Bayit VeGan registers at about ₪39,103 per square metre (median of registered sales, 2025 (Tax Authority data via Dirobot)), which is number 16 of the thirty neighbourhoods in this series. At that rate a 70 sqm three-room costs about ₪2.74m and a 100 sqm four-room about ₪3.91m. A three-room asks about ₪7,750 a month, against Jerusalem averages of ₪6,603 and ₪8,595.
Bayit VeGan in six numbers
Second-hand prices rose 8.5% in 2025 to a ₪39,103/sqm median and reached ₪40,368 in 2026 to date, with demand from the Torah world and TAMA 38 upside giving a firm floor. For buyers who want a religious community near Shaare Zedek and the Red Line, Bayit VeGan is good value against Beit HaKerem, but check the building's TAMA 38 status and floor and lift situation carefully.
Rents are moderate for west Jerusalem, roughly ₪7,000-₪7,750 for a 3-room flat, but stock is thin and good flats are often let through community networks. Renting first is a sensible way for olim to test the community fit before buying.
What Bayit VeGan is
Founded in the 1920s by the Bayit VeGan Association as a religious-Zionist garden suburb, it was the western edge of the city when building began in 1926 (Wikipedia). Today it is a dense religious neighbourhood of 1950s-1970s walk-ups dominated by yeshivas and Torah institutions (Kol Torah, Ateret Yisrael, Netivot Chochma, the Amshinover court), mixing Haredi and dati-leumi families. Madlan rates its socio-economic cluster 3/10 and lists its schools as primarily Haredi at primary level. Housing is mostly 2-4 room flats, many now in TAMA 38 reinforcement-and-extension schemes.
Boundaries and parts
South-west Jerusalem on the ridge east of Mount Herzl and Herzl Boulevard; Beit HaKerem lies to the north, Kiryat HaYovel to the west and south-west, Givat Mordechai to the east. Shaare Zedek Medical Center stands at the neighbourhood's entrance (Wikipedia). Some data sites (Madlan) also place the Zangwill Street new-build plots on the Kiryat HaYovel edge inside Bayit VeGan.

Getting around
The Red Line light rail's Mount Herzl station is at the corner of Herzl Boulevard and HaPisga Street, on the neighbourhood's edge. The Red Line extension west to Kiryat HaYovel and Hadassah Ein Kerem opened on 25-27 February 2025 (Wikipedia). Road access is via Herzl Boulevard, Begin Road and Highway 16, whose tunnels run beneath the neighbourhood (Wikipedia; Eretz Ir). Shaare Zedek Medical Center is at the entrance, and a 2011 agent profile put central Jerusalem 15 minutes away by bus.
Schools, parks and families
Madlan lists 8 primary schools (mainly Haredi) and 8 secondary schools (a mix of state, state-religious and Haredi), and rates schools 3.8/5 and safety 4.3/5. The neighbourhood is home to large yeshivas (Kol Torah, Ateret Yisrael, Netivot Chochma) and the Boyar school for gifted pupils. Realta describes the population as young families. National-religious families tend to look beyond the neighbourhood for some school options.
English speakers
Bayit VeGan is on the Jerusalem municipality's list of Anglo communities. A 2011 agent profile (My Israel Home) estimated about 25% English speakers and pointed to numerous yeshivas and seminaries serving English-speaking students. The Anglo community is mainly American and British Haredi and yeshivish, with a dati-leumi minority, and is anchored by the yeshiva and seminary world and by Shaare Zedek staff. No current Anglo population count was found.

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Bayit VeGan's four-room price it is worth ₪81,396 against the resident rate and ₪303,166 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.
Renting in Bayit VeGan
Madadirot gives no 4-room figure; current Yad2 4-4.5 room listings run from ₪8,250 (HaRav Uziel 45, 106 sqm) to ₪11,400, and Realta's average across 34 live listings is ₪8,328/month. Live 3-room asks on Yad2 (₪6,800-₪7,000) sit a little below the Madadirot ₪7,750 figure. Supply is thin, with only 34-38 rental ads at any time, and many units are let informally within the community.

Rent against buying
At 3.4% gross — before the building committee, maintenance, empty months, management and tax — Bayit VeGan is bought to live in or to hold, not for income. Net is typically a full point lower.
For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.
The buildings, and what is happening to them
Urban renewal is mostly building-by-building TAMA 38. City Square lists six neighbourhood projects before permit and one with a permit, and says comparable schemes have given residents about 17 sqm of extra flat, 8.5 sqm of balcony and 5 sqm of storage. Active schemes include HaRav Uziel 67 (Eretz Ir, under construction, ~25 sqm added per flat), Bayit VeGan 10 (Terra: two buildings, +19 flats, +2.5 floors, 75% of signatures and permit stage 65%), Bayit VeGan 37 (Haalomim Jerusalem, TAMA 38/1) and Bayit VeGan 83 (Menutz Group). Madlan notes two planned pinui-binui projects near Bayit VeGan Street. TAMA 38 itself has expired, so new schemes move to the municipal urban-renewal track.
Specific to Bayit VeGan
Small, noisy sample
Only 71 sales with recorded area were registered in 2025, down from 110 in 2024, so one or two unusual deals move the median. Recent single 3-room sales ranged from ₪34,667/sqm (Michlin 6) to ₪53,030/sqm (HaPisga 18).
Off-plan deals inflate the street data
Madlan's recent-deals feeds are dominated by Zangwill 5-7 off-plan units (build year 2029) and new TAMA 38 units at HaRav Uziel 67. These are developer prices, often index-linked, and are not comparable to second-hand walk-ups.
Living through TAMA 38
Many buildings on HaRav Uziel and Bayit VeGan Street are signed or permitted for TAMA 38, which means two to three years of scaffolding, noise and lost parking. Check the building's status with City Square or the municipality before you buy, and price in the work.
Walk-up stock
Much of the stock is 1950s-1970s, with no lift and no mamad (Eretz Ir describes HaRav Uziel 67 as built to outdated standards without an elevator). Flats on high floors or below ground (e.g. the -1 unit at Divrei Yerucham 9) need careful inspection.
Community fit
The neighbourhood is strongly religious and heavily Haredi along some streets. Shabbat atmosphere, dress norms and the school mix will not suit every family, so visit on a Friday afternoon before committing.
Hospital and road traffic
Shaare Zedek and the Herzl Boulevard / Begin junction bring heavy traffic, ambulance noise and parking pressure to streets near the entrance. Highway 16 tunnelling has also affected parts of the neighbourhood.
Asking vs sold gap
The asking median (about ₪36,000/sqm) looks lower than the 2026 sold median (₪40,368) only because current listings skew to large 5-room flats. Small 2-3 room flats sell well above ₪40,000/sqm, so compare like with like.
When buying anywhere in Jerusalem
The register, not the listing
Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.
Built area against the permit
Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.
Parking and storage "with the apartment"
Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.
Mortgage before contract
A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.
Off-plan: guarantees and linkage
Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.
Your own lawyer, a licensed broker
The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.
When renting anywhere in Jerusalem
Check who owns it
Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.
The security is capped
The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.
Who pays the broker
Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.
Repairs and notice
Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.
Mamad, lift, parking, air conditioning
In much of Jerusalem's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.
Oleh arnona discount
Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

Limits of the data. Dirobot shows only its 10 latest deals (all May-Jul 2026), and no 2025 sales with full address, sqm and price could be retrieved. As a result all sale examples are 2026, and four of them are new or off-plan units. Dirobot's 'deals' counts are deals with recorded area (2025: 71). The total 2025 deal count, including those without area, was not shown. No reliable 4-room or 5-room median sold price was found. Madadirot's by-room prices (3r ₪2.94m, 4r ₪4.18m, 5r ₪5.20m) could not be verified and were excluded under the city-generic rule. The 2- and 3-room medians are TAPI computations from very small Dirobot samples. Floors for the Madlan HaRav Uziel 67 and Zangwill 5-7 deals came back garbled, so they are set to null.
