Gedera property prices 2026 גדרה
Gedera registers at about ₪25,000 per square metre (median of 402 registered sales, Jan 2023–May 2026 (pooled)), which is number 25 of the fifty cities in this series. At that rate a 70 sqm three-room costs about ₪1.75m and a 100 sqm four-room about ₪2.50m. A three-room asks about ₪5,740 a month and a four-room about ₪7,830, against Tel Aviv averages of ₪10,123 and ₪13,824.
Gedera in six numbers
Gedera offers larger new-ish family flats and cottages at about ₪25,000/sqm. A 4-room flat costs about ₪2.2–2.6m and a 5-room cottage about ₪3.1m, which is less than comparable space closer to Tel Aviv. Buy resale in Gedera HaTzeira, Azorei Gedera or Golda, and avoid the agricultural land-share schemes being sold on the back of the western expansion.
Rent first if you are unsure about the commute or about living without an Anglo community. Expect about ₪5,700 for a 3-room flat and ₪6,300–7,800 for a 4-room flat. Supply is thin, so act quickly on well-kept family flats in Gedera HaTzeira.
What Gedera is
Gedera is a former moshava founded in 1884 by the Bilu pioneers. It now has about 31,400 residents (Wikipedia, 2024) and is in socio-economic cluster 7 of 10 (BE106). It has a large Yemenite-origin population, historically put at about half the town, and an Ethiopian-Israeli community (Wikipedia). Since the 2010s, Gedera HaTzeira, Azorei Gedera and the Golda neighbourhood have added family flats and cottages. Registered resales run at a pooled median of ₪25,000/sqm and ₪2.75m (Dirobot, 2023–May 2026), roughly the same per sqm as Rehovot but with larger units.
Boundaries and parts
Gedera is a local council in the southern Shfela (coastal plain), in the Central District. It is about 13 km south of Rehovot, east of Yavne and Ashdod and north of Kiryat Malakhi (Wikipedia; Hamamat HaNadlan). The town sits on seven low hills rising to about 80 m. Kedron adjoins it to the north-east, and the land between Gefen Street in Kedron and Tziona Tzarfat Boulevard in Gedera is zoned for a planned 1,349-unit neighbourhood (BE106). Route 40 runs north–south through the town, and the planned western quarter (Complex 8) lies west of it (Gedera HaYom). Highway 7 runs along the town's edge and links to Highway 6 (Wikipedia).
- Gedera HaTzeira (Young Gedera): the largest and newest resale market, with flats in 4–9 floor blocks plus cottages (Tzala, Alon, Dolev, Dafna, Haim Herzog streets). Median ₪2.52m and ₪25,882/sqm across 97 deals on the city page. The neighbourhood page shows ₪25,714/sqm across 105 deals, with yearly medians of ₪23,987 (2023), ₪25,903 (2024), ₪25,853 (2025) and ₪23,770 (2026 to May, 11 deals) (Dirobot).
- Azorei Gedera (Gedera regional/zones): newer low-rise flats and three-storey cottages (Tzivoni, Yasmin, Iros, Savion streets). Median ₪2.34m and ₪25,905/sqm across 37 deals, Feb 2023–Apr 2026 (Dirobot).
- Golda (Golda Meir, east Gedera): built from 2017, with about 1,350 units (Hamamat HaNadlan). Much of it was sold under Mechir Lamishtaken, alongside free-market flats by Effi Capital (Gedera HaYom; BE106). Median ₪2.5m and ₪23,939/sqm across 20 deals (Dirobot).
- Givat HaIriyot: established area. Median ₪2.31m and ₪23,336/sqm across 22 deals (Dirobot).
- Achuzat Gedera and Nofesh: larger, higher-end homes. Achuzat Gedera median ₪3.755m (₪26,696/sqm, 10 deals) and Nofesh ₪3.3m (₪26,923/sqm, 7 deals) (Dirobot).
- HaMoshava (historic centre) and HaMoshava HaGermanit: the old Bilu-era core, with older stock and plots. HaMoshava median ₪1.49m (₪20,123/sqm, 29 deals). HaMoshava HaGermanit median ₪4.114m (₪17,854/sqm, 6 deals), which points to large plots and houses (Dirobot).
- Neve Moshe, HaPoalim, Kfar Uriel, HaBiluyim: older, cheaper areas in socio-economic cluster 6. Neve Moshe ₪25,000/sqm (9 deals) and HaPoalim ₪22,186/sqm (8 deals) (Dirobot; BE106 cluster table, 2019 data).
- Reshafim, Tzameret, Kfar Elihu, Nahal HaNesher: grouped with Achuzat Gedera in cluster 7 (BE106). Large 6-room homes with a mamad (safe room) appear in Reshafim rental listings (Realta).
- Givat HaZeitim, Neve Shalom, Ganei Gedera: none of these names appears as a separate neighbourhood in the Dirobot or BE106 tables, so no figures are given for them. The large new-build areas covered by the data are Gedera HaTzeira, Azorei Gedera and Golda.
- West Gedera (Complex 8) and South-West: planned new quarters. Complex 8 covers about 1,400 dunams with 3,000–3,200 units, and South-West about 200 dunams with about 903 units. Neither has been approved yet (Erra; Hamamat HaNadlan).
Getting around
Gedera has no railway station of its own. Rome2Rio lists no direct train route from Tel Aviv. The nearest stations are at Yavne and Kiryat Malakhi, about 15 minutes away, and there is also Rehovot (Hamamat HaNadlan; Wikipedia). By car Tel Aviv is about 30 minutes off-peak (Rome2Rio) and about 40 minutes to the centre (Hamamat HaNadlan). Highway 7 links the town to Highway 6, and Route 40 runs through it. Egged bus 301 runs from Tel Aviv Central Bus Station every 30 minutes and takes about 1 hour 4 minutes. Line 277 from Rabin Square takes about 1 hour 6 minutes (Rome2Rio).
Schools, parks and families
Gedera is a family town. The newer neighbourhoods (Gedera HaTzeira, Azorei Gedera, Golda) were built around young families, and the 2019 socio-economic ranking put them in cluster 7–8 (BE106). The town is described as green and quiet (Wikipedia). Herzfeld geriatric and rehabilitation hospital is a local employer, and a 1,000-dunam employment zone (Complex 6) is planned for high-tech and light industry (Hamamat HaNadlan). No school-level data were found for this brief. Families should check the state and state-religious school options in the neighbourhood they are considering with the local council.
English speakers
Gedera does not have an established Anglo community like Modi'in, Ra'anana or Rehovot. No organised English-speaking shul or community structure was found in the sources searched. Nefesh B'Nefesh keeps a Gedera community profile, but the page could not be read (rate-limited). The Anglo-Saxon real estate chain has a Gedera branch with English-language listings. Gedera suits olim who are comfortable in a largely Hebrew-speaking, traditional Israeli town, and Rehovot, with an established Anglo community, is about 13 km north.

Across the 12 sales in this brief the price per square metre runs from ₪20,086 to ₪27,467. Floor, condition, a mamad, a lift, parking and whether the unit is new explain almost all of that spread.
No year-by-year series is published for Gedera; the headline figure pools every registered sale since January 2023, which smooths out the 2025–26 softening.

What is for sale, and what is being built
Asking prices are what sellers hope for. Set them against section two, not in place of it. Madlan for-sale listings, Gedera (111 listings, read 2 Oct 2026). Madadirot counts 355 for-sale listings across portals and an average of ₪23,888/sqm, but does not say whether that figure is asking or sold, so it is not used as the typical asking price.

A "from" price is the cheapest unit, on the lowest floor, in the smallest configuration. Ask every developer for the price list by floor and the schedule of areas in writing, and ask what the price is on the ordinary payment schedule rather than a deferred one.
What buying here actually costs
At Gedera's rate a 70 sqm three-room is about ₪1.75m and a 100 sqm four-room about ₪2.50m. On the four-room an oleh pays ₪2,606 in purchase tax; an Israeli resident buying a sole home pays ₪20,538; a non-resident or anyone buying a second home pays ₪200,000.

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Gedera's four-room price it is worth ₪17,932 against the resident rate and ₪197,394 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.
Renting in Gedera
Madadirot gives an overall average rent of ₪5,618 and a gross yield of 2.33%. Its 4-room figure (₪7,830) is high next to Madlan's all-unit average of ₪6,300. The rental market is thin: Realta counted only 38 listings (median ₪4,500, average ₪5,807, 16 Sep 2026), from a 3-room flat in Gedera HaTzeira at ₪6,300 to 6-room homes in Reshafim at ₪8,500–11,200.

How these figures are based
Gross yield = twelve months' three-room asking rent against a 70 sqm three-room at each city's price per sqm. Netanya, Kfar Saba, Shoham, Neve Daniel, Pardes Hanna, Yavne, Har Adar, Tzur Hadassah and Karnei Shomron are left out: no reliable three-room rent is published for them. On a three-room at ₪5,740 a month. Security is capped at the lesser of three months' rent or a third of the total rent, and must be returned within 60 days of the end of the lease.
Rent against buying
At 3.9% gross — before the building committee, maintenance, empty months, management and tax — Gedera is bought to live in or to hold, not for income. Net is typically a full point lower.
For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.
The buildings, and what is happening to them
Urban renewal is small compared with the new-neighbourhood pipeline. Four complexes are planned (Struma, Shapira, Gad Weizman–HaAtzmaut and HaUmanim): 404 existing units would be demolished and 1,849 built (Hamamat HaNadlan). No approval dates or developer selections were found. Most of the town's growth will come from greenfield quarters to the west and south-west (Complex 8, South-West) and the Kedron border plan, not from renewal.
Specific to Gedera
Agricultural land-lot schemes
Marketers sell undivided shares of agricultural land in 'Mitcham 8' and 'Mitcham 9' from about ₪199,000 (Nadlan.com). An independent planning review says Complex 8 is still 4–6 years from final approval, with 'a significant gap between marketing promises and planning reality'. Complex 9, along Nahal Sorek, is a conservation strip with no development path, valued at agricultural rates of about ₪130–150/sqm (Erra). These are not homes. Treat them as speculative and get independent legal and planning advice before buying.
West Gedera is years away
Complex 8 will add 3,000–3,200 units, but as of the latest review its detailed plan had not been deposited. The land is fragmented private agricultural land that has to be reparcelled (Erra). Don't pay a premium for resale or off-plan homes because of new amenities or roads 'coming soon' to the west.
Small sample, volatile medians
Dirobot records only 402 deals from 2023 to May 2026. Madadirot counts just 54 sales in the past 12 months, against 400 the year before. Neighbourhood medians rest on 7–30 deals, and Gedera HaTzeira's yearly median moved from ₪25,903 (2024) to ₪23,770 (2026, 11 deals) (Dirobot). Compare a home with recent deals on the same street, not the town figure.
Houses and flats are mixed in the data
The 'apartment' figures include three-level cottages in Gedera HaTzeira and Azorei Gedera (for example Dolev 43 and Tzivoni 10). HaMoshava HaGermanit shows ₪17,854/sqm because large plots sell at low per-metre prices. Check whether a comparable sale is a flat, a cottage or a plot before applying ₪/sqm.
Mechir Lamishtaken resale history
Much of the Golda neighbourhood was sold under Mechir Lamishtaken (Gedera HaYom; BE106). Check that any resale restriction period has ended and that the unit is registered in the Tabu or with the housing company. Also confirm with your lawyer whether the land is Israel Land Authority leasehold or private freehold, which affects transfer fees and mortgage paperwork.
No train in town
The town has no railway station, and the nearest are Yavne or Kiryat Malakhi, about 15 minutes away. The bus to Tel Aviv takes over an hour (Rome2Rio). Commuters to Tel Aviv will mostly depend on a car and Highways 7 and 6, so allow for peak-hour congestion and a second car.
Thin, uneven rental market
Only about 38–40 rentals are listed at any one time (Realta; Madadirot). Room-count averages vary widely between sources (4-room ₪7,830 on Madadirot against an all-unit Madlan average of ₪6,300). The gross yield is about 2.3% (Madadirot), so investors are relying on capital growth rather than rent.
When buying anywhere in Israel
The register, not the listing
Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.
Built area against the permit
Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.
Parking and storage "with the apartment"
Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.
Mortgage before contract
A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.
Off-plan: guarantees and linkage
Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.
Your own lawyer, a licensed broker
The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.
When renting anywhere in Israel
Check who owns it
Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.
The security is capped
The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.
Who pays the broker
Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.
Repairs and notice
Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.
Mamad, lift, parking, air conditioning
In much of Israel's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.
Oleh arnona discount
Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

What is the average price per square metre in Gedera?
Registered sales put Gedera at about ₪25,000 per square metre (median of 402 registered sales, Jan 2023–May 2026 (pooled)). Individual sales in this brief range from about ₪20,086 to ₪27,467 per square metre, depending on the building, floor and condition.
How much does an apartment cost in Gedera?
At the registered rate a 70 sqm three-room apartment costs about ₪1.75m and a 100 sqm four-room about ₪2.50m. New-build and renovated apartments sell above that; older walk-ups without a lift or safe room sell below it.
How much is rent in Gedera?
Asking rent for a three-room apartment in Gedera is about ₪5,740 a month, and about ₪7,830 for a four-room. Twelve months' rent against a 70 sqm three-room at the registered rate gives a gross yield of about 3.9%.
How much purchase tax does a new oleh pay in Gedera?
On a four-room at about ₪2.50m, an oleh using the regulation 12A relief pays about ₪2,606 in purchase tax, against ₪20,538 for an Israeli resident buying a sole home and ₪200,000 for a non-resident or anyone buying an additional home. The relief applies from one year before aliyah to seven years after, once.
Is Gedera a good place to buy?
Gedera offers larger new-ish family flats and cottages at about ₪25,000/sqm. A 4-room flat costs about ₪2.2–2.6m and a 5-room cottage about ₪3.1m, which is less than comparable space closer to Tel Aviv. Buy resale in Gedera HaTzeira, Azorei Gedera or Golda, and avoid the agricultural land-share schemes being sold on the back of the western expansion.
Is Gedera a good place to rent?
Rent first if you are unsure about the commute or about living without an Anglo community. Expect about ₪5,700 for a 3-room flat and ₪6,300–7,800 for a 4-room flat. Supply is thin, so act quickly on well-kept family flats in Gedera HaTzeira.
Where do these figures come from?
Sold prices are completed sales reported to the Israel Tax Authority, read through nadlan.gov.il, Madlan and Dirobot. Asking prices and rents come from live listings. Purchase tax follows the bands frozen to 15 January 2028. Nothing here is a valuation or legal advice.
Six checks on every apartment in Gedera
- The registered sales in that building, not the city figure. The spread in section two is the reason.
- Tabu extract and permits: who owns it, what is registered against it, and whether the area offered is the area permitted.
- Mamad, lift, parking and storage confirmed in writing, and parking checked as a registered attachment.
- Renewal status of the building and the street: any TAMA 38 or pinui-binui agreement, its stage and the level of owner consent.
- Running costs in writing: arnona for the exact address, the building committee, and any management company charge.
- For olim, the 12A relief confirmed before contract: the window, that it is unused, and that the purchase is a residence.

Limits of the data. No city-level yearly ₪/sqm medians for 2023–2026 were found, because the Dirobot city page shows only the pooled figure. 'trend' is therefore empty and yoy_pct is null. Neighbourhood-level yearly medians exist only for Gedera HaTzeira (23,987 / 25,903 / 25,853 / 23,770 for 2023–2026) and Azorei Gedera (24,286 / 27,244 / 25,830 for 2023–2025; 2026 sample too small). These are noted in sub_areas but not used as a city trend. Dirobot's pooled count (402 deals to May 2026) looks low next to Madadirot's '400 sales in the prior year'. The two sources may define deals differently, for example by excluding new-build or partial sales. Dirobot data end at 31 May 2026. By-room figures are Madadirot AVERAGES over an undated trailing 12 months, not medians. No median sqm by room count was found. No 5-room rent figure was published. Givat HaZeitim, Neve Shalom and Ganei Gedera could not be matched to any data source. Dirobot, Madlan and the BE106 cluster table use other names (Gedera HaTzeira, Azorei Gedera, Golda, Reshafim and others), so no figures are given for those names.
