Dimri Yama, Sde Dov: Living Above a Hotel and What You Pay for It.

From the Tel Aviv Property Index

Yama TLV is Y.H. Dimri's 458-home project in southern Sde Dov, and unlike most of its neighbours it includes an actual hotel: a business hotel of about 70 rooms in one of its four buildings. Dimri's 2025 sales averaged about ₪82,600 per m², around 47% above the district's registered-sales median, while the company is reported to value its own unsold stock nearer ₪73,200. This page looks at what a hotel in the building means for owners, and what that price gap tells you.

What Yama actually is

The plot was won in a 2021 state tender by a company in the Hanan Mor group. After that group ran into financial difficulty, Dimri bought it in July 2024 through the group's settlement administrator for about ₪1.1 billion plus VAT.

The scheme, as reported by Nadlan Center (July 2024 and December 2025), is:

  • 458 homes in two towers of 39 and 16 floors and two buildings of 8–9 floors, over shared underground parking;
  • about 1,500 m² of commercial space across three buildings;
  • a hotel of about 70 rooms, about 2,500 m² gross, in one building;
  • resident facilities including a rooftop infinity pool, an indoor pool, a spa, a gym and a hosting kitchen.

Dimri ran a quiet pre-sale and launched marketing in December 2025. At that point it held an excavation and shoring permit, not a full building permit. We found no confirmed delivery date in the reports we checked; on a typical build from this stage, occupancy is likely around the end of the decade or later. Treat any date you are given as a hope, not a date.

A hotel in the building: what changes for owners

This is the point that sets Yama apart. The homes are sold as homes. The hotel is a separate commercial component. We found no report that hotel rooms are being sold to individual buyers, and no rental pool for the apartments.

Living in a mixed-use scheme with a hotel brings practical questions:

  • Shared systems and costs. Parking, entrances, plant rooms and some facilities may be shared. How costs split between hotel, shops and homes is set in the condominium bylaws (takanon). A bad split can leave residents paying for commercial wear and tear.
  • Who controls the facilities. Ask whether the spa and pools are residents-only common property, or run with or by the hotel. If hotel guests use them, the bylaws should say who pays.
  • Traffic and noise. A business hotel brings taxis, deliveries and visitors. Check where its entrance and drop-off sit relative to your building.
  • Arnona. The hotel and shops are charged as businesses. Your flat should be charged as a home. Confirm your unit is a separate residential unit in the permit. See our arnona guide.

None of this is unusual or a reason to walk away. It is a reason to read the takanon draft before you sign, not after.

The price: three numbers that do not agree

Yama is a useful case because the published numbers pull in different directions.

Measure ₪ per m² vs area median (₪56,051)
Launch entry price: 2-room, 56.5 m², ₪3.75m (Dec 2025) about 66,400 +18.4%
Company's value for unsold stock (as reported; not independently verified) about 73,200 +30.6%
2025 average achieved (Psagot Sigma, Apr 2026) 82,600 +47.4%

Working: 82,600 ÷ 56,051 = 1.474, so a 47.4% premium. The other rows use the same method.

The gap between ₪82,600 achieved and ₪73,200 expected on remaining stock matters. In our view it suggests the early sales were the best units or the friendliest buyers, and that later units may sell for less. Globes reported in May 2026 that four of the nine Q1 2026 sales went to related parties of the company's controlling shareholder, at nearly ₪6 million each. Insider purchases are legal and often a sign of confidence. They are also not arm's-length evidence of market value.

Psagot Sigma's April 2026 review put Yama's 2025 average as the highest in Sde Dov, just above Israel Canada's Rainbow at ₪81,700. Yet the comparison is thin: by the end of Q1 2026 Dimri had sold roughly 40–50 homes out of 458.

What does the hotel add? We cannot isolate it, and nobody else can either. A business hotel brings services nearby but no income to owners. Most of the premium reflects location, views, design names and early-phase pricing.

Resale liquidity

Liquidity is Yama's main risk, and it is a timing problem.

  • The developer has most of the stock. With around 400 homes unsold in mid-2026, anyone reselling before delivery competes with Dimri directly.
  • Long build. A full building permit had not been reported at launch. Your money is tied up for years, with indexation running.
  • Supply wave. Neighbouring Sde Dov projects, several of them hundreds of homes each, will deliver into the same streets.

On the positive side, smaller entry units around ₪3.75 million are easier to resell than ₪9 million apartments. A mixed hotel-and-retail scheme can also feel more lived-in early on.

The legal checks

  • Permit stage. Ask exactly which permit has been issued. A digging permit is not a building permit.
  • Payment security. Every payment above 7% must be secured under s.2 Sale (Apartments) (Assurance of Investments) Law 5735-1974. With an early-stage project, never pay into an account without a guarantee.
  • Indexation. Only the first 20% of the price is unlinked. At most half of each later payment may be index-linked. Over five or six years, that adds up.
  • Delay compensation. For contracts from 7 July 2022, s.5A Sale (Apartments) Law 5733-1973 (after Amendment 9) sets the delay compensation ladder. Check the delivery date and any "force majeure" wording.
  • Condominium order. Under s.6 of the Sale (Apartments) Law, the developer must act to register the condominium within a set time. In a mixed scheme, check how the hotel and shops will be registered: as separate units, and outside residents' shared costs where possible.

Our guide to the purchase contract covers these clauses in detail.

Tax and finance: an entry-level example

Using the ₪3.75 million launch price for a 2-room flat, 2026 purchase tax is:

Buyer Purchase tax
Single home about ₪83,000
Oleh within the Reg 12A window about ₪8,900
Foreign resident or additional home about ₪300,000

At this price the oleh benefit is at its most valuable, because the whole price falls within the 0.5% band.

Directive 329 caps bank lending at 75% for a single home, 70% for a replacement and 50% for an additional home. Many banks also apply 50% to non-residents as policy. Read Israeli mortgage tracks before choosing a mix.

Who it suits

Yama suits buyers with a long horizon who want a new Sde Dov home at the lower end of the project's range, and olim within the Reg 12A window buying a first, smaller home. It may also suit those who like the idea of hotel services and a café next door.

It is harder to justify for investors wanting rent soon, or for anyone who needs to sell within a few years. It also suits poorly anyone who expects the hotel to pay them anything: it won't.

Before you act: what to check

Permit status.Get the permit number and type, and check whether the full building permit has been issued.

The draft takanon.Read how costs split between homes, the hotel and the shops, and who controls the pools and spa.

Your unit's designation.Confirm in the permit that your unit is residential, not part of the hotel.

Price against stock value.Compare your quoted ₪/m² with the roughly ₪73,200 the company is reported to have used for unsold stock, and with the registered deals in our Sde Dov brief.

Guarantees from the first payment over 7%.Confirm the bank and the guarantee type.

Delivery and indexation.Model indexation to a realistic date, not the brochure's.

The hotel's access.Find out where hotel traffic, deliveries and guests enter, compared with your building.

Questions people ask

Is Yama a branded residence?

No. It is a residential project that includes a separate business hotel. We found no hotel brand, operator or rental pool for the apartments.

Can I buy a hotel room as an investment?

We found no report that the hotel rooms are offered to individual buyers. If anyone offers you one, it is a different product with different rules, and needs its own legal review.

Why is the average price higher than the launch price?

The launch price is an entry-level 2-room unit. The average is pulled up by higher floors, larger units and the sea view.

Will the hotel make the flat easier to let?

Possibly, through activity and services nearby. But the hotel competes for short stays, and owners receive no income from it.

The bottom line

Yama has a strong site and a genuine hotel in the mix, which few Sde Dov projects can say. But its published averages rest on a small number of sales, some to related parties, and the company itself is reported to value remaining stock about 11% lower.
