Hod HaSharon registers at about ₪32,273 per square metre (median of 1,079 registered sales, Jan 2023–Jun 2026 (pooled)), which is number 8 of the forty cities in this series. At that rate a 70 sqm three-room costs about ₪2.26m and a 100 sqm four-room about ₪3.23m. A three-room asks about ₪6,030 a month and a four-room about ₪7,870, against Tel Aviv averages of ₪10,123 and ₪13,824.
Hod HaSharon in six numbers
Resale family flats trade around ₪32,000 per sqm, with 4-room homes typically ₪2.9–3.8M. That is cheaper than Ra'anana or Herzliya, and new towers in Complex 1200, Green Park and Magdiel offer modern stock. With rising listings and flat prices, 2026 is a buyer's market, but check nearby renewal sites and compare on registered sqm.
A 4-room flat averages about ₪7,900 and a 5-room about ₪10,700 a month, well under Tel Aviv levels and roughly 10% below Ra'anana. Supply is thin (about 56 Madlan listings), so be ready to move fast on a good family flat.
What Hod HaSharon is
Hod HaSharon was formed from the merger of the old moshavot Magdiel, Ramatayim, Hadar and Ramat Hadar, and has about 69,800 residents (Madadirot). It is a quiet, high socio-economic suburb, described by ice.co.il as 'the quiet gem of the Sharon'. Its average price per sqm (about ₪32,000) sat between Kfar Saba and Ra'anana/Herzliya in January 2025. Most stock is 4–5-room flats in mid- and high-rise blocks, plus private houses in the older cores.
Boundaries and parts
Inland Sharon city in the northern ring of the Tel Aviv metropolitan area. Kfar Saba lies to the north across Route 531, which runs along the northern edge. Ra'anana is to the north-west, Herzliya to the west and the Petah Tikva area to the south. The Hod HaSharon–Sokolov railway station sits on Sokolov St on the Kfar Saba boundary.

Getting around
Hod HaSharon–Sokolov railway station (opened 2006) is on Sokolov St at the Kfar Saba boundary, on the Herzliya–Ashkelon line, with connections towards Tel Aviv, Ben Gurion Airport, Lod and Be'er Sheva. Route 531 runs along the northern edge towards Herzliya and Route 4/Ra'anana. Most neighbourhoods are a drive or bus ride from the station, so households are largely car-dependent.
Schools, parks and families
Madlan lists 8 elementary and 7+ secondary schools. The city is a family suburb: its stock is mostly 4–6-room flats, and there are parks in Green Park and the newer districts. English-medium or Anglo-oriented schooling was not found in our sources.
English speakers
Nefesh B'Nefesh keeps a Hod HaSharon community profile, but it could not be read (rate-limited), so we have not verified the size of the Anglo community or its institutions. In practice Anglo buyers often weigh Hod HaSharon against Ra'anana and Kfar Saba next door, which have larger established English-speaking communities. Hod HaSharon is typically about 10% cheaper to rent than Ra'anana (Scoutr, Apr 2026).

A "from" price is the cheapest unit, on the lowest floor, in the smallest configuration. Ask every developer for the price list by floor and the schedule of areas in writing, and ask what the price is on the ordinary payment schedule rather than a deferred one.

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Hod HaSharon's four-room price it is worth ₪50,661 against the resident rate and ₪251,941 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.
Renting in Hod HaSharon
Madlan puts the city-wide average rent at about ₪8,500 a month, with about 56 listings live in Sep 2026. Live examples run from ₪5,000 for a 2-room in Ramot Menachem to ₪7,000–8,000 for 4-room flats in Magdiel and Hadar, and ₪10,800 for a 5-room duplex in Ramatayim. Supply is thin, so good family flats rent quickly.

Rent against buying
At 3.2% gross — before the building committee, maintenance, empty months, management and tax — Hod HaSharon is bought to live in or to hold, not for income. Net is typically a full point lower.
For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.
The buildings, and what is happening to them
Renewal is very active. The municipality won a place in the government's urban-renewal planning call (1 of 8 cities). Ramatayim alone has 16 active TAMA 38 and pinui-binui projects with 18 developers (Nadlan Center, Aug 2026). In January 2025 two pinui-binui plans were approved: Yovelim Group at HaTkhiya/HaHadarim (68 units → 196, including a 19-storey tower, about 97% of residents signed) and Yinov at Kinneret 15–19 (36 units → 113) (Calcalist). In June 2026 Oron Real Estate won approval for Magdiel 55 (32 units → 97, 10 and 12 storeys) (Magdilim).
Specific to Hod HaSharon
Building-site city
Ramatayim alone has 16 active renewal projects, and the Kinneret, HaTkhiya and Magdiel 55 schemes are all moving forward. Before you buy or rent, check the next-door plots on the municipal renewal map: noise, dust and road closures can last for years.
Registered vs arnona sqm
Local deal reports often give two sizes, such as 136/119 sqm at Golda Meir 5 or 123/168 sqm at Zalman Shazar 5. The larger arnona figure includes balconies and shared space, so compare price per sqm on the registered (Tabu) size only.
Off-plan price noise
Developer sales on Moreshet and Yesod HaMaala recorded prices such as ₪3,586,809. These are index-linked contract prices for delivery in 2028 and can include parking or upgrades. Do not compare them directly with resale deals: check the linkage, the bank guarantee and the payment schedule.
Slowing market, more supply
Yzer counted about 252 deals in the 12 months to Feb 2026. Madadirot shows listings up about 140% year on year, and the Madlan-based change H1 2025 to H1 2026 was only +2.5%. Buyers have more room to negotiate than in 2022–2024, so do not anchor on asking prices.
Station is on the edge
The only rail station, Sokolov, sits on the Kfar Saba boundary, so it is not walkable from most of Magdiel, Ramatayim or Green Park. Budget for a car or bus connection if you commute to Tel Aviv.
Odd rows in deal data
Tax Authority feeds include rows such as HaUkmaniyot 6 (7 rooms, 220 sqm, ₪1.47M) and Ramatayim 116 (₪1.8M for 110 sqm). These are likely partial shares, land or family transfers. Strip them out before you judge a street's value.
Weak rental yields
Madadirot puts the average gross yield at about 3.0%, and Yzer puts 2-room yields at just 1.33%. Buy-to-let here is a capital-growth bet, not an income play, especially at small unit sizes.
When buying anywhere in Israel
The register, not the listing
Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.
Built area against the permit
Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.
Parking and storage "with the apartment"
Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.
Mortgage before contract
A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.
Off-plan: guarantees and linkage
Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.
Your own lawyer, a licensed broker
The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.
When renting anywhere in Israel
Check who owns it
Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.
The security is capped
The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.
Who pays the broker
Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.
Repairs and notice
Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.
Mamad, lift, parking, air conditioning
In much of Israel's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.
Oleh arnona discount
Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

Limits of the data. No source found for separate yearly city medians for 2022–2026. Dirobot publishes only a pooled Jan 2023 – Jun 2026 median, and the CBS city table (PDF) could not be fetched (robots). The trend array therefore mixes a pooled median with averages from different sources and should not be read as a like-for-like series. yoy_pct (+2.5%) is Madlan's H1 2025 → H1 2026 price change as reported by Nadlan Center, not a Tax Authority median comparison. by_rooms: no city-wide 3-room figure was found that we could trust. Madadirot's 3-room second-hand average (₪3.04M) conflicts with Nadlan Center/Madlan (Ramatayim 3-room ₪2.43M, 2% above the city average) and was left out; its 2-room figure (₪6.68M) is clearly an error. The 4- and 5-room values are Madadirot averages, not medians, and no median sqm is available. Rent figures are Madadirot averages with no stated collection period. Scoutr gives only a relative figure (about 10% below Ra'anana). No CBS city rent series was found.
