Ramat Sharett resale stock trades at about ₪34,800/sqm (2025 median), well below Baka or Katamon, and its 3-room starter flats at about ₪2.25-2.43m are among the more accessible entry points in south-west Jerusalem. The value case rests on the Purple Line and the Kadish Luz renewal, but buyers should check the religious-stream trajectory and pay resale prices, not off-plan tower prices.

Rents are moderate for the area: about ₪6,400-6,800 for a standard 3-room and ₪6,900-7,200 for an older 4-room, with large family units and cottages far higher. It is a sensible place to rent while testing the community fit before committing, especially for families who drive.

01The area

What Ramat Sharett is

Ramat Sharett was planned from 1964 and built from the early 1970s on land of the former village of al-Malha. It started with 3-room blocks on Kadish Luz Street and today has about 9,000 residents (2020) in a mix of secular, dati-leumi and Haredi households, with a socioeconomic rating of 7-8. Ramat Denya was built from 1970 by the Denya development company. It is smaller and quieter: towers, terraced blocks and semi-detached villas, an older and largely secular population, and a socioeconomic rating of 8/10 on Madlan. Both neighbourhoods sit on a ridge above Malha. Malha Mall, Teddy Stadium and the Biblical Zoo are a short drive away.

Boundaries and parts

Ramat Sharett: Golomb road and Malha to the south, Bayit VeGan to the north, Ramat Denya to the west, and the Holyland complex and Begin Highway to the east (Kol Ha'ir, May 2022). Ramat Denya is the smaller, higher neighbourhood immediately west, bordering Kiryat HaYovel and Bayit VeGan. Givat Mordechai lies to the north-east.

Getting around

Buses run along Moshe Sharett and Kadish Luz streets to Malha, Bayit VeGan and the centre. Road access is quick via Golomb Road and Begin Highway (Route 50). Since 2012 a shuttle has linked Ramat Denya to the Red Line light rail at Mount Herzl (Wikipedia). The approved Purple Line will run along Golomb, through a tunnel under Malha and on to Pat and Katamon, with operation expected in 2031 (Nadlan Center, Aug 2024). This will put light rail on the neighbourhood's southern edge. Malha station on the Jerusalem–Tel Aviv railway (Biblical Zoo / Malha line) is nearby.

Schools, parks and families

In 2022 Kol Ha'ir listed the Menashe Elisar state primary school, kindergartens across state, state-religious, Chabad and Haredi streams, the Scouts, and the Ramat Sharett youth group, along with the Zchut Avot, Ramat Sharett (Kadish Luz 22), Beit Yehuda and Eretz HaTzvi (Chabad) synagogues. Madlan lists Ahavat Torah HaMasoret (Haredi, grades 1-8). The local Savyoney Ramat Sharett shopping centre on Kadish Luz is modest, and residents rate shopping and entertainment poorly on Madlan (1.8 and 1.7 out of 10). Malha Mall is the main draw for shopping. Denya Park has playgrounds and tennis courts, and the average flat is large for Jerusalem at 107 sqm (2022). Most dati-leumi secondary schools are in neighbouring Bayit VeGan, Givat Mordechai and Kiryat HaYovel.

English speakers

Neither neighbourhood is a classic Anglo hub like Baka or Katamon. Anglo families who live here are mostly dati-leumi or traditional and use the local synagogues and nearby Givat Mordechai and Bayit VeGan for community life. No source found gives Anglo population figures, Nefesh B'Nefesh community data or English-language minyanim for Ramat Sharett or Ramat Denya.

The oleh relief, in one paragraph

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Ramat Sharett's four-room price it is worth ₪61,911 against the resident rate and ₪270,691 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.

Renting in Ramat Sharett

Rents are asking prices from small listing samples, not registered contracts. Ordinary 3-room flats on Kadish Luz and Peretz Bernstein list at about ₪6,400-6,800, and older 4-room flats at about ₪6,900-7,200. Renovated or new 4-room units reach ₪11,400. Realta's average across all 22 Ramat Sharett listings is ₪9,863, pushed up by cottages and penthouses at ₪18,000-25,000. Madlan gives an average rent of ₪7,250 for Ramat Denya.

Rent against buying

At 3.2% gross — before the building committee, maintenance, empty months, management and tax — Ramat Sharett is bought to live in or to hold, not for income. Net is typically a full point lower.

For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.

06Urban renewal and stock

The buildings, and what is happening to them

Renewal is starting in the original 1970s Kadish Luz core. The Savyoney Ramat Sharett Premium towers (278 units, Kadish Luz 1) are under construction for occupancy in 2029. Rothstein's Kadish complex pinui-binui at Kadish Luz 3-13 would replace 62 flats with 248 and was awaiting district committee deposit in June 2026. Expect years of construction on and around Kadish Luz. Kol Ha'ir also reported a new 'Lev HaShchuna' neighbourhood centre under development.

07Things to beware of

Specific to Ramat Sharett

Changing religious mix

Ramat Sharett is mixed secular, dati-leumi and Haredi, and the balance is shifting. In 2020 the municipality proposed handing the last dati-leumi compulsory-age kindergarten on David Mertz Street to Chabad because of low enrolment, and council members warned this could change the neighbourhood's character. Check current kindergarten and school enrolment for your stream before buying.

Off-plan skews 2026 data

The 2026 median of ₪36,496/sqm includes Savyoney Premium tower sales registered at ₪41,700-52,600/sqm, with addresses unreported. Resale 3-room flats on Kadish Luz cleared at about ₪35,000-38,500/sqm and older 4-5 room flats on Moshe Sharett at only about ₪24,000-29,000/sqm. Compare like with like.

Construction on Kadish Luz

Two towers rising at Kadish Luz 1 through 2029, and a proposed 248-unit pinui-binui at Kadish Luz 3-13, mean years of noise, traffic and parking pressure in the core. Buyers of older flats in the Kadish block should ask whether their building is in a signed renewal footprint, because that changes both value and timing.

Thin local retail

Madlan residents rate shopping at 1.8/10 and entertainment at 1.7/10. Daily errands beyond the small Kadish Luz centre mean driving or a bus to Malha Mall. Families without a car should test the routine before committing.

Light rail is years away

The Purple Line along Golomb is expected in 2031, and Israeli rail timetables routinely slip. Until then, Ramat Denya relies on buses and a shuttle to Mount Herzl, and Madlan residents rate public transport at only 3.5/10.

Ramat Denya is thinly traded

Ramat Denya recorded only 13-18 registered sales a year in 2023-2025 and 3 so far in 2026, with prices from ₪0.88m to ₪12m. Yearly medians there (about ₪29,000-30,000/sqm) can swing on a few villa sales. Get a building-level valuation rather than relying on the neighbourhood figure.

Old stock, steep sites

Much of the housing dates from the 1970s, often without a mamad, elevator upgrades or parking, and many buildings sit on steep ridge-side plots with stairs. Check for a mamad, the state of the building fund, and the TAMA 38 or renewal status of the specific address.

When buying anywhere in Jerusalem

The register, not the listing

Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.

Built area against the permit

Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.

Parking and storage "with the apartment"

Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.

Mortgage before contract

A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.

Off-plan: guarantees and linkage

Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.

Your own lawyer, a licensed broker

The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.

When renting anywhere in Jerusalem

Check who owns it

Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.

The security is capped

The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.

Who pays the broker

Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.

Repairs and notice

Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.

Mamad, lift, parking, air conditioning

In much of Jerusalem's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.

Oleh arnona discount

Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

Six checks on every apartment in Ramat Sharett

  1. The registered sales in that building, not the neighbourhood figure. The spread in section two is the reason.
  2. Tabu extract and permits: who owns it, what is registered against it, and whether the area offered is the area permitted.
  3. Mamad, lift, parking and storage confirmed in writing, and parking checked as a registered attachment.
  4. Renewal status of the building and the street: any TAMA 38 or pinui-binui agreement, its stage and the level of owner consent.
  5. Running costs in writing: arnona for the exact address, the building committee, and any management company charge.
  6. For olim, the 12A relief confirmed before contract: the window, that it is unused, and that the purchase is a residence.

Limits of the data. No combined Ramat Sharett + Ramat Denya median is published. The headline uses Dirobot's Ramat Sharett 2025 median (₪34,773/sqm, 42 deals) because it is the larger and more liquid market. Ramat Denya's 2025 median was ₪28,916/sqm on 15 deals. yoy_pct (-4.4%) compares Dirobot's 2025 median with its 2024 median for Ramat Sharett. The 2026-to-date figure (₪36,496, +5.0% on 2025) is inflated by off-plan tower sales. by_rooms medians were calculated by TAPI from individual Dirobot street-level deals on Kadish Luz and Moshe Sharett, and samples are small (3-9 deals). No reliable neighbourhood-specific price-by-room series was found, and Madadirot-style city-generic figures were not used. asking.typical_ppsqm is null because no source publishes a neighbourhood asking ₪/sqm. The five Madlan listings shown imply roughly ₪26,500-41,000/sqm.
