A three-room asks about ₪11,250 a month and a four-room about ₪16,500, against Tel Aviv averages of ₪10,123 and ₪13,824.

Neve Tzedek suits well-funded buyers who want a historic low-rise house or a sea-view tower flat and can hold for the long term. Realistically that means ₪3–5M for a small 2-room, ₪6–11M for a 3–4 room and ₪10M+ for houses, penthouses or new-build conservation units. It does not suit yield-focused investors or buyers who need a mamad or a fast resale.

Renting here

Renting here suits singles and couples who want village-like charm next to the beach and Rothschild, at roughly ₪8–9K for a basic 2-room, ₪10.5–12K for a 3-room and ₪16–17K for a 4-room, with far more for renovated houses and tower units. Families should check shelter access and space, because most units are small and old.

01The area

What Neve Tzedek is

Neve Tzedek was founded in 1887 as a Jewish suburb of Jaffa and is usually called the first Jewish neighbourhood of what became Tel Aviv. Most of its stock is small one- and two-storey houses and low buildings in Eclectic, Art Nouveau and early Bauhaus styles, many of them listed for conservation and restored since the late 1980s. The narrow lanes are bordered by a thin edge of luxury towers on Eilat and HaMered streets: Neve Tzedek Tower (44 floors, 2007) and the Lieber Tower. It is Tel Aviv's most expensive neighbourhood by price per sqm, with a socio-economic rating of 9/10 on Madlan. Residents are mostly wealthy Israelis and foreign buyers, and boutiques, cafés, the Suzanne Dellal Centre and HaTachana bring a steady flow of visitors.

Boundaries and parts

Approximate: Kaufmann St, Charles Clore Park and the sea to the west; Eilat St and the HaTachana (old Jaffa railway station) complex to the south; the Herzl St / Florentin edge to the east; the Yehieli / Ahad Ha'am edge by Shalom Tower to the north. Luxury towers on Eilat St (Neve Tzedek Tower, 61 Eilat) and along HaMered St form the fringe. Sources draw the boundary differently: Yad2's 'Neve Tzedek' zone reaches Yehuda HaLevi, Derech Yafo and Groyzenberg St.

Getting around

Red Line light rail (opened 18 Aug 2023): the nearest stations are Allenby, to the north-east, and Elifelet, on the Florentin/Jaffa edge to the south-east. The Purple Line is under construction through central Tel Aviv along Allenby, with opening estimated around 2027. No Green Line station is nearby. Tel Aviv–HaHagana is the nearest heavy-rail station. Main roads are Eilat St, Kaufmann St / the coastal road, HaMered St, Yehuda HaLevi and Derech Yafo. Most interior lanes are narrow, and parking is scarce.

Schools, parks and families

Madlan lists two secondary schools (grades 7–12) serving the area, one secular state and one state-religious ulpanit, and six municipal kindergartens on Yitzhak Elhanan St. The French international school Ecole Marc Chagall operates in Neve Tzedek. The neighbourhood sits next to Charles Clore Park and the beach promenade, with HaTachana and the Suzanne Dellal Centre plaza as open, car-free spaces. English-language schooling is not local; families generally look elsewhere in the city. Most homes are small old houses or tower flats, and larger family-sized apartments are scarce and very expensive.

English speakers

The English-speaking community is small and not organised around the neighbourhood; we found no data on its size. The Neve Tzedek Shul (HASLAT) is an Orthodox community with an English-language website that says it welcomes Jews 'from all over the world', olim included. The Neve Schechter synagogue at Chelouche 42 (corner of Eilat) is popular with French speakers. Ulpan Neve Tzedek offers Hebrew classes, and the English-speaking olim communities of central Tel Aviv (Rothschild / Lev Hair) are within walking distance.

What is for sale, and what is being built

Asking prices are what sellers hope for. Set them against section two, not in place of it. Our calculation: median ₪/sqm of 13 apartment listings (private houses and plots excluded) on Yad2's Neve Tzedek page, page 1, accessed 25 Sep 2026. The range was about ₪40K–128K/sqm.

A "from" price is the cheapest unit, on the lowest floor, in the smallest configuration. Ask every developer for the price list by floor and the schedule of areas in writing, and ask what the price is on the ordinary payment schedule rather than a deferred one.

Lawyer 0.5% + VAT; broker 2% + VAT where one is used; ₪15,000 for surveys, the bank and registration. Buying direct from a developer removes the broker line, worth ₪178,888 on the four-room.

The oleh relief, in one paragraph

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Neve Tzedek's four-room price it is worth ₪177,910 against the resident rate and ₪494,523 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.

05Renting

Renting in Neve Tzedek

All figures are asking or advertised rents, not signed leases. Rents vary widely: renovated conservation houses and tower units ask far more, for example a furnished 3-room in Neve Tzedek Tower at ₪16,000 and a 5-room at ₪28,000 (Ronkin), and 4-room garden flats at ₪22,000–39,000 (Madlan). No signed-rent (CBS) figure was found at neighbourhood level.

On a three-room at ₪11,250 a month. Security is capped at the lesser of three months' rent or a third of the total rent, and must be returned within 60 days of the end of the lease.

Rent against buying

At 2.5% gross — before the building committee, maintenance, empty months, management and tax — Neve Tzedek is bought to live in or to hold, not for income. Net is typically a full point lower.

For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.

06Urban renewal and stock

The buildings, and what is happening to them

Much of the historic core is under conservation planning. In 2010 the district planning committee limited building height in the neighbourhood (TheMarker, 31 Aug 2010), and plan TA/3866, 'Tafrei Neve Tzedek' (seams of north-east Neve Tzedek), carries a conservation appendix. TAMA 38-style additions are therefore rare in the core, and new building mostly takes the form of boutique conservation-plus-new projects on assembled plots. The main current example is the Rav Kook compound by Almogim and Gov, delivery projected for July 2027. Large plots trade at very high prices, for example 1.5 dunam at Amzaleg/Barnett for ₪105M (Calcalist, Jan 2022) and a ₪40M plot bought by Moshe Mamrud (Calcalist). Towers are confined to the fringe on Eilat and HaMered streets, and TheMarker (Nov 2024) reported friction between conservation and new towers on the edges.

07Things to beware of

Specific to Neve Tzedek

Conservation limits

Many houses are listed for conservation, so extensions, extra floors, façade changes and even interior works need special approvals and are often refused or slow. The 2010 district committee decision capped building height, so do not price in upside from adding floors unless a permit already exists.

Often no mamad

Most of the stock is 1900s–1930s houses with no safe room (mamad) and often no building shelter. Adding a mamad to a conservation building is contested: in April 2026 Calcalist reported that a Neve Tzedek appeals-committee approval for one was under administrative petition, and that Tel Aviv generally demands the neighbouring building's consent.

Check title carefully

In August 2026 Calcalist reported a ₪26M suit by a buyer who found, 22 years after buying a Neve Tzedek house in 1997, that it had been expropriated in 1961 and was registered to the municipality. Old houses here can carry expropriation, municipal or inheritance complications, so get a full Tabu, ILA and municipal check.

Very thin liquidity

Bizportal counted only about 12 deals in the year to August 2026 against about 78 apartments listed, roughly six years of supply at that pace. Expect long selling times and wide gaps between asking and achieved prices.

Headline ₪/sqm figures mislead

Registered prices range from about ₪14K to ₪122K per sqm on Madlan, depending on whether the deal is a tiny unit, partial rights, a garden flat, a conservation house or a new-build penthouse (the Rav Kook compound sold at about ₪180K/sqm). Compare like with like, street by street, not against the neighbourhood median.

Low rental yield

Bizportal estimates that a ₪6M apartment renting at ₪11,000 a month yields about 2.2% gross before expenses. Buying here as a pure investment rarely makes financial sense; buyers are paying for location and prestige.

Visitors, noise and parking

Shabazi St, HaTachana and the Suzanne Dellal area draw heavy weekend and evening foot traffic, and the narrow lanes have very little parking. Short-term letting is often restricted by building bylaws and conservation-area rules, so check the takanon before counting on Airbnb income.

When buying anywhere in Tel Aviv

The register, not the listing

Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.

Built area against the permit

Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.

Parking and storage "with the apartment"

Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.

Mortgage before contract

A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.

Off-plan: guarantees and linkage

Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.

Your own lawyer, a licensed broker

The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.

When renting anywhere in Tel Aviv

Check who owns it

Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.

The security is capped

The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.

Who pays the broker

Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.

Repairs and notice

Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.

Mamad, lift, parking, air conditioning

In much of Tel Aviv's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.

Oleh arnona discount

Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

08Before any offer or lease

Six checks on every apartment in Neve Tzedek

  1. The registered sales in that building, not the neighbourhood figure. The spread in section two is the reason.
  2. Tabu extract and permits: who owns it, what is registered against it, and whether the area offered is the area permitted.
  3. Mamad, lift, parking and storage confirmed in writing, and parking checked as a registered attachment.
  4. Renewal status of the building and the street: any TAMA 38 or pinui-binui agreement, its stage and the level of owner consent.
  5. Running costs in writing: arnona for the exact address, the building committee, and any management company charge.
  6. For olim, the 12A relief confirmed before contract: the window, that it is unused, and that the purchase is a residence.
