At that rate a 70 sqm three-room costs about ₪3.22m and a 100 sqm four-room about ₪4.60m. A four-room asks about ₪10,000 a month, against a Tel Aviv average of ₪13,824.

Suits families with about ₪3.4–5.5M for a spacious 3–5 room flat in a quiet, green, high-status area with good state schools. A villa in old Tel Baruch needs ₪9–20M+. Buy to live, not to invest: prices have been flat at about ₪44–46k/sqm since 2023, and the market is illiquid.

Renting here

Good for families renting 4–5 rooms at about ₪10–12.5k who want space, parking, building pools and calm at a lower cost than seafront towers, and who drive. Poorly suited to singles, young couples and anyone who relies on public transport or wants small flats, which are scarce.

01The area

What Tel Baruch is

Tel Baruch has two parts. Old Tel Baruch was founded in 1947 by immigrants from Turkey and Bulgaria and is now one of the city's most expensive villa districts: houses on large plots sell for about ₪9–23M and land is priced at ₪23–30k per sqm. Tel Baruch North was built from the late 1990s. Over 70% of it is 4–8 storey residential buildings, many with pools and gyms, and the rest is villas. Both parts score 9/10 on the socio-economic index. Residents are mostly established secular Israeli families, and residents rate cleanliness and personal security very highly. The area is green, quiet and car-oriented: residents give public transport and entertainment their lowest ratings, and the beach is not within walking distance for most homes despite the name.

Boundaries and parts

North of the Yarkon, in Tel Aviv's north-east rather than on the seafront. Per hon.co.il: Kfar HaYarok and the Kiryat Shaul cemetery to the north, Moshe Sneh and Bnei Efraim streets to the east, the Ayalon highway to the west and Mivtza Kadesh Street to the south. KKL (Keren Kayemet) Boulevard divides the old villa neighbourhood from Tel Baruch North. Tel Baruch beach is on the coast about 3 km to the west, across the highway.

Getting around

The area is car-dependent. It sits beside the Ayalon highway and Route 2, and KKL Boulevard and Bnei Efraim are the main roads. Buses loop around the neighbourhood, and residents rate public transport 3.3/5 on Madlan. No light rail line serves Tel Baruch today. The Green Line's northern section, via Einstein and Sde Dov towards Herzliya and Ramat Aviv, is expected to open fully around 2030 per ynet in January 2026; its southern section is due in 2028. The nearest Israel Railways stations are on the Ayalon line near Tel Aviv University and Herzliya, reached by car or bus.

Schools, parks and families

State schools: Naomi Shemer primary in Tel Baruch North (K–6, about 65 pupils per grade) and Alharizi primary in old Tel Baruch (opened 1951). Yitzhak Shamir secondary school is listed for the area. hon.co.il reports schools scoring 84 on the Meitzav-type index against 69 citywide. There are about six municipal kindergartens in each part. The area has large public gardens, groves and playgrounds, and the Mikado Center for shopping. Tel Baruch beach, with lifeguards and a promenade, is about 3 km west, a drive or bike ride rather than a walk. There are no English-medium schools inside the neighbourhood.

English speakers

Tel Baruch is not an established Anglo hub, and we found no English-speaking synagogue or community in the neighbourhood itself. The nearest olim-friendly congregations are in Ramat Aviv: The Kehila (Modern Orthodox, Moritz Daniel 12) and Tiferet Shalom (Masorti, Tagore 26). Most English-speaking buyers here are affluent families wanting space and quiet rather than a community.

Across the 12 sales in this brief the price per square metre runs from ₪41,333 to ₪65,476. Floor, condition, a mamad, a lift, parking and whether the unit is new explain almost all of that spread.

What is for sale, and what is being built

Asking prices are what sellers hope for. Set them against section two, not in place of it. Derived from current Yad2 Tel Baruch North asking prices (Sep 2026), where most listings run ₪42.7k–50k per sqm. Bizportal (Aug 2026) puts the gap between asking and achieved prices at about 7–8%.

At Tel Baruch's rate a 70 sqm three-room is about ₪3.22m and a 100 sqm four-room about ₪4.60m. On the four-room an oleh pays ₪13,106 in purchase tax; an Israeli resident buying a sole home pays ₪125,538; a non-resident or anyone buying a second home pays ₪368,000.

The oleh relief, in one paragraph

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Tel Baruch's four-room price it is worth ₪112,432 against the resident rate and ₪354,894 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.

05Renting

Renting in Tel Baruch

Current Yad2 asking rents in Tel Baruch North are ₪10,200–10,500 for 4 rooms (100 sqm) and ₪12,000–12,500 for 5 rooms (115–150 sqm). These sit slightly above Bizportal's typical ₪10k and ₪12k, and Madlan gives an average of ₪11,500 across all sizes. Small flats are rare. The only live listings found were a 2.5-room flat on Bnei Efraim at ₪7,500 and a 3-room garden flat on Aharon Becker at ₪12,500, which is not representative, so no 2- or 3-room figure is given. Houses in old Tel Baruch rent for ₪21,750–35,000 a month, and gross yields are only about 2.6–3%.

On a four-room at ₪10,000 a month. Security is capped at the lesser of three months' rent or a third of the total rent, and must be returned within 60 days of the end of the lease.

Rent against buying

Without a reliable three-room rent there is no like-for-like yield figure for Tel Baruch.

For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.

06Urban renewal and stock

The buildings, and what is happening to them

Tel Baruch North was built from the 1990s onward, so there is little TAMA 38 or pinui-binui activity; we found no specific projects. Old Tel Baruch is a low-density villa area where renewal means individual plots being rebuilt as large new houses; land trades at ₪23–30k per sqm. The big change nearby is the Sde Dov quarter on the former airport to the west: thousands of new units in towers at ₪49–90k per sqm, with the Green Line light rail. Bizportal (Aug 2026) sees it as direct competition that is drawing demand away from Tel Baruch North's resale flats.

07Things to beware of

Specific to Tel Baruch

Not actually by the sea

The neighbourhood lies east of the Ayalon highway and Route 2. Tel Baruch beach is about 3 km away across the highway. Buyers expecting a beachfront tower should look at Sde Dov instead, at a much higher price per sqm.

Very thin, slow market

Bizportal counted only 7 registered apartment sales in Tel Baruch North in the 12 months to mid-2026, down from 17 two years earlier. Old Tel Baruch went nine months without a single registered deal. Expect a long sale when you exit, and treat any medians with caution.

Sde Dov competition

Hundreds of new flats next door are being sold with 20/80-style payment terms and developer discounts, some from ₪49k/sqm, close to resale prices here. That new supply caps price growth for 20-year-old resale stock and gives buyers bargaining power.

Asking vs sold gap

Listings typically ask ₪42–50k/sqm while registered deals cluster around ₪44–46k. Bizportal measures the gap at about 7–8%, so open negotiations below the asking price and check comparables on nadlan.gov.il.

Low rental yield

A 4-room flat bought for about ₪4.2M rents for about ₪10k a month, a gross yield of about 2.6–3%. Houses in old Tel Baruch yield even less, so the area makes more sense to live in than as an investment.

Building fees and ageing amenities

Many Tel Baruch North buildings have pools, gyms and saunas. That raises monthly va'ad bayit fees, and the 20–25-year-old systems in them will need expensive upgrades. Ask for the building's budget and planned works before signing.

Car-dependent until the light rail

There is no rail station within walking distance, and the Green Line's northern section is not expected before about 2030. Residents rate public transport and nightlife lowest. Budget for a car, and two parking spaces for families.

When buying anywhere in Tel Aviv

The register, not the listing

Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.

Built area against the permit

Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.

Parking and storage "with the apartment"

Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.

Mortgage before contract

A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.

Off-plan: guarantees and linkage

Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.

Your own lawyer, a licensed broker

The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.

When renting anywhere in Tel Aviv

Check who owns it

Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.

The security is capped

The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.

Who pays the broker

Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.

Repairs and notice

Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.

Mamad, lift, parking, air conditioning

In much of Tel Aviv's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.

Oleh arnona discount

Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

08Before any offer or lease

Six checks on every apartment in Tel Baruch

  1. The registered sales in that building, not the neighbourhood figure. The spread in section two is the reason.
  2. Tabu extract and permits: who owns it, what is registered against it, and whether the area offered is the area permitted.
  3. Mamad, lift, parking and storage confirmed in writing, and parking checked as a registered attachment.
  4. Renewal status of the building and the street: any TAMA 38 or pinui-binui agreement, its stage and the level of owner consent.
  5. Running costs in writing: arnona for the exact address, the building committee, and any management company charge.
  6. For olim, the 12A relief confirmed before contract: the window, that it is unused, and that the purchase is a residence.

Limits of the data. Figures for Tel Baruch North apartments and for the old Tel Baruch houses are reported separately. There is no combined median, and the headline ₪46k/sqm covers Tel Baruch North flats only. No reliable median ₪/sqm for old Tel Baruch houses, only individual deals (about ₪34–55k per built sqm) and land at ₪23–30k per sqm. The deal count differs between sources: Bizportal gives 7 in the last 12 months, while Dirobot shows 17 with area data in calendar 2025. The year-on-year figure (+1.4%) is Dirobot's 2025 vs 2024 median; no official 2026 year-on-year figure was found.
