Renting is relatively cheap against purchase prices because yields are about 2.5%. Asking rents run around ₪6,500 for a 3-room and ₪9,000–10,000 for a 4-room, which makes renting a sensible way to trial the city before buying. Stock is dominated by family-size units, so small flats are scarce.

01The area

What Ramat HaSharon is

Ramat HaSharon is a small, wealthy suburban city of roughly 52,650 residents (Madadirot) on Tel Aviv's northern border, known for low-rise streets, villas and family housing. Apartment stock is dominated by 4–6 room family units, and 5-room flats are both the most searched and most supplied category (Nadlan News/YZER, April 2026). Registered sales ran at a median of about ₪38,300/sqm between 2023 and May 2026, among the higher levels in the Sharon. The city is set to change dramatically: an agreement for the Glilot and Ta'as lands envisages more than 57,000 new homes over two phases (Bizportal, August 2025).

Boundaries and parts

A compact, affluent city immediately north of Tel Aviv (northern Israeli cities lie to the south) and south of Herzliya. Route 2 (coastal highway) runs along its western edge, Route 5 and the Glilot interchange lie to the south-west, and Route 4 bounds the east. The Glilot/IDF base lands and the Ta'as industrial area in the south of the municipality are the site of the planned mega-expansion.

  • Morasha (מורשה) – south-east, the most affordable part of the city, extensive pinui-binui towers (e.g. Aura); median about ₪34,600/sqm (Dirobot, 2023–May 2026)
  • Alon (אלון) – central, mix of older blocks and new towers such as Kehilat Lodz; median about ₪40,850/sqm (Dirobot, 2023–May 2026)
  • Neve Gan (נווה גן) – western, upmarket, newer mid-rise and the Neve Gan North expansion; the priciest apartment area at about ₪43,850/sqm median (Dirobot, 2023–Feb 2026)

Getting around

Road access is the city's main asset: Route 2 on the west, Route 5 and the Glilot interchange (junction with the Ayalon/Route 20) to the south-west, and Route 4 on the east, putting northern Tel Aviv and Herzliya Pituach business parks a short drive away, though Glilot is a notorious bottleneck at peak hours. There is no heavy-rail station inside the city; residents use nearby stations in Herzliya and north Tel Aviv. Buses link to Tel Aviv and Herzliya, and future Tel Aviv metro stations in the area are referenced in TAMA 70 land offerings (Nadlanmaster, Jan 2026), but no opening date is confirmed.

Schools, parks and families

A family-oriented city with a strong reputation for schools: Madlan gives it an average education score of 86/100 (accessed Sept 2026). Housing demand is concentrated in 4–6 room units, and 5-room apartments are the most searched category (30.5% of searches, Nadlan News/YZER, April 2026). Green, low-density areas such as Kiryat Ya'arim, Neve Rasko and Neve Magen appeal to families wanting garden or cottage living close to Tel Aviv.

English speakers

No Nefesh B'Nefesh community-guide page for Ramat HaSharon was found. The city is largely Hebrew-speaking, with English speakers mainly among professionals commuting to Tel Aviv/Herzliya tech; it is not an organised Anglo hub in the way Ra'anana or Modiin are. The oleh relief, in one paragraph

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Ramat HaSharon's four-room price it is worth ₪77,706 against the resident rate and ₪297,016 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.

05Renting

Renting in Ramat HaSharon

These are asking rents from small listing samples, not registered contracts. Realta (27 Sept 2026) shows 3-room listings around ₪6,900–7,900 and 4-room around ₪8,600–9,800, and Different put the average 4-room asking rent at ₪8,806 in February 2025 (via ynet). Gross yields are low at roughly 2.5–2.8% (Nadlan News/YZER, April 2026).

Rent against buying

At 2.9% gross — before the building committee, maintenance, empty months, management and tax — Ramat HaSharon is bought to live in or to hold, not for income. Net is typically a full point lower.

For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.

06Urban renewal and stock

The buildings, and what is happening to them

Renewal is extensive. Morasha has been transformed by pinui-binui towers such as Aura's 687-unit scheme (Nadlanmaster; Nadlan Center, Nov 2024), and Hadar is dotted with TAMA 38 demolition-and-rebuild projects (e.g. Golomb 38, Bereshit 7, HaOren 3, Bialik 62, Sderot Weizmann 12 and 21 – Hadashim, Sept 2026). Azorim holds a permit to replace 108 units at Yitzhak Elhanan 4–10 with 220 (Bizportal, Dec 2025). Beyond this, the Glilot/Ta'as plan foresees about 26,300 units in phase A (South Glilot 16,782; North-West Glilot 3,340; North-East Glilot 2,660; East Resort Strip 3,554) and about 30,000 more in phase B (Bizportal, Aug 2025).

07Things to beware of

Specific to Ramat HaSharon

A huge supply pipeline

The Glilot and Ta'as plan envisages more than 57,000 new homes, several times the current housing stock (Bizportal, Aug 2025). Over a decade-plus horizon this could weigh on resale values in older stock, and it will bring years of construction around the south of the city.

Neve Gan's price history

When thousands of new units came to market in Neve Gan North, median prices in the established neighbourhood fell 27% between Q1 2022 and Q1 2023 (Nadlan Center, Aug 2023). Dirobot's Neve Gan median also slipped from about ₪45,600/sqm in 2023 to about ₪41,350/sqm in 2025.

Volumes have thinned

Madadirot reports 176 transactions over its latest 12-month window, down 50.3% year on year, and Nadlan News/YZER counted about 280 deals from April 2025 to March 2026. Thin volumes mean individual comparables carry more weight and exit timelines can be longer.

Asking vs sold gap

Asking prices per sqm on Madadirot (₪41,700 for 4-room, ₪46,500 for 3-room) sit above the ₪38,300 median of registered sales. Negotiate against registered deals, not portal asks.

Outliers distort averages

Registered data includes partial-share sales (e.g. a ₪942,000 entry at HaSadot 8, Neve Gan in Feb 2026) and new-build premiums of up to about ₪80,000/sqm (Yitzhak Elhanan 8, Apr 2026). Always strip these out before valuing a resale flat.

Renewal delays and stalled schemes

TAMA 38 and pinui-binui sites across Hadar and Morasha mean scaffolding, noise and uncertain timelines. Bizportal reported a planning committee halting a 427-unit Ramat HaSharon project over Israel Land Authority land issues, a reminder that approvals are not guaranteed.

Low rental yields

Gross yields run about 2.5–2.8% by room size (Nadlan News/YZER, April 2026), so buy-to-let returns are thin. This is a lifestyle and capital-preservation market, not an income play.

When buying anywhere in Israel

The register, not the listing

Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.

Built area against the permit

Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.

Parking and storage "with the apartment"

Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.

Mortgage before contract

A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.

Off-plan: guarantees and linkage

Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.

Your own lawyer, a licensed broker

The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.

When renting anywhere in Israel

Check who owns it

Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.

The security is capped

The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.

Who pays the broker

Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.

Repairs and notice

Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.

Mamad, lift, parking, air conditioning

In much of Israel's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.

Oleh arnona discount

Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

Renting is relatively cheap against purchase prices because yields are about 2.5%. Asking rents run around ₪6,500 for a 3-room and ₪9,000–10,000 for a 4-room, which makes renting a sensible way to trial the city before buying. Stock is dominated by family-size units, so small flats are scarce.

Where do these figures come from?

Sold prices are completed sales reported to the Israel Tax Authority, read through nadlan.gov.il, Madlan and Dirobot. Asking prices and rents come from live listings. Purchase tax follows the bands frozen to 15 January 2028. Nothing here is a valuation or legal advice.

Six checks on every apartment in Ramat HaSharon

  1. The registered sales in that building, not the city figure. The spread in section two is the reason.
  2. Tabu extract and permits: who owns it, what is registered against it, and whether the area offered is the area permitted.
  3. Mamad, lift, parking and storage confirmed in writing, and parking checked as a registered attachment.
  4. Renewal status of the building and the street: any TAMA 38 or pinui-binui agreement, its stage and the level of owner consent.
  5. Running costs in writing: arnona for the exact address, the building committee, and any management company charge.
  6. For olim, the 12A relief confirmed before contract: the window, that it is unused, and that the purchase is a residence.

Limits of the data. No city-wide yearly median ₪/sqm series for 2022–2026 was found: Dirobot's city page gives only a pooled 2023–May 2026 figure, and CBS city tables were not reached. The trend is therefore empty and yoy_pct is null. Neighbourhood-level Dirobot yearly medians exist, e.g. Hadar ₪38,601 (2023), ₪38,288 (2024), ₪38,886 (2025), ₪36,208 (2026, n=30); Morasha ₪31,774 / ₪35,933 / ₪34,469 / ₪37,418 (2026, n=8); Alon ₪43,158 / ₪37,803 / ₪40,894 / ₪40,082 (2026, n=7). The city median ₪/sqm pools 2023 to May 2026 and is not a 2025–26-only figure. Madadirot shows ₪44,699/sqm average and Bizportal (Aug 2025) quotes ₪45,000–48,000/sqm, both undated or unexplained averages that differ from Dirobot's median, so neither was used as the headline. The by-rooms figures are Q2 2025 median prices from Bizportal with no median sqm. Madadirot by-room 'used market' prices (3-room ₪3.71M, 4-room ₪5.22M) have no stated period and were not used. Rents are medians of small Madlan listing samples, not registered contracts. Madadirot's by-room rents (2-room ₪4,300; 3-room ₪6,700; 4-room ₪10,300; 5-room ₪13,650) have no period and were not used; its 4-room figure is close to the Tel Aviv-wide portal average and may not be city-specific.
