Tel Mond registers at about ₪25,301 per square metre (median of 153 registered sales, Jan 2023–Mar 2026 (pooled), houses and flats together), which is number 24 of the fifty cities in this series. At that rate a 70 sqm three-room costs about ₪1.77m and a 100 sqm four-room about ₪2.53m. A three-room asks about ₪5,220 a month and a four-room about ₪9,200, against Tel Aviv averages of ₪10,123 and ₪13,824.
Tel Mond in six numbers
Tel Mond suits families who want a semi-detached house with a garden, good primary schools and an established Anglo, Modern Orthodox-friendly community at Sharon prices below Ra'anana; expect ₪4.2–5.5m for a house. Flat buyers should look at Wolfson (median about ₪1.9m) and track the Eli Cohen renewal, but liquidity is thin and the town is car-dependent.
Rentals are scarce: only about 24 live listings were found in October 2026, and most are houses at ₪10,000–15,000 a month, so start the search early and use the Anglo network and the Mevaser Zion welcome group. Flats are cheap (₪4,000–6,000 for 2–3 rooms in Wolfson and Eli Cohen), but there are very few of them.
What Tel Mond is
Tel Mond was founded in 1929 by Alfred Mond (Lord Melchett), whose Palestine Plantations Company planted citrus groves; the moshava followed in 1933, and the surrounding villages were merged into a local council in 1954 (Wikipedia). It has about 14,800 residents (14,771 in 2024, Wikipedia) and covers some 8 sq km. Roughly 90% of homes are semi-detached houses (Anglo-List), with apartment blocks mainly in Wolfson and Eli Cohen and newer boutique low-rise in the Western neighbourhood. The town is quiet, green and family-oriented: residents rate safety 4.5/5 and schools 4.4/5, but public transport only 2.2/5 (Madlan resident survey, 36 respondents).
Boundaries and parts
A local council in the central Sharon, east of Netanya and north of Kfar Saba, covering about 8 sq km (Wikipedia). Its neighbours include Kfar Hess, Herut and Ein Vered; Even Yehuda lies to the north-west. It is a small, low-density town reached from Highway 4 to the west and Highway 57 to the north.
- HaMa'aravit (the Western neighbourhood, השכונה המערבית): the main newer quarter of cottages, duplexes and low-rise boutique buildings around HaNote'a and HaKorem streets. Projects here include Shpunder Ritov, Le Mond, VillaMond and Ofek Hadash BaSharon. Madlan records 389 deals here, with an average listing price of ₪4,325,000 (Madlan, Oct 2026). It holds most of the town's rental stock (Realta, Oct 2026).
- HaYe'arot (the Forests, היערות): a newer quarter of semi-detached cottages and two-family homes on the 'Ya'ar' streets (Ya'ar Horshim, Ya'ar Lahav, Ya'ar Beit Keshet), looking out over Kfar Hess, and including Azorim's YAROK plots. Dirobot median ₪24,857/sqm on 5 deals (2023–Mar 2026). Ya'ar Horshim is the busiest street in town, with a median of ₪4,270,000 on 28 deals (Dirobot).
- Wolfson (וולפסון): the apartment quarter, with 6–9 floor blocks on HaDekel (Palm) Street, among the few tall buildings in town. Dirobot median ₪1,875,000 and ₪25,536/sqm on 16 deals (2023–Mar 2026). It has the cheapest rents, averaging ₪4,433 (Realta, Oct 2026).
- Eli Cohen & Sprinzak (אלי כהן ושפרינצק): older 3-floor 'rakevet' (railway-style) blocks plus smaller flats. Dirobot median ₪1,952,500 and ₪31,231/sqm on 14 deals; the per-sqm figure is pushed up by small units. This is the site of the approved 370-unit pinui-binui (demolish-and-rebuild) scheme (Nadlan Center, Nov 2025).
- Avnei Chen (אבני חן): a private-house quarter on gemstone-named streets such as HaShoham. It has too few deals for a Dirobot median (3 deals); houses are listed at ₪4.7–5.5m (Madlan, Oct 2026).
- HaPrachim / old moshava core: the original 1929–1933 moshava and the older private-house streets (HaNarkis, HaDuvdevan, HaLimon) on large plots. HaDuvdevan has a median of ₪5,200,000 on 15 deals (Dirobot).
- Anglo pockets: English speakers cluster in Tziporim, Giron, Rigashot and Achuzat Adarim (Anglo-List).
Getting around
There is no railway station in town. The nearest is Beit Yehoshua on the coastal line, about 20 minutes by train to Tel Aviv (Anglo-List). Highways 4 and 57 run just outside the town, giving road access to Netanya (about 10 minutes to the beaches), Ra'anana (about 15 minutes) and Kfar Saba (Anglo-List). Buses are limited (routes such as 55 towards Netanya and Herzliya and 626/642 to Kfar Saba, per Rome2Rio), and residents rate public transport only 2.2/5 (Madlan survey). In practice most families need a car, often two.
Schools, parks and families
There are three state primary schools, Nof Yaldut, Nitzanim and Shalanu, and one state secondary, Beit Hinuch Rabin (grades 7–12) (Madlan). Ohr Torah is the national-religious primary school; Anglo-List reports it scored highest in national tests among religious schools in the Sharon and runs English-language classes and one-on-one Hebrew support for newcomers. HaYe'arot alone has six council kindergartens (Madlan). Residents rate community feeling 4.2/5 and safety 4.5/5 (Madlan, 36 respondents).
English speakers
Tel Mond has a long-established Anglo community of both religious and secular families. Its hub is the Mevaser Zion synagogue, whose members are mostly Modern Orthodox English speakers and which runs a welcome programme for new olim (contact telmondolim@gmail.com, mevaser.org.il) (Anglo-List). A "from" price is the cheapest unit, on the lowest floor, in the smallest configuration. Ask every developer for the price list by floor and the schedule of areas in writing, and ask what the price is on the ordinary payment schedule rather than a deferred one.

At Tel Mond's rate a 70 sqm three-room is about ₪1.77m and a 100 sqm four-room about ₪2.53m. On the four-room an oleh pays ₪2,757 in purchase tax; an Israeli resident buying a sole home pays ₪22,043; a non-resident or anyone buying a second home pays ₪202,408.

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Tel Mond's four-room price it is worth ₪19,287 against the resident rate and ₪199,651 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.
Renting in Tel Mond
The rental market is small and split by stock: Realta shows a median asking rent of ₪10,850 across 24 listings, because most are houses in HaMa'aravit (average ₪12,497), while flats in Wolfson and Eli Cohen average about ₪4,400–4,800. Typical listings are a 3-room, 80 sqm flat with a mamad (safe room) at ₪5,700 in Eli Cohen, a 4-room, 100 sqm flat at ₪9,200 in HaMa'aravit, and houses at ₪13,000–15,000 (Madadirot gives ₪13,170 for 6 rooms).

How these figures are based
Gross yield = twelve months' three-room asking rent against a 70 sqm three-room at each city's price per sqm. Netanya, Kfar Saba, Shoham, Neve Daniel, Pardes Hanna, Yavne, Har Adar, Tzur Hadassah and Karnei Shomron are left out: no reliable three-room rent is published for them. On a three-room at ₪5,220 a month. Security is capped at the lesser of three months' rent or a third of the total rent, and must be returned within 60 days of the end of the lease.
Rent against buying
At 3.5% gross — before the building committee, maintenance, empty months, management and tax — Tel Mond is bought to live in or to hold, not for income. Net is typically a full point lower.
For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.
The buildings, and what is happening to them
The main renewal scheme is the Eli Cohen compound, bounded by Iris Street to the north, Savion Street to the west and the Nahal Hiyut stream to the south. It would replace 5 three-floor buildings (102 flats) with 370 units in 8–10 floor towers plus commercial space; Av-Gad and Shpunder & Fadlon are developing it with the Government Authority for Urban Renewal (ice, Feb 2024; sf-group.co.il). The council objected over density, parking (1:1.3 against its 1:1.5 standard), public space, the 25.2% developer profit and the town's 'rural-urban' character. The appeals board rejected the objection in November 2025 (Nadlan Center, 10 Nov 2025). Elsewhere, renewal is limited to the Wolfson blocks; most of the town is houses, where owners extend or rebuild individually.
Specific to Tel Mond
The median mixes houses and flats
Dirobot's ₪25,301/sqm pooled median covers a stock that is mostly houses, with an overall median deal of ₪4.2m. Flats in Wolfson and Eli Cohen trade at about ₪1.9–2.0m (median), while semi-detached houses in HaYe'arot and the old streets sell for ₪4.3–5.5m. Compare like with like, not with the town headline.
Small sample, house-weighted
Only 153 registered sales were captured over more than three years, and Madadirot counts just 35 sales in the past 12 months. A handful of large houses or new-build sales can move any monthly or yearly average a long way. Treat short-term 'trend' claims with caution.
Odd records in the register
The Dirobot and Madlan feeds include clear partial-share or mis-recorded sales, such as a 91 sqm flat at HaDekel 70 for ₪800,000 (Feb 2026) and a 41 sqm '4.5-room' unit for ₪2.6m. Check the Tabu (land registry) extract and the deal type before using a neighbour's sale as a comparable.
Car-dependent town
There is no train station inside Tel Mond, buses are sparse and residents score public transport 2.2/5. Teenagers depend on lifts, and a commute to Tel Aviv usually means driving to Beit Yehoshua or onto Highway 4 or 2. Budget for two cars.
Eli Cohen renewal disruption
The approved 370-unit, 8–10 floor scheme will bring years of demolition and construction, and much denser traffic, to a neighbourhood the council itself argued lacks parking and public space. Buyers near Iris and Savion streets should check the plan's phasing. Owners inside the compound should take independent legal advice before signing with the developer.
Leasehold and plot terms on newer land
Much of the newer stock was built on Israel Land Authority (RMI) tender land under 98-year leases with a renewal option, for example tender MR/57/2014 (Gamla Harel). Other quarters, such as Azorim's YAROK, were sold as private land with self-build plots. Confirm whether title is freehold or ILA leasehold, that the lease is registered or at least recorded with the developer's bank, and whether any capitalisation or consent fees are outstanding.
Off-plan and self-build timelines
Many 2025–2026 deals are developer sales in boutique projects (Shpunder Ritov, Plot 2201 HaMa'aravit, MON:DU), which are often unregistered at completion. Insist on a Sale Law (Sale of Apartments Law) bank guarantee, and allow time for registration in the Tabu before a resale or a full-rate mortgage. Self-build plots, such as YAROK, add construction-cost and permit risk on top of the land price.
When buying anywhere in Israel
The register, not the listing
Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.
Built area against the permit
Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.
Parking and storage "with the apartment"
Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.
Mortgage before contract
A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.
Off-plan: guarantees and linkage
Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.
Your own lawyer, a licensed broker
The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.

Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.
The security is capped
The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.
Who pays the broker
Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.
Repairs and notice
Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.
Mamad, lift, parking, air conditioning
In much of Israel's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.

Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

At the registered rate a 70 sqm three-room apartment costs about ₪1.77m and a 100 sqm four-room about ₪2.53m. New-build and renovated apartments sell above that; older walk-ups without a lift or safe room sell below it.
How much is rent in Tel Mond?
Asking rent for a three-room apartment in Tel Mond is about ₪5,220 a month, and about ₪9,200 for a four-room. Twelve months' rent against a 70 sqm three-room at the registered rate gives a gross yield of about 3.5%.
How much purchase tax does a new oleh pay in Tel Mond?

Is Tel Mond a good place to buy?
Tel Mond suits families who want a semi-detached house with a garden, good primary schools and an established Anglo, Modern Orthodox-friendly community at Sharon prices below Ra'anana; expect ₪4.2–5.5m for a house. Flat buyers should look at Wolfson (median about ₪1.9m) and track the Eli Cohen renewal, but liquidity is thin and the town is car-dependent.
Is Tel Mond a good place to rent?
Rentals are scarce: only about 24 live listings were found in October 2026, and most are houses at ₪10,000–15,000 a month, so start the search early and use the Anglo network and the Mevaser Zion welcome group. Flats are cheap (₪4,000–6,000 for 2–3 rooms in Wolfson and Eli Cohen), but there are very few of them.

Six checks on every apartment in Tel Mond
- The registered sales in that building, not the city figure. The spread in section two is the reason.
- Tabu extract and permits: who owns it, what is registered against it, and whether the area offered is the area permitted.
- Mamad, lift, parking and storage confirmed in writing, and parking checked as a registered attachment.
- Renewal status of the building and the street: any TAMA 38 or pinui-binui agreement, its stage and the level of owner consent.
- Running costs in writing: arnona for the exact address, the building committee, and any management company charge.

Limits of the data. Dirobot's Tel Mond page gives only the pooled median (₪25,301/sqm, 153 deals, Jan 2023–Mar 2026). It does not break out yearly medians, deal counts by year or room-count medians, so 'trend' is empty and yoy_pct is null. Dirobot's pooled median mixes houses and apartments; no separate house and apartment medians were available. The neighbourhood medians (Wolfson ₪25,536/sqm, Eli Cohen ₪31,231/sqm, HaYe'arot ₪24,857/sqm) serve as a rough proxy. The by_rooms figures are Madadirot second-hand AVERAGES, not medians, and come with no sqm; they are kept for orientation only. The 153-deal count looks low for a town of about 15,000; Madlan counts 389 deals in the Western neighbourhood alone across a longer period. Dirobot's coverage may be partial.
