Ramat Aviv registers at about ₪59,800 per square metre (average, old Ramat Aviv, year to Sep 2026), which is number 10 of the thirty-nine neighbourhoods in this series. At that rate a 70 sqm three-room costs about ₪4.19m and a 100 sqm four-room about ₪5.98m. A three-room asks about ₪7,000 a month and a four-room about ₪9,000, against Tel Aviv averages of ₪10,123 and ₪13,824.
Ramat Aviv in six numbers
Ramat Aviv suits families and long-term buyers who want green, safe and quiet north Tel Aviv near good state schools and the university. Budget about 3.9-4.8M ₪ for a resale 4-room in Gimmel or HaHadasha, 4.5-5M ₪ in old Ramat Aviv, and 5.7-6M ₪+ for a new-build 4-room with a mamad. Buyers who can accept construction and a renewal wait get the most upside in old Ramat Aviv, and price-sensitive buyers may find value in Gimmel while it corrects.
Renting works well for olim families, academics and university staff who want space, parks and quiet, with about 7,000 ₪ for a 3-room and 9,000-11,500 ₪ for a 4-room (2026). Because yields are low, renting here often costs far less each month than owning the same flat.
What Ramat Aviv is
The old Ramat Aviv (Alef/'HaYeruka') was one of the first suburban neighbourhoods built north of the Yarkon, mostly 1950s-60s three- and four-storey walk-up blocks on tree-lined streets and cul-de-sacs with shared gardens; a growing share is now being replaced by TAMA 38 and pinui-binui boutique buildings (Brodetsky North, Reading 22-24 'Ramata', Frenkel 2-6). Ramat Aviv Gimmel (1970s-80s) is larger apartments in 6-16 storey blocks and some towers, long seen as the symbol of prestigious northern Tel Aviv, while Ramat Aviv HaHadasha / Tochnit Lamed is newer (1990s-2000s) mid- and high-rise stock. Residents are established, affluent families, retirees and university faculty, plus students near the campus; Madlan gives all three sub-areas a socioeconomic score of 9/10. The feel is green, quiet and suburban, with Tel Aviv University, the ANU Museum and the Eretz Israel Museum on its doorstep.
Boundaries and parts
North of the Yarkon River and Yarkon Park. Roughly bounded by Namir Road and the Ayalon (Highway 20) and Tel Aviv University rail station to the east, Tel Aviv University campus and Haim Levanon St. at the north-east, Einstein St. running east-west through the middle, and the Reading/Yarkon estuary area, Eretz Israel Museum and the former Sde Dov airport land to the west. Ramat Aviv Gimmel lies north of Einstein St., between the university and Kokhav HaTzafon / Neve Avivim.

Getting around
No Red or Purple Line service. The Green Line (Dankal) is being built through the area, with works visible around Einstein and Brodetsky; north of the Yarkon it splits into branches to Herzliya and Ramat HaHayal. Calcalist (Feb 2025) reports the southern section opening late 2028 and the full line in 2030, so do not expect Ramat Aviv stations before about 2030. Israel Railways' Tel Aviv University station on the Ayalon line is at the east edge. Main roads: Namir Road, Ayalon Highway (20), Einstein St., Haim Levanon St., and Rokach Blvd along the Yarkon. Many bus lines serve the university.
Schools, parks and families
Madlan lists these schools. Old Ramat Aviv: Alumot Mada, Alonim and Ilanot elementary schools. Ramat Aviv Gimmel: Ramat Aviv and Beit Tzuri elementary schools and the Brenner/'Bruchim'-area high school (Madlan cites about 13 students per class average). Ramat Aviv HaHadasha: Aviv elementary school. Municipal kindergartens are in every sub-area. Resident ratings on Madlan are very high for safety (4.7-4.9/5) and parks (4.7-4.9/5). Yarkon Park, the Reading/Yarkon estuary promenade, the Tel Baruch and northern beaches, Tel Aviv University, the ANU Museum of the Jewish People, the Eretz Israel Museum and the Planetarium are all close. The Walworth Barbour American International School (English-language) is nearby in Even Yehuda/Kfar Shmaryahu, not in the neighbourhood. Check this yourself.
English speakers
The area has a moderate English-speaking presence: academic families and long-established Anglo retirees, drawn by the university and quiet streets. It is not an organised Anglo hub like Ra'anana. Secret Tel Aviv's list of olim-friendly synagogues includes the Kehila Synagogue of Ramat Aviv (Moritz Daniel 12), described as a friendly option for olim, and Kehilat Tiferet Shalom, a Masorti (Conservative) congregation. Chabad also operates in Ramat Aviv. More English-speaking community life is found in north Tel Aviv (Old North) and in Herzliya/Ra'anana, a short drive away.

Reg. 12A runs from one year before aliyah to seven years after, is used once, and applies only to a residence under the single-apartment test. At Ramat Aviv's four-room price it is worth ₪174,532 against the resident rate and ₪458,394 against the non-resident rate. Spending it on a small interim flat means buying the family home at full rate.
Renting in Ramat Aviv
These are typical rents reported by Bizportal using Madlan data. They are likely a mix of signed and asking rents and are not a formal median. Mar 2025 Bizportal figures were higher: 3-room 7,000-8,000 ₪ and 4-room 9,500-11,000 ₪. Madlan's all-sizes average rent is about 9,000 ₪ in old Ramat Aviv, 12,300 ₪ in Ramat Aviv Gimmel and 13,400 ₪ in Ramat Aviv HaHadasha, reflecting the larger units there. On a three-room at ₪7,000 a month. Security is capped at the lesser of three months' rent or a third of the total rent, and must be returned within 60 days of the end of the lease.
Rent against buying
At 2.0% gross — before the building committee, maintenance, empty months, management and tax — Ramat Aviv is bought to live in or to hold, not for income. Net is typically a full point lower.
For a family arriving, renting for the first year here is rarely wasted money: it tests the streets, the schools and the commute before the largest purchase of the move, and keeps the oleh relief unspent.
The buildings, and what is happening to them
This is one of the most active renewal areas in north Tel Aviv. Old 1950s-60s walk-ups in old Ramat Aviv are being replaced by TAMA 38/2 demolish-and-rebuild projects (Brodetsky 27/29, Reading 22-24 'Ramata' by Metropolis, Brodetsky North by ICR, Frenkel 2-6). Pinui-binui is also spreading into Ramat Aviv Gimmel, for example Aba Ahimeir 5-9 by Acro and Bayit VeGag (10-15 storeys, delivery about 2029; residents paid about 9,000 ₪/month rent allowance). TAMA 38 ended nationally in Feb 2024. Tel Aviv's replacement plan TA/5555 was discussed by the local committee on 23 Jul 2025 and needs regional-committee approval. It would add about 1,076 units to the 1,025 in Ramat Aviv A and 817 to the 867 in Ramat Aviv B. Unlike TAMA 38, it gives no betterment-levy exemption (Calcalist, 23 Jul 2025). Ramat Aviv is not in the White City Bauhaus conservation zone.
Specific to Ramat Aviv
No mamad in the old walk-ups
Most original 1950s-60s blocks in old Ramat Aviv, and many 1970s Gimmel buildings, have no in-apartment safe room (mamad), only shared or public shelters. New TAMA 38 and pinui-binui units include one. That partly explains the roughly 26% price premium for new 4-room units (Bizportal, Sep 2026).
Construction everywhere
Several demolish-and-rebuild projects are under way on Brodetsky, Reading, Frenkel and Einstein, and Green Line works run through the area until about 2030. Expect noise, dust, closed pavements and lost parking for years, especially in old Ramat Aviv. Before signing, check the municipal building-permit map for the plots next door.
Buying into a renewal building
Many old-stock sales are priced on future renewal (about 61,000-66,000 ₪/sqm asked in Aba Ahimeir 5-9 against a developer offer of about 53,000-54,000 ₪/sqm). You are buying a signed or unsigned agreement, a 4-6 year wait in temporary housing, and developer risk. Get a lawyer to review the renewal agreement, the bank guarantee and the timetable.
Ramat Aviv Gimmel prices are falling
Bizportal reports Gimmel prices down about 9-10% in the year to Aug 2026 and trading as a weak market. Deals in large 1970s-80s blocks can take a long time. Negotiate hard, and do not assume the 2022 peak comes back soon.
Very low rental yield
Gross yields are about 1.6-2.4% (Bizportal 2025-2026), well below mortgage rates. As an investment, Ramat Aviv depends almost entirely on capital growth and renewal upside, not rent.
Student and university demand
Streets near Tel Aviv University (Einstein, Brodetsky, Frenkel, Karni) have many student sharers and small subdivided units. That supports rents but means turnover and some noise. Check whether a flat you are buying has been illegally split, and whether any extension has permits, before you commit.
Future supply from Sde Dov and TA/5555
The former Sde Dov airport land to the west, the Tochnit Lamed towers and TA/5555, which could roughly double unit counts in Ramat Aviv A and B, will add thousands of new homes nearby. That may cap resale premiums on older stock, and it means years of development at the edges.
When buying anywhere in Tel Aviv
The register, not the listing
Pull the Tabu extract yourself. Mortgages, caveats, inheritance orders, attachments and undivided co-ownership are common and are solved before the contract, not after it.
Built area against the permit
Enclosed balconies, roof rooms and subdivided units are often unpermitted. The bank's valuer will exclude them and the municipality can enforce against them.
Parking and storage "with the apartment"
Check they are registered attachments in the condominium order. An unregistered space can be lost on resale or in a renewal deal.
Mortgage before contract
A signed contract does not depend on the mortgage. Sole-home loans are capped at 75% of value. Get approval in principle first, and start source-of-funds paperwork for money from abroad weeks ahead.
Off-plan: guarantees and linkage
Every payment to a developer must be secured under the Sale (Apartments) (Assurance of Investments) Law. Payments are linked to the construction inputs index, capped by Amendment 9 at half the rise.
Your own lawyer, a licensed broker
The seller's or developer's lawyer acts for them. A broker must be licensed and hold your signed written order under s.9 of the Real Estate Brokers Law, or no fee is due.
When renting anywhere in Tel Aviv
Check who owns it
Ask for the Tabu extract or a power of attorney. Rental scams take deposits for flats the "landlord" does not own. Pay nothing before a viewing and a signed lease.
The security is capped
The lesser of three months' rent or a third of the total rent, returned within 60 days. Get the cap written into the lease.
Who pays the broker
Whoever hired the broker. If the landlord listed through an agent, the tenant cannot be made to pay that agent's fee.
Repairs and notice
Listed faults are the landlord's to fix within 30 days, 3 if urgent. A landlord not renewing gives 90 days' notice; a tenant gives 60. These rules fall away above ₪20,000 a month.
Mamad, lift, parking, air conditioning
In much of Tel Aviv's older stock none of them can be assumed. Confirm each in the lease, with which air-conditioning units work.
Oleh arnona discount
Commonly 90% on up to 100 sqm for 12 months within the first 24 after aliyah. It is not automatic: register with the municipality on the day you move in.

Buyers who can accept construction and a renewal wait get the most upside in old Ramat Aviv, and price-sensitive buyers may find value in Gimmel while it corrects.
Is Ramat Aviv a good place to rent?
Renting works well for olim families, academics and university staff who want space, parks and quiet, with about 7,000 ₪ for a 3-room and 9,000-11,500 ₪ for a 4-room (2026). Because yields are low, renting here often costs far less each month than owning the same flat.

- The registered sales in that building, not the neighbourhood figure. The spread in section two is the reason.
- Tabu extract and permits: who owns it, what is registered against it, and whether the area offered is the area permitted.
- Mamad, lift, parking and storage confirmed in writing, and parking checked as a registered attachment.
- Renewal status of the building and the street: any TAMA 38 or pinui-binui agreement, its stage and the level of owner consent.
- Running costs in writing: arnona for the exact address, the building committee, and any management company charge.
- For olim, the 12A relief confirmed before contract: the window, that it is unused, and that the purchase is a residence.

No median sale price by room count from registered deals, only typical or average figures from articles. No 2-room or 5-room figure for old Ramat Aviv. Rent: no 2-room or 5-room statistic.
