At that rate a 70 sqm three-room costs about ₪2.61m and a 100 sqm four-room about ₪3.73m. A three-room asks about ₪5,300 a month and a four-room about ₪6,250, against Jerusalem averages of ₪6,603 and ₪8,595.
Givat Mordechai in six numbers
Givat Mordechai offers a central, quiet religious setting next to Givat Ram and Shaare Zedek. Resale prices for older Shach"l flats have held at around ₪34,000–37,000/sqm, and typical 3-room flats sell for about ₪2.0–2.2m. It suits buyers who want a TAMA 38-upgraded or high-floor flat and can look past the coming Hebron Yeshiva tower works.
Asking rents are roughly ₪5,300 for 3 rooms and ₪6,000–6,500 for a standard 4-room, which is reasonable for such a central location, although larger renovated units ask ₪9,000 or more. Demand from students and hospital staff keeps turnover quick, so be ready to sign fast.
What Givat Mordechai is
Givat Mordechai is a compact, mainly religious neighbourhood. Madlan describes it as a religious Jewish neighbourhood with a socio-economic index of 5/10. Its landmark institution is the Hebron Yeshiva (Knesset Yisrael), and it has state-religious schools, yeshivot, kindergartens and synagogues. Housing is mostly mid-rise blocks of 5 to 8 floors along Shach"l Street, and 67 of the 100 deals Dirobot recorded from 2023 to 2026 were on that street. Kol Ha'ir notes that Hebrew University Givat Ram, Azrieli College, Shaare Zedek hospital, Malha Mall and the Israel Museum are all close by.
Boundaries and parts
Approximate: a small hilltop neighbourhood in south-west-central Jerusalem, directly south of Givat Ram (Hebrew University campus and the Botanical Garden), with the Begin Highway (Route 50) and the Givat Mordechai interchange on its western side. Most of the housing lines one long spine road, Shach"l Street. Exact municipal boundaries were not checked against a municipality map.

Getting around
The neighbourhood sits on the Begin Highway (Route 50) at the Givat Mordechai interchange, which gives fast road access north and south across the city and to Route 1. The Green Line light rail (L3) opened its Jaffa Road–Givat Ram (Hebrew University)–Teddy Stadium–Malha section on 21/22 Aug 2026. It runs past the neighbourhood's Givat Ram edge, but we did not confirm the walking distance to the nearest stop. Shaare Zedek hospital and the Givat Ram campus are close by.
Schools, parks and families
The neighbourhood is religious and family-oriented. Madlan lists state-religious elementary and secondary institutions and yeshivot in the area (for example Yeshivat Ne'am and Beit David), along with kindergartens, synagogues and green parks (Kol Ha'ir). Madlan puts the socio-economic index at 5/10. Families should visit specific schools themselves, because the institution list mixes local schools with yeshivot that draw students from across the city.
English speakers
Anglo agencies (Anglo-Saxon Jerusalem, RE/MAX Jerusalem, Gabai Real Estate) and Janglo carry regular Givat Mordechai listings, so English-speaking buyers and tenants use the area. However, we found no Nefesh B'Nefesh or municipal page naming it as an organised Anglo community, unlike neighbouring Bayit VeGan. The Anglo community is best described as present but not organised.

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Givat Mordechai's four-room price it is worth ₪73,228 against the resident rate and ₪289,554 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.

Rent against buying
At 2.4% gross — before the building committee, maintenance, empty months, management and tax — Givat Mordechai is bought to live in or to hold, not for income. Net is typically a full point lower.
For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.
The buildings, and what is happening to them
The largest item is the Hebron Yeshiva compound plan on Yechezkel Sarna St. It was first filed as two 30-storey towers with 404 rental units, sheltered housing, public buildings and retail. On 17 Aug 2026 the District Committee's objections panel approved only the eastern tower, enlarged by about 30%, and turned the western site into a public garden of about 1 dunam. Residents had objected over traffic, parking, shadows and infrastructure. The ageing Shach"l blocks are also seeing TAMA 38 additions such as Nofei Givat Mordechai (Man 1-3), and a Madlan project page exists for a TAMA 38 scheme at Pinkas 3.
Specific to Givat Mordechai
Everything is on one street
Two thirds of Dirobot's recorded deals are on Shach"l Street, so neighbourhood figures mostly describe one long road of 1960s–70s blocks. Floor, view, lift and whether a TAMA 38 upgrade has been done matter more here than the neighbourhood median.
2026 prices dipped
The 2026 year-to-date median of ₪34,283/sqm is about 8% below the 2025 figure of ₪37,288, but it rests on only 10 deals, mostly small 59 sqm flats. Treat it as noise, not a crash, and do not pay 2025-style prices for older stock without comparable deals to support them.
Tower construction is coming
The approved Hebron Yeshiva rental tower means years of construction, more traffic and more strain on parking on Yechezkel Sarna and the approach roads. Flats facing the compound may lose views or light.
Small flats with odd records
Several registered deals have implausible room-to-area pairings (for example 4.5 rooms in 42 sqm, or a 2.5-room 41 sqm flat at ₪67,000/sqm). Always check the Tabu extract and the actual area before trusting a comparable or a listing's stated size.
New build costs more
Nof HaGan HaBotani and Nofei Givat Mordechai sell well above the older Shach"l blocks. A 3-room new-build unit of 56 sqm sold for ₪2.46m against about ₪2.0–2.2m for a 59 sqm resale. Price the premium against how long the building will last and its service charges.
Tenants compete with students
Givat Ram and Azrieli College students compete for smaller flats, and a developer has placed rent-only units (five-year leases) in the market. Short-term tenants may meet shared-flat competition, and landlords may prefer longer leases.
A religious community
The community and institutions are religious (national-religious and yeshiva-oriented). Secular buyers or tenants should think about whether the neighbourhood's Shabbat quiet and local norms suit them.
When buying anywhere in Jerusalem
The register, not the listing
Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.
Built area against the permit
Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.
Parking and storage "with the apartment"
Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.
Mortgage before contract
A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.
Off-plan: guarantees and linkage
Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.
Your own lawyer, a licensed broker
The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.
When renting anywhere in Jerusalem
Check who owns it
Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.
The security is capped
The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.
Who pays the broker
Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.
Repairs and notice
Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.
Mamad, lift, parking, air conditioning
In much of Jerusalem's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.
Oleh arnona discount
Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

Dirobot does not break prices down by rooms. The by_rooms figures are our own medians of 5 to 7 registered deals and should be read as indicative only. A Nof HaGan HaBotani 4-room 94 sqm deal from June 2026 appears at ₪3,433,000 on Dirobot and ₪3,770,000 on Madlan, so we left it out.
