport and office strip. About 133 dunams (13.3 ha). Boundary streets are compiled from Wikipedia and hon.co.il descriptions, not from an official municipal map.

Getting around
Right next to Tel Aviv Savidor Center (Israel Railways), the city's main rail hub. The Red Line light rail stops at Arlozorov/Savidor, and the Purple Line will end at the same terminal (completion expected 2028). The Arlozorov bus terminal and Namir Road bus lanes are close by. Cars reach the Ayalon Highway (Route 20) and Namir Road (Route 2) directly. A municipal plan to widen the Shipman bridge over the Ayalon for pedestrians and cyclists is in planning. Yarkon Park is within walking distance to the north.
Schools, parks and families
Inside the neighbourhood are the Yaffa Yarkoni state elementary school (small, about 7 pupils per class according to Madlan), the Tzamarot municipal secondary school on the Namir side, and public kindergartens on Pinkas and Nissim Aloni, including a state-religious kindergarten. In January 2025 the city decided to move the integrated secular-religious 'HaChinuch HaMeshutaf' elementary school to Park Tzameret. The park has lawns and play areas, and Yarkon Park is a short walk away. The beach is about 3 km west. There are few children compared with other north Tel Aviv areas, and a 2021 N12 report found residents opposing a secondary school over traffic. There is no English-medium school here; the nearest are elsewhere in the city.
English speakers
There is no established Anglo community, but many residents are international or foreign, and agencies market to English- and French-speaking buyers (e.g. Evenis, Israel Properties TLV). Religious life is limited: there is Chabad of Park Tzameret (Nissim Aloni 12, Rabbi Chaim Elimelech) and a state-religious kindergarten. Olim looking for an organised Anglo shul community usually find it in the Old North or Ramat Aviv rather than here.

What is for sale, and what is being built
Asking prices are what sellers hope for. Set them against section two, not in place of it. Computed by us as the median ₪/sqm of 10 Madlan for-sale listings captured 25 Sep 2026. Madlan showed 189 flats for sale. Many of the sampled listings were on low floors (1-3), which pulls the median below recent sold prices.

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Park Tzameret's four-room price it is worth ₪171,954 against the resident rate and ₪454,096 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.
Renting in Park Tzameret
These are asking prices, not signed rents. Rent depends heavily on floor, size and view. For example, 4-room flats of about 150 sqm on floors 42-44 of Nissim Aloni 2 ask ₪19,000-27,000. Tenants usually pay dmei nihul and arnona on top: one Sep 2026 listing for a 3-room, 83 sqm flat asks ₪12,000 rent plus ₪2,000 management plus about ₪717 arnona a month. Gross yields are about 2.1-2.3% (Bizportal, Jul 2026). Comparison: in Bitzaron, 3-room flats rent for about ₪9,100 and 4-room flats for about ₪11,000 (Bizportal, Sep 2026).

Rent against buying
At 3.5% gross — before the building committee, maintenance, empty months, management and tax — Park Tzameret is bought to live in or to hold, not for income. Net is typically a full point lower.
For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.
The buildings, and what is happening to them
Not relevant inside the park: every tower dates from 2002 or later, so there is no TAMA 38, pinui-binui or conservation stock, and Rom Tel Aviv filled the last residential plot. Supply is fixed at about 1,745 flats, and new stock comes only from resales. Across the Ayalon, Bitzaron/Ramat Israel and Yad Eliyahu are going through heavy pinui-binui. Off-plan units there sell at ₪52,000-63,000/sqm for 2029-2033 delivery, against ₪37,000-50,000/sqm for existing flats (Bizportal, Sep 2026). That fringe will be a construction zone for years, but it will also compete with Park Tzameret on new-build prices. The Ayalon bridge-widening plan (Shipman bridge) may improve walking links over the highway.
Specific to Park Tzameret
High management fees
Tower dmei nihul cover concierge, pools, gyms and lifts and are among the highest in the city. N12 reported about ₪17/sqm/month including VAT in 2021 (₪1,700 for 100 sqm). Current listings imply roughly ₪16-24/sqm: for example ₪2,000 a month for 83 sqm in a 50-floor tower (Sep 2026), and ₪3,200 a month for 140 sqm in NAM Tower (2020). A 200 sqm flat can cost ₪3,500-5,000 a month before arnona.
Arnona on large units
Tel Aviv charges residential arnona per sqm, and new towers carry the most expensive building codes. A third-party 2026 calculator puts the central/north zone at about ₪107-113/sqm/year up to 140 sqm and about ₪132-140/sqm/year above that tier. One listing shows about ₪717 a month for 83 sqm. On that basis a 250 sqm flat could pay roughly ₪33,000-35,000 a year. Check the exact code and zone for the specific unit with the municipality.
Very low rental yield
Gross yields are about 2.1-2.3% (Bizportal, Jul 2026), and fees are high. An investor who pays the management fees on an empty or lightly used flat can be close to zero net return. Price growth has also lagged: Calcalist noted in 2022 that the area was no longer the country's most expensive and had missed the wider price jump.
Big price spread between towers and floors
Prices in 2025-26 run from about ₪39,000 to ₪72,000/sqm depending on tower, floor and view. Some registered deals combine several units or record odd room counts: Madlan shows a 175 sqm '2-room' deal at ₪39,428/sqm. Use tower-specific, same-floor-band comparables, not neighbourhood averages.
Highway and rail edges
The park sits between the Ayalon Highway, the railway and Namir Road. Acoustic walls keep the inner streets quiet, but lower floors facing the edges hear traffic and trains, and lower floors in the older towers are priced accordingly (₪38,000-49,000/sqm). Air quality and years of Ayalon and transit-hub construction nearby are worth considering.
Purchase-group legacies and tower governance
Several towers were built by purchase groups (kvutzot rechisha). In 2020, 167 W Tower owners were sued for ₪24.2M over VAT on the original 2005 land deal. Before buying, check the tower's legal history, management company contract, reserve fund and any pending special assessments.
Few families
There are few children, the elementary school is small, and some residents opposed a secondary school. Families moving here should check kindergarten and school placement with the municipality early, and should expect to drive to most activities and Anglo community life.
When buying anywhere in Tel Aviv
The register, not the listing
Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.
Built area against the permit
Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.
Parking and storage "with the apartment"
Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.
Mortgage before contract
A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.
Off-plan: guarantees and linkage
Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.
Your own lawyer, a licensed broker
The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.
When renting anywhere in Tel Aviv
Check who owns it
Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.
The security is capped
The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.
Who pays the broker
Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.
Repairs and notice
Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.
Mamad, lift, parking, air conditioning
In much of Tel Aviv's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.
Oleh arnona discount
Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

Limits of the data. No official published median ₪/sqm or deal count for the last 12 months was found. The headline median is our own calculation from 8 registered 2025-26 deals shown on Madlan and Dirobot, not the full set of deals registered with nadlan.gov.il. No year-on-year % change found, so yoy_pct is null. The trend series mixes sources with different methods (2019 average, a single-building median, and a 2026 average) and is not a consistent series. Madlan lists two Bronze Towers deals dated 6 Jul 2025 (175 sqm '2 rooms' for ₪6.9M and 69 sqm '1 room' for ₪4.6M) that look like combined or misclassified units. Both were left out of the median and the examples. Only 1 registered 4-room and 1 registered 5-room sale from 2025-26 was found, so the by-room medians for those sizes are unreliable.
