Gilo registers at about ₪29,680 per square metre (median of registered sales, 2025 (Tax Authority data via Dirobot)), which is number 29 of the thirty neighbourhoods in this series. At that rate a 70 sqm three-room costs about ₪2.08m and a 100 sqm four-room about ₪2.97m. A three-room asks about ₪5,000 a month and a four-room about ₪6,025, against Jerusalem averages of ₪6,603 and ₪8,595.
Gilo in six numbers
At about ₪29,700/sqm (2025, 240 deals), Gilo is one of the cheapest established Jewish neighbourhoods in Jerusalem, and typical 4-room flats sell for about ₪2.0–2.6m. It suits olim who need family space on a budget and are prepared to wait for the Blue Line and the renewal schemes to change the area, but price growth has been modest.
Median asking rents of about ₪5,000 for 3 rooms and about ₪6,000 for 4 rooms are well below Jerusalem averages, which makes Gilo one of the city's better-value rentals. Renting first lets newcomers compare the sub-areas and see which blocks are headed for renewal before buying.
What Gilo is
Madlan describes Gilo as one of Jerusalem's largest neighbourhoods, made up of five sub-neighbourhoods, with housing that ranges from spacious villas to prefabricated blocks. Most residents are secular and dati-leumi middle-class families. Madlan gives Gilo a socioeconomic index of 5/10, and Likud is the most popular party. With a 2025 median of about ₪29,700/sqm (Dirobot), Gilo is one of the cheapest established Jewish neighbourhoods in Jerusalem, and several large pinui-binui tower schemes are now going through planning.
Boundaries and parts
Large hilltop suburb on Jerusalem's southern edge, beyond the 1967 line. It sits south of Malha and west of Beit Safafa, above the valley that separates it from Beit Jala to the south. Road access is by Dov Yosef Road towards the city and by the Tunnels Road (Route 60) towards Gush Etzion. Har Gilo, across the valley, is a separate community and is not part of Gilo.

Getting around
Dov Yosef Road links Gilo north to Malha, Pat and the city centre. The Tunnels Road (Route 60) runs south to Gush Etzion and north to the Begin Highway. Buses are currently the only public transport, and Madlan residents rate it 3.9/5. The planned light rail Blue Line starts at Gilo and runs through the city centre to Ramot, with its first section due in 2029 and full completion in 2031 (Kan News, Feb 2026). Tirosh and the other renewal schemes are being marketed on that future rail link, so expect years of roadworks first.
Schools, parks and families
Madlan lists 8 elementary schools, including the state schools Gilo Aleph, Gilo Bet and Gilo TaLI, the state-religious Tirosh (Mamad), and one Haredi school. It also lists 2 secondary schools: Makif Gilo (state) and Eretz HaTzvi (state-religious). Madlan's school-quality score is 63/100, against a national average of 65, and residents rate schools 3.2/5 and community feeling 3.0/5. There are several municipal and religious kindergartens, and the Dimri renewal plan adds three more. Gilo has large green edges and views across the valley, and plenty of 4–5 room family stock at prices well below central Jerusalem.
English speakers
Gilo is not a major Anglo hub like Baka, Katamon or Ramot Bet/Gimmel. The Jerusalem municipality nevertheless lists Gilo on its Anglo-communities pages and runs a dedicated Gilo olim service point. Janglo carries regular Gilo rental and sale listings in English. The dati-leumi and traditional mainstream makes it workable for English-speaking families on a budget, but expect a mainly Hebrew-speaking daily life.

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Gilo's four-room price it is worth ₪38,992 against the resident rate and ₪232,494 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.
Renting in Gilo
Realta showed 81 Gilo rental listings. Madlan gives an average Gilo rent of ₪5,645 across all sizes (Sept 2026). Only two 5-room listings were found (₪9,894 and ₪12,000), too few to give a 5-room figure. For comparison, Scoutr's city-wide Jerusalem average asking rent (updated 26 Sep 2026) is ₪6,603 for 3 rooms and ₪8,595 for 4 rooms, so Gilo is well below the city average.

On a three-room at ₪5,000 a month. Security is capped at the lesser of three months' rent or a third of the total rent, and must be returned within 60 days of the end of the lease.
Rent against buying
At 2.9% gross — before the building committee, maintenance, empty months, management and tax — Gilo is bought to live in or to hold, not for income. Net is typically a full point lower.
For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.
The buildings, and what is happening to them
Gilo is one of Jerusalem's most active pinui-binui areas. Y.H. Dimri and Amidar's HaGefen/Bareket scheme (81 units to 383, in two 39-storey towers) received final District Committee approval in July 2025. C.P.'s Tirosh 1–17 scheme (119 units to about 530) reached the required owner majority in spring 2026. Mexico Israel's plan to replace the commercial centre with five 35-storey towers (about 660 flats) was before the district urban-renewal subcommittee in August 2024. Taken together, these projects would move Gilo from low-rise blocks to a high-rise skyline over the next decade.
Specific to Gilo
Low prices, slow growth
Dirobot's median rose only from ₪27,503/sqm (2023) to ₪29,680/sqm (2025), and it is flat at ₪29,516 so far in 2026. Gilo is cheap for Jerusalem, but it has not been a fast appreciator. Buy it for space and value, not for quick capital growth.
Odd registered prices
Registered deals include outliers such as a 60 sqm, 3-room flat on Katzia recorded at ₪700,000 in June 2026, far below the market. These are usually partial shares, family transfers or protected-tenancy units. Always check the Tabu extract for the full ownership picture.
Buying into a renewal zone
Flats on HaGefen, Bareket, Tirosh or around the commercial centre are priced partly on pinui-binui hopes. Approval to delivery in Jerusalem towers usually takes many years, and you may need to move out and rent during construction. Read the developer agreement, and check the signature status and the guarantees offered before paying a premium.
Tower-dense future
Approved and proposed schemes add towers of 25 to 39 storeys and more than 1,500 new flats across just three sites. Traffic, parking and school capacity will come under pressure. Buyers who want a quiet suburb should check what is planned next to their block.
Beyond the 1967 line
Gilo lies over the Green Line and faces Beit Jala across the valley, and it was exposed to gunfire from there during the Second Intifada. Domestic mortgages and registration work normally, but some overseas lenders and institutional investors apply restrictions. Olim financing from abroad should check with their lender first.
Prefab and older stock
Madlan notes that Gilo's housing includes prefabricated blocks as well as villas. Many 1970s–80s buildings have no lift, old infrastructure and irregular extensions. Commission a survey, and confirm that closed balconies and extensions are permitted and match the registered sqm.
Light rail is years away
The Blue Line will start in Gilo, but completion is scheduled for 2031, and Jerusalem rail timetables have slipped before. Until then, Gilo relies on buses and the congested Dov Yosef and Tunnels Road corridors. Test the commute at peak hours before committing.
When buying anywhere in Jerusalem
The register, not the listing
Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.
Built area against the permit
Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.
Parking and storage "with the apartment"
Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.
Mortgage before contract
A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.
Off-plan: guarantees and linkage
Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.
Your own lawyer, a licensed broker
The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.
When renting anywhere in Jerusalem
Check who owns it
Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.
The security is capped
The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.
Who pays the broker
Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.
Repairs and notice
Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.
Mamad, lift, parking, air conditioning
In much of Jerusalem's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.
Oleh arnona discount
Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

Limits of the data. yoy_pct (+2.9%) compares 2025 with 2024. The 2026 year-to-date median (₪29,516, to 21 Jun) is 0.6% below 2025. Dirobot's Gilo data stops at 21 Jun 2026. Dirobot treats Gilo as one unit, so there are no separate medians for Gilo Aleph to Hey or for renewal-zone blocks. The by_rooms figures come from Dirobot's 10 most recent deals only (2–4 deals per room size) and are indicative. The Katzia 3 deal (60 sqm, ₪700,000, Jun 2026) was excluded as a probable partial-share or non-market sale. Madlan's three August 2026 deals have no floor in the fetched data. Dirobot shows no off-plan or partial-share flag; none of the examples looks off-plan. Two split-level units have floor set to null. HaAchot Yehudit 235 floor 'ground' is recorded as 0.
