At that rate a 70 sqm three-room costs about ₪2.03m and a 100 sqm four-room about ₪2.90m. A three-room asks about ₪6,040 a month and a four-room about ₪6,560, against Tel Aviv averages of ₪10,123 and ₪13,824.
Ganei Tikva in six numbers
Buy for schools, safety and a cluster-9 family environment within Gush Dan, accepting Kiryat Ono-level prices of about ₪29,000/m² overall and ₪32,000+/m² in the new western towers. Value seekers should look at the older Givat Savyon and Nof Savyon blocks at ₪23,000–26,000/m², pricing in renewal and building age.
Renting a 4-room flat costs about ₪6,500–7,000 a month, cheaper than Kiryat Ono or Ramat Gan for similar size, but supply is thin. Renting first is sensible, both to test the commute out of this road-locked town and because purchase yields are low.
What Ganei Tikva is
Ganei Tikva is a dense, affluent family suburb on the eastern edge of Gush Dan. It had 25,488 residents in 2024, up about 50% in a decade, and children make up roughly a third of its population. It sits in socioeconomic cluster 9, has strong schools, and draws mostly young secular families moving from Petah Tikva, Kiryat Ono, Ramat Gan and Tel Aviv, with a religious enclave in Yismach Moshe. The housing stock is mainly apartments in towers and mid-rise blocks; private villas are few and are concentrated in Ganei Tikva West.
Boundaries and parts
A compact 1.84 km² municipality in the Petah Tikva subdistrict, bordered by Petah Tikva to the north, Kiryat Ono to the west, Savyon to the south and Gat Rimon to the east. It was a local council from 1953 and was declared a city by the Interior Minister in May 2023.
- Ganei Tikva West (Ganei Tikva Ma'arav): the newest high-rise district on Derech HaMeshi and Derech HaYam, plus some private villas; the most expensive area (Dirobot median ₪32,049/m², 82 deals)
- Ganim / Ganim North: 2000s–2020s towers on Derech HaYam, Derech HaMelech, Derech HaEmek and Derech Eilot; family 4–6 room flats

Getting around
No rail or light-rail station inside the city. The town has only three road exits, all through Kiryat Ono, Petah Tikva or the Savyon / Gat Rimon side, so morning traffic to Tel Aviv is heavy. Route 471 links to Highways 4 and 6. The municipality's free 'Ganey Tikbus' shuttle (Metropoline route 75, 06:00–21:00, eight stops) runs to the light rail. Per the June 2024 report, shuttle plus light rail gets residents to Tel Aviv jobs in about 45 minutes, against roughly 60 by car and 70+ by direct bus.
Schools, parks and families
A child-heavy town: about 33% of residents are 0–18, the highest share in the region. Madlan lists 8 elementary schools: state (Ravivim, Ganim), state-religious (Ariel) and religious. There are 2 high schools: a state secondary and Nehardea (religious). The town won the National Education Award in 2007, Madlan rates its education 86/100, and Bizportal reported a matriculation rate above 86%.
English speakers
No organised English-speaking community, Nefesh B'Nefesh community page or Anglo shul was found for Ganei Tikva itself. Anglo families here generally rely on the wider Kiryat Ono / Petah Tikva area. Treat it as a mainstream Israeli suburb rather than an Anglo hub.

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. Gross yield = twelve months' three-room asking rent against a 70 sqm three-room at each city's price per sqm. Netanya, Kfar Saba, Shoham, Neve Daniel, Pardes Hanna, Yavne, Har Adar, Tzur Hadassah and Karnei Shomron are left out: no reliable three-room rent is published for them. Rent against buying
At 3.6% gross — before the building committee, maintenance, empty months, management and tax — Ganei Tikva is bought to live in or to hold, not for income. Net is typically a full point lower.
For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.
The buildings, and what is happening to them
The main scheme is Boni Tichon's pinui-binui in Givat Savyon, between HaRama, HaGalil and Harei Yehuda. It would replace 408 units in 18 buildings with about 1,300 flats in 18–21 storey towers. Council members publicly opposed it in 2021 over traffic and parking. The municipality projects 41% more housing units by 2031, and the older Givat Savyon and Yismach Moshe blocks are the likely renewal candidates.
Specific to Ganei Tikva
Enclave traffic
Ganei Tikva is boxed in by Petah Tikva, Kiryat Ono and Savyon, with only three road exits and no highway interchange of its own. Morning queues out of town are a known, long-running problem, and planned densification will add more cars. Test the commute at 07:30 before you buy.
Density is rising fast
Population is up about 50% in a decade, and the municipality expects 41% more units by 2031. That includes 15–21 storey towers on Derech HaMeshi and in Givat Savyon. Expect construction noise, pressure on school places and parking, and changing views.
Wide spread by neighbourhood
Neighbourhood medians run from about ₪23,400/m² in Yismach Moshe and ₪25,800/m² in Givat Savyon to ₪32,000–33,900/m² in Ganei Tikva West and HaPisga. The city-wide ₪29,032/m² hides this spread, so price a flat against its own block and street.
Renewal compound uncertainty
Buying in the HaRama / HaGalil / Harei Yehuda blocks means buying into a pinui-binui story whose timetable is unknown and which faced public opposition. Check the status with the developer and the planning committee rather than paying a renewal premium on promises.
New-tower premium
2026 resales in the HaMeshi towers registered at about ₪31,800–37,100/m², well above the city median. Some early deals may be developer sales. Benchmark against 2024–2025 resales on Derech HaYam (about ₪27,000–31,000/m²) before you pay top-of-market.
Thin rental market
Only about 16–17 rentals are listed at any time, so medians move a lot and good family flats go quickly. Gross yields are low: one portal estimates about 2.6%. Price-to-rent here favours renting while you learn the town.
Check title and leasehold
The town was built from 1949 on land near the former village of al-Abbasiyya, so much of the older stock may sit on Israel Land Authority leasehold rather than private freehold. Get a Tabu extract and check for ILA lease terms, permit fees, and whether new-tower units are registered or still only in the developer's / Mishtaken records. This matters for mortgage drawdown.
When buying anywhere in Israel
The register, not the listing
Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.
Built area against the permit
Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.
Parking and storage "with the apartment"
Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.
Mortgage before contract
A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.
Off-plan: guarantees and linkage
Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.
Your own lawyer, a licensed broker
The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.
When renting anywhere in Israel
Check who owns it
Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.
The security is capped
The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.
Who pays the broker
Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.
Repairs and notice
Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.
Mamad, lift, parking, air conditioning
In much of Israel's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.
Oleh arnona discount
Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.
